Refinance With Seasonal Income in Arizona 2026: How Lenders Average Off-Season Months
Resort, golf, landscaping, and tourism pay bunches up in winter. Lenders can still count it, if you show them the pattern.
The short answer
Yes. Lenders count seasonal income when you have a 2 year history of the same kind of seasonal work and it is expected to continue. They add up the last 2 years of pay and divide by 24 months. Off-season unemployment may count with a documented pattern, but do not count on it.
Yes, you can refinance with seasonal income. Lenders accept it when you have worked the same kind of seasonal job for at least 2 years and it is likely to continue, and they average your pay over 24 months so the slow months count along with the busy ones. That is good news for the Valley, where resort, golf, landscaping, pool, and tourism workers live on pay that bunches up between October and April. Here is how the math works and what trips people up.
Not sure how your pay will be counted? Send me your last 2 years of W-2s and a recent pay stub. I will show you the number a lender will actually use before you apply.
Check my income Book a 15 minute callThe rule lenders use for seasonal work
The test is a pattern. Underwriters want to see 2 years of the same seasonal work, a W-2 or similar record for each year, and a reason to expect the job to come back. They are not judging how many months you worked. They are judging whether the income is stable and repeats. A golf course groundskeeper who has returned to the same course for five winters is a strong file. A person who took a holiday gig last month is not.
The question underneath is debt to income. The Consumer Financial Protection Bureau explains how that ratio works. Seasonal income is divided into a monthly figure, and that figure sits under your monthly debts. Government loans follow their own written rules, which you can read in the HUD Single Family Housing Policy Handbook. Lenders also add their own overlays, which is why one lender can say no while another says yes.
How the 24 month average works
Add up the last 2 years of seasonal earnings and divide by 24. If the income is flat or rising, the lender can use the full 2 year average. If it has dropped, expect them to use the lower recent figure. Here is a sample Scottsdale couple. The wife works October through April at a resort, and the husband has year-round pay of $4,800 a month. These numbers are examples, not a quote.
| Line | Amount |
|---|---|
| Seasonal W-2, 2024 | $38,400 |
| Seasonal W-2, 2025 | $41,200 |
| Two year total divided by 24 months | $3,317 a month |
| Spouse year-round pay | $4,800 a month |
| Qualifying monthly income | $8,117 |
Now compare what that does to the ratio. Their new housing payment is $2,350 and other debts are $450, so monthly obligations are $2,800.
| Scenario | Income used | Debt to income |
|---|---|---|
| Seasonal income counted | $8,117 | 34.5% |
| Seasonal income left out | $4,800 | 58.3% |
That gap is the whole story. If a lender throws out the seasonal paycheck, the same household goes from comfortable to declined. Our guide on refinancing with commission income walks through the same averaging logic for variable pay.

- Principal and interest$2,655
- Property tax (est. 0.51%)$223
- Homeowners insurance (est.)$183
- Mortgage insurance$0
- Loan amount$420,000
Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Get my real numbersThe off season problem: verifying a job that is not running
This is where seasonal files stall. Before closing, a lender confirms that you still have the job, usually within about 10 days of the closing date. If the resort is shut for summer, there may be nobody to call. The fix is simple. Ask your employer for a short letter that confirms your position, your pay rate, and your expected return date. Better yet, plan the refinance for the months you are on payroll, when pay stubs show your year to date total and verification is a quick phone call.
Gather your paperwork before the first call. You want two years of W-2s, your most recent pay stubs, two months of bank statements, your latest mortgage statement, and your homeowners insurance page. Our full refinance document checklist lists everything else, so there are no surprises in week three.
Does off-season unemployment count?
It can, with conditions. Some conventional and government loan guidelines allow unemployment benefits as income when you have received them every off season for 2 years and the pattern is expected to continue. You will need your benefit letters and proof of deposits. Many lenders do not use it, so treat it as a bonus and not as the income your approval rests on. If you changed employers or switched industries inside the last two years, read our post on changing jobs during a refinance first.

Underwriters know a seasonal household can feel a pinch in July. That is why cash reserves carry extra weight on these files. Reserves are the months of full housing payments you could cover from savings after closing, and a file with several months in the bank reads as safer than the same file with none. A refinance that lowers your payment helps the same way, because a smaller bill is easier to carry through the slow months. If your goal is cash out, think twice. Pulling equity raises the balance you must carry on income that arrives in a few big months, and the rate on a cash-out loan is higher than on a straight rate and term refinance.
There is a practical habit that helps too. You cannot skip payments in the slow months, so build a cushion in season that covers them. I tell clients to move one monthly payment into a separate savings account every month from October to April. It is a simple rule, and it is the one that keeps people from falling behind in August.
If you are self-employed and seasonal
Pool cleaners, landscapers, pest control owners, and tour operators run seasonal businesses, and their tax returns often understate cash flow after write-offs. If that sounds like you, a bank statement loan counts deposits, not the bottom line of your return. Our posts on bank statement refinancing and refinancing on 1099 income explain how those loans are priced and who they fit. They usually carry a higher rate than a conventional loan, so run the break-even numbers first.
What to do before you apply
Do three things. Pull your last two W-2s and check that the totals match your pay stubs. Keep your seasonal employer the same until the loan funds, because a switch can reset the 2 year clock. And hold off on new debt, which raises your ratio at the worst moment. You can see the loan options on our programs page and how our process runs from first call to closing. Use the calculator above to see what a payment looks like at your balance.
Honest caveat: this does not work if you have under 2 years of seasonal history and no related work before it, if your seasonal income has fallen sharply and the recent figure fails the ratio, or if the refinance only pencils out by counting unemployment benefits the lender will not accept. A refinance also has to save you money after closing costs, and if it does not, waiting is the better choice. This post is general education, not legal advice or a commitment to lend, and every program has its own rules.

Frequently asked questions
Can I refinance if I only work part of the year?
Yes, if the seasonal work is a pattern and not a one-time job. Lenders generally want a 2 year history of seasonal work in the same line of work, plus a reasonable expectation that it will continue. Your pay is then averaged over 24 months instead of using your best months.
How do lenders calculate seasonal income for a refinance?
They usually add up what you earned over the last 2 years and divide by 24 months. A W-2 for each year plus a recent year to date pay stub is the normal paperwork. If your income is falling, the lender may use the lower, more recent figure instead.
Does unemployment during the off season count as income?
Sometimes. Some conventional and government loan guidelines allow off-season unemployment benefits when you have received them in the same pattern for 2 years and it is expected to continue. Lenders apply their own overlays, so ask before you assume it will count.
Can I refinance during the off season when I am not working?
Often yes, but timing matters. Lenders confirm employment shortly before closing, so you may need a letter from your employer confirming your return date, or you may want to close while you are still on payroll. Starting the process in season is usually easier.
What if I have been seasonal for less than 2 years?
Then the seasonal income may not count, and the loan has to qualify on your other income. Some lenders will consider a shorter history if you worked the same kind of job for years before. Another route is a bank statement loan if you are self-employed.
Do I need a special loan program to refinance with seasonal income?
No. Conventional, FHA, and VA loans all allow seasonal income with the right history. A bank statement loan is the alternative for self-employed seasonal workers whose tax returns do not show their real earnings.

We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
