Day 1

Apply in Minutes

Start your application online — it takes under 5 minutes and there's no commitment to proceed. We'll ask for some basic information about your income, assets, and the home you're looking to buy or refinance.

You don't need to have everything figured out yet. If you're just exploring your options, that's perfectly fine — we'll help you understand exactly where you stand.

Day 1–2

Get Pre-Approved

Once we review your profile, we issue a pre-approval letter — typically the same day. This letter tells sellers you're serious, qualified, and ready to move fast. It's your competitive edge in today's market.

Your pre-approval letter includes your maximum loan amount and estimated rate range so you can shop with confidence and make strong offers.

A full pre-approval requires a hard credit pull, which we'll always notify you about first.

Day 3–15

Lock Your Rate

Once you find the right home and your offer is accepted, we lock your interest rate to protect you from market movement. From there, we manage the full underwriting process — ordering the appraisal, coordinating with the title company, and keeping everything on track.

We handle the heavy lifting so you can focus on the exciting part: getting ready to move in.

Rate locks typically range from 30–60 days depending on your close date.

Day 15–18

Close & Move In

We coordinate with your real estate agent and title company to get you to the closing table smoothly and on time. You'll receive a detailed Closing Disclosure at least 3 days before closing so you know exactly what to expect — no surprises.

Then you sign, get your keys, and move in. We'll be there every step of the way, and we're always just a message away after closing too.

Average close time at PMG: 18 days.
