Buy a House With Crypto in Arizona 2026: What Lenders Actually Accept
Crypto headlines promise a shortcut. Most Arizona lenders still want dollars, a paper trail, and a tax plan. Here is what actually gets a crypto holder to the closing table.
The short answer
Yes, but almost always by selling first. Most Scottsdale and Phoenix lenders require crypto to be converted to dollars, deposited in a bank account, and documented before closing. A sale is taxable, and a 30% price drop on $100,000 of coins leaves you $30,000 short of the down payment.
You can buy a house with crypto money in Arizona. You usually can not do it the way the headlines suggest. In practice, nearly every lender in Scottsdale and Phoenix will make you turn coins into dollars, move the dollars into a bank account, and document the whole trip before closing. Fannie Mae's Selling Guide has long required virtual currency to be exchanged into U.S. dollars and held at a regulated institution. In June 2025 the Federal Housing Finance Agency director ordered Fannie Mae and Freddie Mac to prepare proposals for counting crypto as an asset, and in March 2026 trade press reported that Fannie Mae was preparing to accept a product built on pledged Bitcoin. I could not find a finalized guide change that an ordinary retail lender can use today. Plan for the sell first path. Treat anything else as a bonus.

Map my path Book a 15 minute callDo lenders accept crypto as a down payment?
Not directly. A lender wants verified, stable dollars, and a coin that can move 10% in a day is neither. The standard rule is simple: sell, deposit, document. The funds have to sit in a regulated bank or credit union account, and the underwriter has to see where they came from.
The FHFA order was real, and it matters. It signals where the two big mortgage investors may go. But an order to study a change is not a guide update, and lenders sell loans to those investors. If the investor will not buy a loan, the lender will not make it. You can read FHFA's own announcements on the Federal Housing Finance Agency site and watch for a real rule instead of a tweet.
The 2026 Bitcoin backed product is a different animal. As reported, the borrower pledges coins as collateral for a separate loan that funds the down payment, then takes a regular Fannie Mae backed mortgage on top. That is two loans, two sets of terms, and reported rates that can run up to about 1.5 points above a standard loan. It is not a way to skip the down payment. It is a way to borrow against your coins instead of selling them.
What the paper trail has to show
The underwriter must be able to follow the money from the exchange to the closing table. A clean file usually includes exchange statements showing the sale, the withdrawal to your bank, and the deposit on your bank statement. Plan on two months of bank statements, and expect questions about any large deposit that does not match a paycheck.
Do not send coins from a private wallet straight to a stranger and hope it works. Do not run proceeds through three accounts to make it look tidy. Every extra hop is another document, and unexplained money is the number one reason files stall. If you want a refresher on how this works with other gifts and transfers, our guide to gift funds for a down payment in Arizona covers the same sourcing rules.
Lenders do not care how you got rich. They care that the dollars are real, seasoned, and traceable.
The tax bill nobody budgets for
Selling crypto is a taxable event. The IRS treats digital assets as property, and its digital assets guidance explains how gains are reported. The gain is the sale price minus what you paid. Arizona taxes the gain as income too, so check the Arizona Department of Revenue for current treatment, and ask a CPA before you sell. I am a lender, not your tax preparer.
Here is why it matters for your purchase. If you plan to put down $100,000 and the coins are worth exactly that, the tax comes out of what is left. You either sell more than you planned or you come up short.
Run your own numbers
Arizona mortgage calculator
- Principal and interest$2,655
- Property tax (est. 0.51%)$223
- Homeowners insurance (est.)$183
- Mortgage insurance$0
- Loan amount$420,000
Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.
Want these numbers to be real instead of estimated? We will price your exact scenario across every lender we work with.
Get my real numbers| If you sell $100,000 of coins that cost you $40,000 | Taxable gain | Federal tax if held over a year |
|---|---|---|
| At the 15% long term rate | $60,000 | $9,000 |
| At the 20% long term rate | $60,000 | $12,000 |
| Held a year or less | $60,000 | Taxed as ordinary income, often higher |
Those are illustrations, not tax advice. Your bracket and your cost basis decide the real number. The point is that $100,000 of coins does not equal $100,000 of down payment.
What a price swing does to your closing
Time is the risk. You write an offer in Scottsdale in November, you plan to close in December, and the coins you meant to sell move in between. Volatility lands on your closing table, not on the seller's. The table shows what a swing does to a $100,000 plan.
| Coin value change before you sell | Dollars you actually have | Gap to a $100,000 goal |
|---|---|---|
| Down 30% | $70,000 | $30,000 short |
| Down 10% | $90,000 | $10,000 short |
| Flat | $100,000 | None |
| Up 20% | $120,000 | $20,000 cushion, before tax |
My advice is plain. Sell the portion you need for the down payment, closing costs, and reserves before you go under contract, or as soon after as your contract allows. Cash to close on a $500,000 purchase with 20% down is the $100,000 down payment plus closing costs and prepaids, which often run 2% to 3% of the price. Hold the rest of your coins if you want. Do not let a lender, a seller, or a deadline decide when you sell.
Can crypto gains count as income?
Only if they repeat and you can prove it. A lender looks for two years of tax returns showing the income, and a single big sale is a one time event, not a salary. If your net worth sits mostly in crypto and your paycheck is thin, ask about an asset based approach. We covered how that works in our guide to asset depletion loans, and how much cash lenders want left over in mortgage reserves. If a retirement account is part of your plan, read using a 401k to buy a house before you touch it.
A clean plan for an Arizona buyer
First, pick your loan type and your budget before you sell anything. Run the payment in the calculator above and test it at a rate half a point higher. Second, get pre-approved with the lender who will ask for your exchange statements, so you learn what they want before you need it. See the loan programs we offer and how our process works. Third, sell on a schedule, move the money once, and keep every statement.

Get my checklist Book a call Apply nowHonest caveat: this post is wrong for anyone hoping to close on a house using unsold coins as the down payment, because I could not find a rule that makes that routine today. Guidelines for crypto are moving, and a lender may know something newer than I do. It is also not tax advice. If your holdings are small or your closing is months away, there is no rush to sell. General education only, not financial advice.
Frequently asked questions
Can you buy a house with Bitcoin in Arizona?
Yes, but almost always by selling the Bitcoin first. Most Arizona lenders require crypto to be converted to U.S. dollars and sitting in a bank account, with a paper trail from the exchange to the bank, before closing. A few specialty products let you pledge crypto instead of selling it, but they are rare and can cost more.
Does Fannie Mae accept cryptocurrency as an asset?
Not in a way most lenders can use today. Fannie Mae's Selling Guide has required virtual currency to be exchanged into dollars and held at a regulated institution. In June 2025 the FHFA director ordered Fannie Mae and Freddie Mac to prepare proposals for counting crypto, and 2026 trade reports describe Fannie Mae preparing to act, but I found no finalized guide change a typical lender can rely on.
Do I have to sell my crypto to qualify for a mortgage?
For a standard conforming, FHA, or VA loan, plan on yes. Funds for the down payment and closing costs generally need to be in dollars and verified before closing. Your lender decides what it will accept, so ask before you move any coins.
Do I owe taxes if I sell crypto for a down payment?
Usually yes. The IRS treats digital assets as property, so selling for more than you paid creates a taxable gain. Coins held longer than a year are taxed at long term rates, and coins held a year or less are taxed as ordinary income. Arizona also taxes the gain as income, so set the tax money aside before you spend the proceeds.
Can crypto gains count as income on a mortgage application?
Only if they are documented and recurring. Lenders look for a two year history on tax returns, and a lender will not count a one time sale as monthly income. If your wealth is mostly crypto, an asset based program may fit better than trying to qualify on gains.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
