Refinance a Duplex or Fourplex in Arizona 2026: What Lenders Require on 2 to 4 Units
Two to four unit properties get dramatically higher loan limits and dramatically tighter equity requirements. Both facts change the deal, and most owners only know about one of them.
The short answer
Conforming limits run far higher on 2 to 4 units, up to $1,601,750 on a fourplex, but you need 25% to 30% equity on a cash out. Rate and term is easier at 75% loan to value. Lenders also count only about 75% of your rental income, and reserves are required in a way single family files rarely see.
Refinancing a duplex, triplex, or fourplex in Arizona runs on a different set of rules than a single family home, and the two biggest differences are loan limits and equity. Conforming limits on 2 to 4 unit properties are far higher than most owners realize, but lenders also want you to keep more skin in the deal and hold more cash in reserve.
Refinance demand is thin right now. The Mortgage Bankers Association has refinance volume running roughly 25% below last year, with 30 year refinance rates pushing past 7.4% after the Federal Reserve raised its target range to 3.75% to 4.00% in September. But multi unit owners in Phoenix and Tempe are still calling, usually because a bridge loan is maturing, a hard money note is coming due, or a rehab is finished and the rents finally support permanent financing.
Loan limits on 2 to 4 units are much higher
This is the piece most Arizona owners get wrong. The 2026 conforming limit everyone quotes, $832,750, applies to one unit. For multi unit properties the Federal Housing Finance Agency set the baseline at $1,066,250 on a duplex, $1,288,800 on a triplex, and $1,601,750 on a fourplex in most counties, Maricopa and Pinal included.
That matters because a fourplex in Gilbert or Mesa that you assumed would need jumbo or portfolio financing can very often stay conventional. Conventional pricing beats jumbo and beats Non QM, so the first thing worth checking is whether your loan even needs to leave conforming territory.
How much equity you need
Expect less leverage than a single family refinance. On a conventional rate and term refinance of a 2 to 4 unit investment property, lenders typically cap you at 75% of value. If you live in one of the units, a duplex can often go to 85%, and 3 to 4 units generally top out around 75%. Pulling equity out drops those ceilings further, commonly to 70% or 75% on investment properties.
So a Phoenix fourplex appraising at $900,000 with an investment rate and term refinance supports a loan around $675,000. If you owe more than that, the conversation shifts to bringing money in, waiting on values, or looking at a DSCR or Non QM product instead.
How lenders count your rental income
Rents help you qualify, but not dollar for dollar. On a conventional loan the appraiser completes a Small Residential Income Property report, Form 1025, which includes a market rent schedule for every unit. Underwriting then typically applies a 75% factor to gross rents to absorb vacancy and maintenance, and the remaining 25% never shows up in your file.
If you have owned the property long enough to report it, your Schedule E usually drives the number instead of the appraisal. That cuts both ways. Heavy depreciation and repair write offs lower your taxable rental income, which can quietly sink the debt to income ratio on a property that cash flows fine in real life. This is the single most common reason a Valley multi unit refinance gets declined, and it is exactly where a DSCR loan tends to solve the problem, since DSCR underwrites the property's rents against the payment and skips your tax returns entirely.
Reserves, and the requirement people forget
Reserves are liquid assets left over after closing, measured in months of principal, interest, taxes, insurance, and any HOA dues. On investment 2 to 4 unit financing, six months of reserves is a normal ask, and if you own other financed rentals, lenders often add a reserve requirement against those too. Retirement accounts usually count at a discount.
Owner occupied multi unit refinances are gentler here, which is one reason house hacking a duplex in Tempe or central Phoenix remains the cheapest way into small multifamily in Arizona.
What an Arizona multi unit refinance actually costs
Price in the pricing adjustments. Investment occupancy alone typically adds meaningfully to your rate versus a primary residence, and a 2 to 4 unit property stacks another adjustment on top of that. Appraisals run higher than single family because Form 1025 is more work, and you should budget several weeks of lead time since there are fewer Arizona appraisers who handle income property well.
Leases, current rent rolls, and proof of deposits all get requested early, so pull them before you apply. Our team at Pillar Mortgage Group shops conventional, DSCR, bank statement, and Non QM options side by side on the same scenario, which usually tells you within a day whether conventional is worth the paperwork or whether DSCR pencils better. If you are looking to add another property rather than refinance one, current Valley listings are at Arizona Luxury Property Search.
The rent roll test your file has to pass
On a 2 to 4 unit refinance the property has to qualify alongside you, and the documentation standard is heavier than most owners expect the first time through.
Leases and the rent roll. Expect to provide current signed leases for every occupied unit plus a rent roll. Month to month tenants are acceptable but they get scrutinized. A vacant unit usually gets market rent from the appraiser's rent schedule rather than zero, which helps, but only if the appraisal supports it.
Schedule E. If you have owned the property more than a year, your tax returns become the income source, not the leases. That is where owners get surprised: the depreciation and expense deductions that saved you money at tax time reduce the income the lender can count. Two years of Schedule E showing aggressive write offs can qualify you for less than a brand new lease would have.
Owner occupancy changes everything. Living in one unit moves you into far better pricing and lower equity requirements than a pure investment file. If you occupy a unit, say so at application, because the difference is often more than a point.
Reserves. Plan on six months of the new payment on a 2 to 4 unit, and additional reserves against other financed properties you own.
The Federal Housing Finance Agency publishes the conforming limits by unit count and they move every year, so confirm the current fourplex number directly rather than trusting a printed sheet. For Phoenix investors those higher limits are frequently the difference between conforming pricing and a jumbo or DSCR product at a materially worse rate.

Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Get my real numbersIf this is on your plate right now, a few things worth reading next: how Phoenix investors finance rentals, when DSCR numbers actually work, and refinancing a property held in an LLC. For the wider picture, Our loan programs page and the process page cover what we can actually do and what the process looks like. And if the plan involves buying rather than staying put, current listings are at Arizona Luxury Property Search.
The Federal Housing Finance Agency publishes the conforming loan limits by unit count each year, and they are worth confirming directly rather than trusting a rate sheet, because the 2 to 4 unit numbers move independently of the single family limit.
Honest caveat: the higher loan limit tempts people into pulling more cash than the rents support. If the refinance takes your debt service coverage under 1.0, you have converted an asset into a monthly obligation. Run the post refinance cash flow before you decide how much to take, not after.
Frequently asked questions
What is the maximum loan amount on a fourplex in Arizona in 2026?
The conforming limit for a 4 unit property is $1,601,750 in most Arizona counties, including Maricopa. Triplexes cap at $1,288,800 and duplexes at $1,066,250. Above those figures you move into jumbo or Non QM financing, which prices differently and has tighter guidelines.
How much equity do I need to refinance a duplex in Arizona?
Plan on at least 25% equity for a rate and term refinance on an investment duplex, meaning a maximum loan to value around 75%. If you occupy one unit, a duplex can often reach 85%. Taking equity out generally lowers the ceiling to 70% or 75% depending on unit count and occupancy.
Do lenders count all of my rental income on a 2 to 4 unit refinance?
No. Conventional underwriting typically credits about 75% of gross market or actual rents, with the remaining 25% treated as a vacancy and maintenance allowance. If the property appears on your tax returns, Schedule E figures usually replace the appraiser's market rents.
Can I refinance a Phoenix fourplex without showing tax returns?
Yes, through a DSCR loan. DSCR financing qualifies the property on its rental income relative to the mortgage payment rather than on your personal income, so tax returns and employment verification are not part of the file. Rates run higher than conventional and reserve requirements are real.
How long does a multi unit refinance take in Arizona?
Budget 30 to 45 days, longer than a typical single family refinance. The Form 1025 appraisal takes more time to schedule and complete, and underwriting reviews leases, rent rolls, and reserve documentation for every unit.
