What Credit Score Do You Need to Buy a House in Arizona? First Time Buyer Minimums by Loan Type

The program sets a floor. The lender sets the door. Here is the minimum score for each loan a first time buyer in Arizona is likely to use, and how to clear it.

580FHA score for 3.5% down (HUD 4000.1)
620Fannie Mae floor, manual underwriting
NoneVA minimum score set by the VA

The short answer

580 for an FHA loan with 3.5% down, or 500 to 579 with 10% down (HUD Handbook 4000.1). Fannie Mae sets no single minimum for automated approvals and 620 for manually underwritten fixed rate loans, and most lenders set about 620 for conventional. The VA sets no minimum, so lenders decide, commonly 620 to 640.

The honest answer is 580 for FHA with 3.5% down, around 620 for most conventional and VA lenders, and no single number at all in the official rules for several loans. That last part is what trips people up. The credit score you need to buy a house in Arizona is set by two layers: the loan program, and then the lender. The lender's layer is the one you can shop.

This post covers the first time buyer version of the question, loan by loan, for our Arizona first time home buyer guide. Program rules come from the official handbooks and guides, and from the guideline references our team underwrites against. Everything was checked on October 26, 2026.

Read that table twice. Four of the seven rows say the program itself does not draw a line. That does not mean any score works. It means the lender draws it, and lenders draw it in different places.

The program sets the floor. The lender sets the door. A broker gets to try more doors.

FHA: 580 is the real number

HUD Handbook 4000.1 allows maximum financing, 3.5% down, with a minimum decision credit score of 580 or higher. From 500 to 579, FHA caps the loan at 90% loan to value, which means 10% down. Below 500, FHA does not insure the loan.

That is why FHA is the first stop for most Arizona buyers whose credit is still healing. It also accepts gift funds for the down payment, and its pricing does not swing as hard with your score as conventional pricing does. The trade is mortgage insurance: an upfront premium of 1.75% and an annual premium, per HUD Mortgagee Letter 2023-05. See FHA loans in Arizona for the 2026 county limits, starting at $557,750 in Maricopa County.

Conventional: no single minimum, but 620 in practice

Fannie Mae's Selling Guide (B3-5.1-01) does not set one minimum score for loans approved through Desktop Underwriter, its automated system. The system weighs credit alongside down payment, debt to income and reserves. For manually underwritten fixed rate loans, Fannie Mae requires 620.

In practice, most lenders set their own floor at about 620 for conventional loans. Above that, your score affects price more than approval. Conventional pricing improves in steps as your score climbs, and so does private mortgage insurance. That is why a buyer at 740 and a buyer at 660 can get the same approval and very different payments. Our page on conventional loans covers the 3% down options, and our guide to PMI in Arizona covers the insurance side.

VA: no VA minimum, so lenders decide

The VA does not set a minimum credit score. Lenders do, and our VA guideline reference, built from the VA Lender Handbook, notes most lenders land at 620 to 640, with some going to 580 when there are strong compensating factors. On VA, residual income, the money left each month after taxes, housing and debts, often matters as much as the score.

For eligible veterans in Arizona, this is where shopping pays off most. The same file can be declined at one lender and approved at another simply because of the overlay. See VA loans in Arizona.

USDA, HomeReady and Home Possible

USDA Rural Development's guaranteed loan page does not publish a minimum score, and neither do the Fannie Mae HomeReady or Freddie Mac Home Possible program pages. Lender floors apply to all three. If your score is near a lender's cutoff on one of these, ask whether another lender reads it differently. Check USDA address eligibility in our guide to USDA loans in Arizona.

Down payment assistance score minimums, and a warning

Arizona's assistance programs publish their own minimums, per each official source on October 26, 2026:

HOME Plus (Arizona IDA, statewide)620AzIDA lender summary, June 2026
Home in Five Advantage (Maricopa County)640homein5advantage.com

HOME Plus uses the middle of three scores, or the lower of two, per the Arizona IDA. Now the warning. Blake's take: down payment assistance usually carries a higher rate, so your monthly payment is often higher than a traditional loan. That is my guidance from pricing both, not a statistic. The Arizona IDA's own HOME Plus page says its rates "may be slightly higher than current industry rates." If your score qualifies you for FHA at 580 but DPA needs 620, the traditional loan was already open to you. Read the real cost of down payment assistance in Arizona before you choose, and see every program on our Arizona down payment assistance page.

Which score the lender actually uses

Lenders pull a mortgage credit report with scores from the three bureaus. With three scores, most lenders use the middle one; with two, the lower one. The Arizona IDA puts that exact rule in writing for HOME Plus. If you are buying with a partner, ask your lender how it reads a joint file before you assume your higher score is the one that counts.

The free score on your banking app is often a different model and can run higher or lower than your mortgage score. Do not plan around it. Pull your actual reports at AnnualCreditReport.com, and if something is wrong, the CFPB explains how to dispute it. Our post on VantageScore 4.0 for mortgages covers the scoring models coming to the system.

How to move your score before you apply

  • Pay down card balances. How much of your limit you use is one of the fastest levers. Lower balances before the statement date, not after.
  • Do not close old cards. Closing one removes its limit and can push your usage up on the rest.
  • Fix errors now. Disputes take time. Start them before you are under contract.
  • Stop applying for new credit. No new car, no store card. Our list of what not to do before closing applies months before closing too.
  • Ask about a rapid rescore. If a paid down balance is the only thing between you and a pricing line, your lender can request a fast update. See how a rapid rescore works.

Rate shopping is fine. Scoring models usually treat several mortgage inquiries in a short window as one, which we explain in applying with multiple lenders. If you have a bankruptcy or foreclosure in your past, our guide to buying after bankruptcy or foreclosure covers the waiting periods.

Your score is not the whole file

A 700 score with a 55% debt to income ratio can be harder to approve than a 640 with low debt and savings in the bank. Lenders look at your score, your debt to income ratio, your down payment and your reserves together. A recent late payment on a rent or car payment can also matter more than a few points of score. That is why the first step is a conversation about the whole file, not a number. Once you know where you stand, our list of what a first time buyer should do first lays out the rest, and you can start browsing homes for sale in the Valley in the right range. For local conditions, see the Homes.com Phoenix housing market report.

As a broker, we see more than one lender's overlays, so a score that gets a no at one bank can get a yes elsewhere. See our loan programs, start a pre approval, or begin at pillarmortgagegroup.com.

Honest caveat: qualifying at a minimum score is not the same as getting a good deal at it. At the bottom of any range you pay more in rate or mortgage insurance, and one new late payment can undo it. If you are 30 points from a better tier and not in a rush, a few months of cleanup can be worth more than any rate move. Lender overlays change often, so treat lender floors here as typical, not guaranteed.

Frequently asked questions

What credit score do I need to buy a house in Arizona?

It depends on the loan. FHA allows 3.5% down with a 580 score and 10% down with a score from 500 to 579, per HUD Handbook 4000.1. Fannie Mae sets no minimum for loans approved through its automated system and 620 for manually underwritten fixed rate loans. VA sets no minimum, and lenders set their own floors.

Can I buy a house in Arizona with a 580 credit score?

Yes, on an FHA loan. HUD Handbook 4000.1 allows 3.5% down with a minimum decision credit score of 580 or higher. Many lenders add their own higher floor, which is one reason it pays to have a broker shop several lenders for you.

Can I buy a house with a credit score below 580?

Possibly. FHA allows financing with a score from 500 to 579 if you put at least 10% down, per HUD Handbook 4000.1. Below 500, FHA does not allow it. Few lenders offer this tier, so expect to shop.

What credit score do I need for a conventional loan?

Fannie Mae's Selling Guide sets no single minimum for loans run through its automated underwriting system, which weighs your whole file. It requires 620 for manually underwritten fixed rate loans. In practice, most lenders set their own floor at around 620.

Is there a minimum credit score for a VA loan?

The VA does not set one. Lenders set their own minimums, commonly in the 620 to 640 range, and some go lower with strong compensating factors like low debt and solid residual income. Shopping lenders matters more on VA than on almost any other loan.

What credit score do I need for down payment assistance in Arizona?

620 for HOME Plus statewide, and 640 for Home in Five Advantage in Maricopa County and the Pima Tucson Homebuyer's Solution. Blake's take: assistance usually carries a higher rate, so your payment is often higher than a traditional loan. Compare both before you choose.
