ITIN Refinance in Arizona 2026: How to Lower Your Rate or Pull Cash Out Without a Social Security Number

A lot of Valley homeowners bought with an ITIN loan at 9% or more and assume they are stuck. You are not. Here is what an ITIN refinance takes, what it costs, and how to tell whether the math works for you.

$502Monthly savings, 9.75% to 8%

75%Common cash out LTV cap

The short answer

Yes, you can refinance an Arizona home with an ITIN. It happens through Non QM lenders, not conventional, FHA, or VA. Most ITIN programs allow a rate and term refinance up to about 80% of your home's value and a cash out refinance up to about 70 to 75%, with two years of tax filings or 12 to 24 months of bank statements as income proof. If you are paying 9.5% or more today, dropping to around 8% can save $400 to $500 a month on a $400,000 balance.

Here is a call I get every month. Someone in Phoenix or Mesa bought a house in 2023 or 2024 with an ITIN loan, the rate was 9.5% or higher, and they were told that was just the price of not having a Social Security number. They have paid on time for two years, the house has equity, and nobody has ever called them about refinancing. That is money left on the table.

How an ITIN refinance works

An ITIN refinance replaces your current loan with a new Non QM loan that uses your Individual Taxpayer Identification Number instead of a Social Security number. Everything else looks like a normal refinance: an application, an appraisal, a title search, and a closing with a notary.

Conventional, FHA, and VA programs require a valid Social Security number, so ITIN borrowers work with a smaller group of Non QM lenders. That is exactly where a broker earns the fee. Pricing between ITIN lenders can vary by half a point or more on the same file, and a retail bank will usually not offer the product at all. Our overview of Non QM refinance options in Arizona covers the wider family of programs these loans come from.

You can do two kinds of ITIN refinance:

  • Rate and term. Lower the rate, change the term, or pay off a private loan or seller carryback note. This is the most common one.
  • Cash out. Pull equity for a remodel, a business, or to pay off higher interest debt. Loan to value limits are tighter here.

What lenders require

Every ITIN lender writes its own guidelines, so treat this as the typical range, not a promise. Credit, equity, and documentation move the numbers more than anything else.

RequirementTypical ITIN guidelineWhat that means for you
IdentificationActive ITIN plus a valid passport or consular IDCheck that your ITIN has not expired
IncomeTwo years of tax returns, or 12 to 24 months of bank statementsSelf employed borrowers often use bank statements
CreditAround 620 to 660 minimum, or alternative credit on some programsRent, utility, and phone history can help

Cash out max LTVAbout 70 to 75%You need 25 to 30% equity to pull cash
ReservesOften 3 to 6 months of paymentsSavings or retirement accounts can count
Payment historyNo 30 day late in the last 12 months on most programsLate payments delay or kill the file

If you are self employed and paid in cash or through a business account, the bank statement version is usually the path. We walk through how lenders calculate that income in our guide to bank statement refinancing for self employed homeowners.

An ITIN is a tax ID. If you have filed with it, a lender can underwrite you.

When the math works

Refinancing makes sense when the monthly savings earn back your closing costs well before you expect to sell or refinance again. With ITIN loans, the starting rates were often high enough that the math works even with 7% conventional rates in the market.

Where does that $9,000 come from? On a typical Maricopa County refinance it is the appraisal, lender and broker fees, a new lender's title policy, escrow and recording fees, and prepaid interest. Your escrow account for taxes and insurance gets rebuilt too, but your old servicer refunds the old balance a few weeks after payoff, so that part mostly washes out. Points to buy the rate down are extra and optional. On an ITIN file, I would rather see you pay zero points and take a slightly higher rate, because the whole plan may be to refinance again into conventional pricing later.

Here is a $400,000 balance on a 30 year loan, assuming about $9,000 in total refinance costs.

ScenarioRateMonthly P and IMonthly savingsBreak even
Current ITIN loan, 2024 vintage9.75%$3,437Baselinen/a
Refinance, strong credit and equity8.00%$2,935$502About 18 months
Refinance, average file8.25%$3,005$432About 21 months
Refinance, current loan at 8.5%8.00%$2,935About $140More than 5 years

That last row matters. If your current rate is already in the low 8s, a refinance today probably does not pay for itself. Waiting for rates to come down, or for a Social Security number that opens up conventional pricing, is often the better move.

If you want cash out

Cash out is where ITIN borrowers need to be most careful. Say your Chandler home appraises at $500,000 and you owe $300,000. At a 75% cap, the most you can borrow is $375,000, which leaves about $75,000 before closing costs. At 70%, it drops to $50,000. And because the new rate applies to the whole balance, pulling $60,000 at 8.5% can raise your payment even if your old rate was similar. Sometimes a second loan against the house, while you keep your first mortgage, costs less overall. We compare those two paths in our guide to home equity loans vs cash out refinancing.

If you now have a Social Security number

This is the best news in the whole post. If you have received a Social Security number since you bought, and you meet the residency and credit rules for conventional or FHA, you may be able to leave Non QM pricing behind entirely. On a $400,000 loan, the difference between an ITIN rate and a conventional rate can be $250 to $500 a month. Ask about it before you refinance into another ITIN loan.

Run your own numbers

Estimated monthly payment $3,646

  • Homeowners insurance (est.)$183
  • Mortgage insurance$0

Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Arizona details that stall files

Three Arizona specific issues slow down ITIN refinances in Scottsdale, Phoenix, and across the Valley more than anything else.

Your spouse has to sign

Arizona is a community property state. Under A.R.S. 33-452, both spouses generally must sign a deed of trust on community real property, even if only one spouse is on the loan. Plan for your spouse to be at the closing table with valid ID.

Your ITIN has to be active

The IRS deactivates an ITIN that has not been used on a federal tax return for three consecutive years. If you have not filed recently, renew it before you apply. An expired ITIN can hold up underwriting for weeks.

Prepayment penalties and private notes

On an owner occupied home, federal rules generally prohibit prepayment penalties on Non QM loans, but loans on rentals often carry one, and seller carryback notes can include almost anything. Read your note first. Our guide to checking for a prepayment penalty before you refinance shows exactly where to look, and the Consumer Financial Protection Bureau explains how loan types and penalties interact.

How to start

Gather your last two tax returns filed with your ITIN, or 12 to 24 months of bank statements, your current mortgage statement, your homeowners insurance declarations page, and your ID. Then get the file priced by someone who has more than one ITIN lender to compare. You can see the loan programs we work with and how our refinance process runs from first call to closing.

Expect about 30 to 45 days from application to funding. The appraisal usually takes one to two weeks in Metro Phoenix, and bank statement files take a little longer in underwriting because someone has to read every deposit. Keep your payments on time while the file is open, do not open new credit, and answer conditions the same day they come in. That last habit alone can cut a week off your closing.

If a refinance is not the right move yet and you are thinking about moving up instead, browse current homes at Arizona Luxury Property Search and talk with Pillar Mortgage Group about ITIN purchase options.

Honest caveat: an ITIN refinance is not right for everyone. If your current rate is already near 8%, if you have had a late mortgage payment in the past year, if you have less than 20% equity, or if you expect to get a Social Security number within the next year and qualify for conventional pricing, waiting will usually save you more than refinancing now. We will tell you that on the first call instead of charging you to find out.

Frequently asked questions

Can you refinance a house with an ITIN number in Arizona?

Yes. ITIN borrowers refinance through Non QM lenders that accept an Individual Taxpayer Identification Number instead of a Social Security number. Rate and term and cash out refinances are both available, with loan to value limits and pricing that depend on credit, equity, and how you document income.

How much equity do I need for an ITIN cash out refinance?

Most ITIN programs cap cash out refinances around 70 to 75% of the appraised value, so you need at least 25 to 30% equity to pull cash. Rate and term refinances often go to about 80%, and a few lenders go higher for strong credit.

What are ITIN refinance rates right now?

ITIN loans usually price about 1 to 2 points above conventional rates. With conventional 30 year rates near 7% in September 2026, many ITIN refinances are landing somewhere in the high 7s to high 8s, depending on credit, equity, and documentation type.

Do ITIN loans have prepayment penalties?

On an owner occupied home, federal lending rules generally prohibit prepayment penalties on Non QM loans, so most ITIN loans on a primary residence do not carry one. ITIN loans on investment property often do. Read your promissory note before you refinance.

Can I refinance into a conventional loan once I get a Social Security number?

Often yes. Once you have a valid Social Security number and meet the program's residency and credit rules, a conventional or FHA refinance usually prices better than an ITIN loan and can remove the Non QM premium from your rate.

Does my ITIN expire, and does that affect my refinance?

It can. The IRS deactivates an ITIN that has not been used on a federal tax return for three consecutive years. Lenders need an active ITIN, so confirm yours is current before you apply.
