2027 Conforming Loan Limit in Arizona: What the $845,000 Early Number Means
FHFA has not announced 2027 limits yet, but one lender already did. Here is what changes for buyers near $832,750, and what does not.
The short answer
Rocket Mortgage set its 2027 conforming limit at $845,000, but FHFA has not confirmed it. The 2026 limit in Maricopa County is $832,750. If your loan lands between the two, ask your lender in writing whether it honors the higher number and what happens if FHFA announces less in late November. Build your deal to work under the official number.
Rocket Mortgage set its 2027 conforming loan limit at $845,000 on September 10, and that is a real number for anyone shopping a loan between $832,750 and $845,000 in Scottsdale or Phoenix right now. It is not official. The Federal Housing Finance Agency has not announced 2027 limits, and it usually does that in late November. Here is what the early number changes, what it does not, and how to shop around it.
What the $845,000 number is, and what it is not
It is one lender's early limit, a 1.47% bump over the 2026 limit of $832,750. The conforming limit is the largest one-unit loan that Fannie Mae and Freddie Mac can buy from lenders. FHFA sets it every year from its own house price index, and the law ties the baseline to how much home prices rose. Rocket looked at that math, guessed where FHFA would land, and moved first.
The word that matters is guessed. If FHFA publishes a different number in November, lenders that jumped early are holding the difference. I have seen this pattern before. The early number is usually close, but close is not the same as confirmed, and you should never build a purchase contract on an unconfirmed limit without a backup plan. We covered this year's official figures in our post on 2026 conventional loan limits in Arizona.
Where Maricopa County sits
Maricopa County uses the national baseline. For 2026 that is $832,750 on a one-unit home. Higher limits exist only in designated high-cost counties, and the Valley is not one of them, so the same ceiling applies in Scottsdale, Paradise Valley, Chandler and Gilbert as in Buckeye. You can check any county on the FHFA conforming loan limit page.
That matters in Arizona more than in most states. A lot of Scottsdale and north Phoenix purchases land in the low to mid $1 million range, which puts a 20% down loan right on the edge of the limit. A home priced at $1,040,000 with 20% down produces a loan of $832,000. Add $10,000 to the price and you are a jumbo borrower.
What a few thousand dollars over the line actually costs
Jumbo is not a penalty box, but the rules change. Reserve requirements go up, credit standards tighten, and pricing can sit above conforming. The gap moves week to week, so treat the numbers below as a planning example, not a quote. Monthly payments are principal and interest at 7.03%, the Freddie Mac 30-year average on September 24.
| Loan amount | Monthly P and I at 7.03% | Under the 2026 limit ($832,750) | Under the early $845,000 limit |
|---|---|---|---|
| $832,750 | $5,557 | Conforming | Conforming |
| $840,000 | $5,605 | Jumbo | Conforming |
| $845,000 | $5,639 | Jumbo | Conforming |
| $860,000 | $5,739 | Jumbo | Jumbo |
Now the illustrative part. If a jumbo loan priced a quarter point above conforming, an $840,000 loan at 7.28% would cost about $5,747 a month, roughly $142 more than at 7.03%, or about $1,700 a year. Some weeks the spread is zero. Some weeks it is wider. That is why the label on your loan matters, and why you should ask for both quotes.
A loan $7,250 over the limit can cost you more than a loan $100,000 under it.
Who this helps, and who it does not
It helps a specific buyer: someone whose loan lands between $832,750 and $845,000 and whose closing date sits after their lender adopts the higher limit. At 20% down, the early limit stretches your conforming purchase price from about $1,040,900 to about $1,056,300. That is about $15,300 more house without crossing into jumbo. Our guide to jumbo loans in Scottsdale explains what changes when you cross the line.
Three questions to ask any lender who quotes you the $845,000 limit:
- Has your investor adopted the higher limit in writing? A loan officer's verbal yes does not fund your loan.
- What happens if FHFA lands lower? Ask whether the loan converts to jumbo, whether the rate changes, and who pays for it.
- Can I get a jumbo quote on the same day? Sometimes the jumbo rate beats the conforming rate on a high-balance loan. You will not know unless you see both.
The people this does not help are buyers well under the limit, cash buyers, and anyone financing with FHA or VA. Those programs follow different rules. HUD sets FHA limits by county, and VA loans have no set cap for borrowers with full entitlement. Our post on FHA loan limits in Arizona covers that side.

Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Get my real numbersHow to shop a loan near the limit
Start by moving the number you control. Your down payment is the lever. If your loan sits $8,000 over the 2026 limit, adding $8,000 to your down payment makes the loan conforming today, with no bet on November. Buyers who plan ahead often do that and keep the early limit as a bonus, not a requirement. Our guide on how much down payment you need in Arizona walks through the trade.
Then compare the loans, not the labels. A conforming loan with a 3.5% or 5% down payment triggers mortgage insurance if you put down less than 20%. A jumbo with 20% down may not. Which one costs less depends on your credit score, your reserves and how long you hold the home. A broker can ask many wholesale lenders for both structures on the same day, which is the main reason the programs we offer look different from one client to the next.
Timing is the other lever. A purchase that closes in October or November closes before the official announcement. A purchase that closes in January closes after it. If you are writing offers now with a long escrow, keep both scenarios in the file. Our process page shows where we lock the loan structure so you are not redoing paperwork in the middle of escrow.
The Consumer Financial Protection Bureau has a plain overview of mortgage loan options, including how loan size changes your options. And if you are still deciding what to buy, the Arizona Luxury Property Search lets you filter Scottsdale and Metro Phoenix listings by price so you can see how many homes fall on either side of the limit.
What it means for Metro Phoenix right now
Rates are the bigger story this month. Freddie Mac put the 30-year average at 7.03% on September 24, the first reading above 7% since January 2025. A limit increase does not lower your rate. It changes which pricing bucket your loan falls into, and for a buyer near the line that bucket can be worth more than a rate tweak. If you already own and think about refinancing, the same logic runs in reverse, and our post on jumbo to conforming refinance in Arizona shows how a shrinking balance opens that door.
Honest caveat: this is the wrong thing to plan around if your loan is more than about $20,000 above either limit. The increase is small, it is unconfirmed, and it will not rescue a file that needs a lot more room. It is also the wrong bet if you cannot afford the jumbo payment as a backup. Build the deal so it works under the official 2026 number, and treat the early limit as upside.

Frequently asked questions
What is the 2027 conforming loan limit?
The Federal Housing Finance Agency has not announced it yet. It normally publishes the new limits in late November. Rocket Mortgage set its own 2027 limit at $845,000 on September 10, up 1.47% from the 2026 limit of $832,750. Treat $845,000 as an early lender number until FHFA confirms it.
Is the conforming loan limit the same in Maricopa County as the rest of the country?
For 2026, yes. Maricopa County uses the national baseline of $832,750 for a one-unit home. Higher limits apply only in designated high-cost areas, and the Phoenix area is not one of them.
What happens if my loan is just over the conforming limit?
It becomes a jumbo loan. That usually means a larger down payment requirement, tighter reserve and credit rules, and pricing that can run above conforming. The exact difference changes by lender and by week, so get both quotes side by side.
Do I have to wait for the official 2027 limit to buy a home?
No. If your loan fits under $832,750 today, nothing changes. If it lands between $832,750 and $845,000, ask whether your lender honors the early limit and what the fallback is if FHFA announces a lower number.
Does the conforming limit apply to FHA and VA loans?
No. FHA limits come from HUD and follow their own formula, and VA loans have no set limit for borrowers with full entitlement. The conforming limit governs conventional loans that Fannie Mae and Freddie Mac can buy.

We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
