Conditional Approval Mortgage Arizona 2026: What Underwriters Ask For and How to Clear It Fast

Your loan officer says you are conditionally approved and then sends a list of fifteen things. Here is what each one means, which ones stall closings, and how Valley buyers clear them in a day.

7.03%30-year average, Freddie Mac, Sep 24
$450,000Phoenix median sale price, July

The short answer

Conditional approval means an underwriter will approve your loan once a specific list of items is satisfied, and it is not a final yes. Most files carry five to fifteen conditions, such as current bank statements, explanations for large deposits, an appraisal, title work and proof of insurance. Answer each one the same day with complete documents and you can be clear to close in days, not weeks.

Conditional approval is an underwriter saying yes, if. It is not a clear to close, and I have watched good deals die in the gap between the two. Freddie Mac put the 30-year fixed at 7.03% on September 24, the first reading above 7% since January 2025. That matters here because every day a condition sits open is a day your rate lock keeps burning. Below is what the conditions really are, why each one exists, and how to clear them in a day instead of a week.

What conditional approval actually means

It means an underwriter has reviewed your documents and will approve the loan once a specific list of items is satisfied. Preapproval is a lender's read of your numbers. Conditional approval is a human underwriter's read of your paper. Our guide to mortgage pre-approval in Arizona covers the first step. This post covers the second.

The list usually lands a few days after the appraisal and your full document package arrive. Most files I see carry somewhere between five and fifteen conditions. That is normal, not a warning sign. The real warning sign is a borrower who takes three days to answer one.

The order never changes. Conditional approval comes first. You clear the conditions. The underwriter issues a clear to close. Then the lender has to get your Closing Disclosure to you at least three business days before you sign, a rule the Consumer Financial Protection Bureau explains in plain English. Miss one condition and the whole chain stalls.

The conditions you will actually see

Almost every Scottsdale and Phoenix purchase file draws from the same short list. Here is what each item means and the fastest way to answer it.

ConditionWhy underwriting wants itFastest way to clear it
Updated pay stubs and two months of bank statementsIncome and cash have to be current on the day of approval, not the day you appliedDownload the PDFs from your bank portal, every page, including blank ones
Letter of explanation for a large depositThe underwriter has to prove the money is yours or a documented giftSend both statements showing the transfer plus one plain sentence on where it came from
Explanation for a credit inquiry or late paymentConfirms you did not take on new debt the file does not showOne short paragraph, signed and dated
Gift letter and donor bank statementShows the gift is not a loan you will repayDonor signs the lender's form and sends proof of the transfer
Homeowners insurance binderThe lender needs proof the home is insured before it fundsOrder quotes the day you go under contract, since Arizona premiums swing on roof age
HOA documents and title commitmentConfirms dues, liens and who legally owns the propertyMostly out of your hands, so answer escrow's calls fast
Verbal verification of employmentConfirms you still have the job on which the loan was approvedTell your manager or HR a call is coming

Every condition has one job: proving the file you submitted still matches reality.

The large deposit condition trips up more buyers than any other

Underwriters have to source your money, and any deposit that is not payroll looks like a question. Fannie Mae guidelines generally require documentation when a deposit on a conventional loan exceeds 50% of your monthly qualifying income. On $9,000 a month, a $4,600 transfer from your brother needs a paper trail. A $4,400 one may not.

The fix is boring and fast. Send the statement showing the money leaving the original account, the statement showing it arriving, and a sentence on why. If it is a gift, the donor signs a letter and we document the transfer. We wrote up the details in our post on gift funds for a down payment in Arizona. FHA files follow the handbook that HUD publishes and ask for the same trail.

The second thing that sinks files is new debt. A car loan, a store card opened for the furniture discount, even a hard inquiry can make the underwriter recalculate your ratio. Your debt to income ratio was fine at preapproval. It has to stay fine until the day you sign.

What to do in the first 24 hours

Read the whole list before you answer any of it, then work the easy items first. Momentum matters. In practice, four habits separate the files that close on time from the ones that limp in:

  • Answer the same day. Most conditions take an underwriter about a day to review once the documents are in. Send it Monday morning and it can clear Tuesday. Send it Friday afternoon and it clears next week.
  • Send complete documents. Every page of every statement, including the one that says this page intentionally left blank. Half a statement is the top reason a condition comes back a second time.
  • Freeze your credit behavior. No new accounts, no financed purchases, no co-signing, and no moving money between accounts without telling us first.
  • Warn your employer. The lender confirms your job by phone shortly before closing, typically within about ten business days of the note date. If HR does not expect the call, it goes to voicemail and closing slips.

Keep the job, too. A change in hours, pay structure or employer between approval and closing can send the file back to the start. If something at work is changing, tell me before you sign anything.

Estimated monthly payment $3,646

  • Homeowners insurance (est.)$183
  • Mortgage insurance$0

Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Conditions and your rate lock

Your rate lock has an expiration date, and the conditions clock runs against it. A typical 30-day lock leaves room for a normal closing. It does not leave room for a two-week delay over a missing letter. Our breakdown of how long it takes to close on a house in Arizona maps the full timeline.

Here is what one slip costs. On a $450,000 home with 10% down, the loan is $405,000, and the principal and interest payment at 7.03% is about $2,703. If a delay pushes you past your lock and pricing moves up a quarter point, that payment rises about $68 a month for the life of the loan. Add a lock extension fee on top. Nobody plans for that, and it is almost always avoidable.

What the Phoenix market does to your timeline

The Valley is not in a rush, but it is not asleep either. The Homes.com Phoenix housing market report put the July median sale price at $450,000, up 1.1% from a year earlier, with homes sitting a median of 66 days and 22,253 homes for sale. Buyers have leverage on price. They do not have leverage on the calendar. Your contract has hard dates for the inspection period, the loan approval deadline and the close of escrow. A condition that runs past one of them puts your earnest money into a negotiation.

If you are still choosing a home, the Arizona Luxury Property Search lets you browse Scottsdale and Metro Phoenix listings while we sort out financing. A documented file makes your offer stronger, too, because a listing agent can tell the difference between a preapproval and a buyer who is already clearing conditions.

Loan type changes the list. Conventional, FHA, VA, jumbo and bank statement loans each ask for different documents, and self-employed borrowers usually get a longer one. You can see how we sort those on our programs page and how the steps run on our process page.

Honest caveat: speed clears paperwork. It does not clear a real problem. If your income does not support the payment, or your credit changed since preapproval, faster answers will not save the loan. You are better off hearing that from me today than from an underwriter on day twenty. And if you are paying cash, none of this applies to you.

Frequently asked questions

What does conditional approval mean on a mortgage?

It means an underwriter has reviewed your file and will approve the loan once specific items are satisfied, such as updated bank statements, explanations for deposits, an appraisal, title work and proof of insurance. It is not a final approval, and you cannot close until every condition is cleared and the lender issues a clear to close.

How long does it take to clear conditions on a mortgage?

Most conditions clear within one to two business days after you send complete documents. Items that depend on third parties, such as the appraisal, the title commitment or HOA documents, take longer. Sending everything the same day is the biggest factor you control.

Can a mortgage be denied after conditional approval?

Yes. Conditional approval is not a commitment to close. A loan can still be denied if a condition cannot be met, the appraisal comes in low, your income or job changes, or new debt shows up before closing.

What is the difference between conditional approval and clear to close?

Conditional approval means the underwriter will approve you once the listed conditions are satisfied. Clear to close means every condition has been cleared and the loan is fully approved for closing. After that, the lender must deliver your Closing Disclosure at least three business days before you sign.

Can I buy a car or open a credit card after conditional approval?

No. New debt changes your debt to income ratio and can force the underwriter to re-run your file. Wait until after your loan funds and the home is yours. Also avoid moving large sums between accounts without telling your loan officer first.
