Buying a House During the Holidays in Arizona 2026: What Slows Closing and What Helps
Fewer buyers and more motivated sellers make winter a real opportunity. Four federal holidays make the calendar the part that can hurt you.
The short answer
Yes, and it can be a good move. Fewer buyers shop between Thanksgiving and New Year, and sellers still listed usually need to sell. The cost is time: four federal holidays block funding and recording, and the 3 day Closing Disclosure rule skips them. Aim to close between December 7 and December 18.
Yes, you can buy a house during the holidays in Arizona, and plenty of Valley buyers do it on purpose. Fewer people are shopping, listings that are still active after Thanksgiving usually belong to sellers who have to move, and winter visitors are already filling Scottsdale and north Phoenix. The catch is the calendar. Four federal holidays sit between now and January 1, and each one removes a day when a loan can fund or a deed can record. Here is how to plan around them.

The short answer is less competition and more motivated sellers. A house still on the market in late November has already been through the busy fall window, and its owner knows it. That does not guarantee a discount. It does mean a seller may say yes to a repair credit, a rate buydown, or a flexible closing date that would have been a hard sell in April. If you are comparing the fall against the rest of the year, our look at the best time to buy a house in Arizona covers the seasonal pricing pattern.
Be honest about what you are seeing, though. Inventory in the Valley is uneven by price band and by city. A buyer hunting in Gilbert may face a different holiday market than a buyer hunting in Scottsdale, where second-home shoppers and winter visitors keep some neighborhoods busy straight through January. If you want to see what is actually available, you can browse homes on Arizona Luxury Property Search and set alerts for the areas you care about.
The 2026 holiday calendar and what it breaks
Federal holidays are the problem dates. The Federal Reserve is closed, wires do not move, and county recorders do not record. A purchase loan funds only after the deed records, so a closing that slips onto a holiday weekend slips by days. Here are the dates that matter.
| Date | Day | What it affects |
|---|---|---|
| Nov 11 | Wednesday | Veterans Day. Federal holiday, so no wires and no recording |
| Nov 26 | Thursday | Thanksgiving. Federal holiday. Many title and escrow offices stay closed the next day too |
| Dec 24 | Thursday | Christmas Eve. Not a federal holiday, but expect early closures and slow responses |
| Dec 25 | Friday | Christmas. Federal holiday, so no wires and no recording |
| Dec 31 | Thursday | Last day to close in 2026. Offices often close early |
| Jan 1 | Friday | New Year's Day. Federal holiday, so no wires and no recording |
Two more things run on a different clock. Appraisers book out further in the weeks around Thanksgiving, because they take the same days off everyone else. And a new appraisal form is rolling out this fall, which we explain in our guide to the new URAR appraisal form. Order the appraisal the day your contract is accepted. Do not wait for the inspection to finish.
How the 3 day rule eats the calendar
You cannot sign final loan documents until at least three business days after you receive your Closing Disclosure. For this rule, Saturdays count and Sundays and federal holidays do not, which the Consumer Financial Protection Bureau explains in plain language. So a Disclosure delivered Monday, November 23 is not good to sign until Friday, November 27, because Thursday is Thanksgiving and the clock skips it. Since many title offices close that Friday, the practical date becomes Monday, November 30. Our post on the Closing Disclosure 3 day rule in Arizona covers which changes restart the clock.
A normal closing runs about 30 to 45 days from contract, and holidays push it toward the long end. Our week by week closing timeline shows where each step lands. If you are buying with 30 days to close, count the holiday days out of your calendar before you agree to the date.
Run your own numbers
Arizona mortgage calculator
- Principal and interest$2,655
- Property tax (est. 0.51%)$223
- Homeowners insurance (est.)$183
- Mortgage insurance$0
- Loan amount$420,000
Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Get my real numbersWhy the closing date changes your cash at the table
Your first payment is not due the month after you close. It is due on the first of the second month after you close. Every December closing therefore has a first payment of February 1, whether you sign December 1 or December 28. What changes is prepaid interest, the interest from your closing date to the end of the month, which you pay at closing. Here is the same $400,000 loan at 7% for three closing dates. This is an example, not a quote.
| Closing date | Days of prepaid interest | Prepaid interest | First payment due |
|---|---|---|---|
| December 1 | 31 | About $2,378 | February 1 |
| December 15 | 17 | About $1,304 | February 1 |
| December 28 | 4 | About $307 | February 1 |
Daily interest on that loan is about $76.71. Closing late in the month cuts the cash you need up front by roughly $2,000. You do not save money overall, because you still owe the interest in your payments, but it helps if cash to close is tight. The exception is a late-month close that slips into January, which moves your tax year and your first payment date together.
The year-end tax question, answered carefully
Mortgage interest and certain points paid at closing may be deductible in the year you pay them if you itemize. The Internal Revenue Service lays out the rules in Publication 936. A December close can put a few thousand dollars of interest and points on your 2026 return, and a January close pushes them to 2027. Most households do not itemize, though, and I never want a buyer to risk a rate lock or a contract over a deduction they might not use. Ask your tax professional first.
Property taxes are the other date to know. In Arizona the first half of the bill is due October 1 and goes delinquent after November 1, and the second half is due March 1, under Arizona Revised Statutes 42-18052. On a purchase, escrow prorates the bill between you and the seller, so check that the first half is paid or credited before you sign.
Rate locks and the holiday markets
Rate locks run on calendar days, so weekends and holidays burn lock days even when nothing can move. If your closing sits near Christmas, a 45 day lock is usually safer than a 30 day lock, and a lock extension costs money if you run over. Our guide to when to lock your rate and for how long shows the cost of each option. Bond markets also tend to shut early the day after Thanksgiving and on Christmas Eve, so a lock request that day may wait until the next business day.

Send my dates Book a call Apply nowA four step plan that works
First, get pre-approved before Thanksgiving so your documents are in hand while offices are still staffed. Second, ask the seller for a closing date between December 7 and December 18, which leaves buffer on both sides of the holidays. Third, keep earnest money moving fast. Our guide to earnest money in Arizona explains the deadlines that do not pause for a holiday. Fourth, avoid new debt and job changes until you fund, as we explain in what not to do before closing.

Honest caveat: a holiday close is wrong for you if your lease ends in early December and you have no backup housing, if you need a loan type that depends on a slow appraisal such as a rural or unique property, or if you are counting on a year-end tax deduction you have not confirmed. In those cases, a January or February closing with a longer contract is the safer path. This post is general education, not tax or legal advice, and not a commitment to lend.
We work with buyers across Scottsdale, Phoenix, Metro Phoenix, and the Valley, including second-home and winter-visitor purchases. The right date is the one that lets everyone in the deal do their job without rushing it.
Frequently asked questions
Is it a good time to buy a house during the holidays in Arizona?
It can be. Fewer buyers are out shopping between Thanksgiving and New Year, and sellers who list in that stretch usually need to sell. The tradeoff is a slower paper trail, because appraisers, title offices, and county recorders all run reduced schedules around the federal holidays.
Can you close on a house between Christmas and New Year's?
Yes, if everything is clear to close early. Christmas Day and New Year's Day are federal holidays, so recording and funding cannot happen on them. Most buyers who want a December close aim for the week of December 14 and leave a cushion for the days that do not count.
Does closing in December change my first mortgage payment?
Any December closing normally makes your first payment due February 1. What changes is the prepaid interest you bring to the table. Closing early in the month means you prepay more days of interest, and closing in the last week means you prepay only a few.
Do federal holidays count toward the Closing Disclosure 3 day rule?
No. For the 3 business day waiting period, Saturdays count but Sundays and legal public holidays do not. A Closing Disclosure delivered the Monday before Thanksgiving week can push your earliest signing date further than you expect.
Is my mortgage interest and points deductible if I close in December?
Interest and qualifying points you pay at closing may be deductible for the year you pay them, but only if you itemize. Many households take the standard deduction and get no benefit. Ask your tax professional before you move a closing date for tax reasons.
Are property taxes due when I buy a house in the fall?
In Arizona the first half of the tax bill is due October 1 and becomes delinquent after November 1, while the second half is due March 1. Who pays what at closing is handled by escrow and prorated, so confirm the figures on your settlement statement.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
