How Long Does a Mortgage Pre-Approval Last in Arizona 2026?

The date on the letter is not the real deadline. Your credit, your documents, and the rate all age faster than the paper does.

60 to 90Days a pre-approval typically lasts
$247Monthly gap on a $450,000 loan, 6.5% vs 7.32%
7.32%30 year fixed, Freddie Mac survey, Oct 22, 2026

The short answer

A mortgage pre-approval usually lasts 60 to 90 days, and your lender sets the date. Your credit report, pay stubs, and bank statements go stale on their own clocks, and a pre-approval never locks your rate. If it is close to expiring, send updated documents one to two weeks early and ask for a letter at today's rate.

A mortgage pre-approval usually lasts 60 to 90 days. Your lender sets the date, and it is printed on the letter. The date is not the real deadline, though. The real deadline is the day your credit report, pay stubs, and bank statements go stale, and the day the rate drifts away from the payment your letter assumed. Freddie Mac's survey put the 30 year fixed rate at 7.32% on October 22, down a hair from 7.40% the week before but well above the roughly 6.5% buyers saw over the summer. A letter you picked up three months ago may describe a house payment you can no longer buy.

How long a pre-approval lasts, piece by piece

The letter carries one expiration date, but it rests on several documents that age at different speeds. Lenders in Scottsdale, Phoenix, and across the Valley set their own windows, so treat this table as a guide and read the date on your own letter.

What the letter rests onTypical shelf lifeWhat happens when it expires
The pre-approval letter60 to 90 days, set by the lenderThe lender asks for a refresh before it reissues
Credit reportAgency rules generally allow it to be about four months old on the note date; many lenders re-pull soonerNew credit pull and possibly a new score
Pay stubsMost recent 30 days of incomeUpdated stubs, often the same day
Bank statementsTwo most recent monthsNew statements and a note on any large deposit
Interest rateNot held by a pre-approvalYou get the market rate on the day you lock

Look at the last row. A pre-approval is an opinion about what you can borrow. It is not a promise of a rate, and it does not reserve any money. Our post on when to lock your rate and for how long explains the point at which a rate is actually held.

Why the expiration date exists

The date exists because your file is a snapshot, and snapshots go bad. A lender looks at your credit report, your income, and your cash on one day and says yes to a loan amount. Sixty days later you may have financed a car, opened a store card, changed jobs, or moved money between accounts. Any of those can change the answer. The Consumer Financial Protection Bureau explains how credit reports and scores work, and why lenders pull them close to the decision.

The second reason is plainer. Rates move. Lenders do not want to hand out a letter that promises a payment the market no longer supports. If you want the full picture of what changed this fall, read our post on why rates hit their highest level since 2023.

Your rate is not in the letter, and that costs real money

A pre-approval at a lower rate does not follow you into a higher market. Here is the principal and interest payment on a $450,000 loan, which is a $500,000 purchase with 10% down, at three rates. This is an illustration, not a quote. It leaves out taxes, insurance, and mortgage insurance.

30 year fixed ratePrincipal and interestChange from 6.5%
6.50%$2,844Baseline
7.00%$2,994+$150 a month
7.32%$3,091+$247 a month, about $2,963 a year

That $247 is not a rounding error. On $9,000 of monthly income it adds about 2.7 points to your debt to income ratio, which can be the difference between a clean approval and a conversation about paying down a card. Our guide to the debt to income ratio lenders allow shows where the lines sit. The fix is not to panic. The fix is to re-run the numbers on your actual price range and find out where you stand today.

  • Mortgage insurance$0

Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

How to renew a pre-approval without starting over

You can renew it, usually in a day or two, if you ask before it lapses. Call your loan officer one to two weeks before the expiration date and send updated documents: your latest 30 days of pay stubs and your two most recent bank statements. If your credit report is aging, you will be asked to authorize a refresh. If nothing has changed, the whole thing is often a twenty minute job.

Ask for two things in the new letter. First, an updated purchase price range at today's rate. Second, the new expiration date in writing. If you have been talking to more than one lender, our post on whether applying to multiple lenders hurts your credit explains how scoring models group mortgage inquiries so that comparison shopping costs you very little.

Pre-qualification, pre-approval, and underwritten approval are not the same thing

They are three different levels of proof, and sellers read them differently. A pre-qualification is a conversation. A pre-approval is a real review of documents. An underwritten pre-approval sends the file to an underwriter before you shop, which makes it the closest thing to a final answer you can carry into an offer.

LevelWhat the lender reviewedHow a seller usually reads it
Pre-qualificationNumbers you stated, no documentsWeak, often not accepted with an offer
Pre-approvalCredit report plus income and asset documents reviewed by a loan officerThe standard letter for most offers
Underwritten pre-approvalFull file reviewed by an underwriter before you pick a houseStrongest, because most conditions are already cleared

If your offer will compete with others in Metro Phoenix, ask for the underwritten version. It takes more paperwork up front and saves days later. Our step by step pre-approval guide walks through what to gather.

What agents should check on a buyer's letter

Agents should read the letter like a contract exhibit, not a trophy. Five checks take two minutes. Look at the issue date and the lender's stated validity period. Confirm the loan type and amount support the offer price and the down payment. Check that a licensed loan officer signed it, with an NMLS number you can look up. Ask whether income and assets were verified or only stated. And ask when the credit report was pulled.

A letter that fails one of those checks does not mean the buyer is weak. It usually means the paperwork is thin, and thin paperwork fails at the worst time. If you represent buyers in Scottsdale or anywhere in the Valley, send me a letter you are unsure about and I will tell you what it really says before you submit the offer. A call before the offer beats a scramble after it.

A pre-approval is not final approval

A pre-approval can be pulled. Final approval comes from underwriting, after the home is appraised and the title work is clean. In between, the lender can add conditions, and your pre-approval does not shield you from them. Our post on conditional approval and how to clear it fast covers what underwriters ask for. The loan contingency deadlines in your contract set how long you have to get there.

Between the letter and the closing table, protect the file. Do not open credit, finance a car, change jobs, or move large sums without calling your loan officer first. The Consumer Financial Protection Bureau's Owning a Home tools include a closing checklist, and the U.S. Department of Housing and Urban Development explains the basics of FHA financing if your loan type is government backed.

Honest caveat: this guide is the wrong tool if you are paying cash, if your lender uses a validity window different from the one described here, or if you have already signed a contract and are inside your loan contingency period. In that case your deadlines come from the contract, not the letter. Rates and guidelines change, and a pre-approval is not a commitment to lend. This is general education, not legal or financial advice.

Frequently asked questions

How long does a mortgage pre-approval last?

Most pre-approval letters are good for 60 to 90 days, and the lender sets the exact date. The letter can lose its value sooner if your credit, income, or debts change, or if rates move enough to change the payment you were approved for.

Does a pre-approval lock my interest rate?

No. A pre-approval estimates what you can borrow. Your rate is set only when you lock it, usually after you have a signed contract on a specific home. Until then, your payment moves with the market.

Can I renew an expired mortgage pre-approval?

Yes. Send your lender recent pay stubs and bank statements, and authorize a credit refresh if your report has aged. Many lenders can reissue a letter within a day or two. Ask one to two weeks before the old letter expires.

Will renewing my pre-approval hurt my credit score?

A refresh can include a new credit pull. Scoring models generally treat several mortgage inquiries in a short window as one, though the window length depends on the model. A single renewal with the same lender rarely makes a meaningful difference.

Is a pre-approval the same as being approved for the loan?

No. Final approval comes from underwriting after the home is appraised and the title work is done. A pre-approval can be withdrawn if your finances change, if the appraisal is low, or if the lender finds something it did not see before.

What should a seller or agent look for on a pre-approval letter?

Check the issue date, the loan type and amount, whether the lender verified income and assets or only took them as stated, and whether a licensed loan officer signed it. When in doubt, call the loan officer before you accept the offer.
