Refinance With Tip Income in Arizona 2026: How Lenders Count Tipped Wages
Tipped workers often earn more than their paperwork shows. Lenders only count what is documented. Here is what counts, what does not, and how to line it up before you apply.
The short answer
Yes, but only tips a lender can prove. Plan on about two years of documented tip income on W-2s and tax returns, averaged, with a possible 12 month minimum if you have strong offsetting factors. Tips that never appeared on a paystub or tax return generally cannot be counted for a refinance in Scottsdale, Phoenix, or anywhere else.
Yes, tip income can help you refinance in Arizona, but only the tips a lender can prove. If you wait tables in Old Town Scottsdale, tend bar at a Phoenix resort, or drive for a living, the rule is the same: two years of documented history, averaged, with no credit for tips that never touched a tax form. Cash you kept in a coffee can does not exist on paper, and underwriters do not guess. Here is how the math works, where tipped workers get stuck, and what to do now if your numbers are uneven.

Check my income Book a 15 minute callHow much history do lenders want for tip income?
About two years. Most conventional lenders expect it, and the lender sources I reviewed this fall say the same. A shorter history of at least 12 months can sometimes be considered when you have strong offsetting factors, such as the same line of work for years or solid credit and reserves. Whether that door opens depends on the investor and the lender's own overlays, so ask before you assume.
The clock matters because tipped workers often change jobs. A server who moved from one restaurant to another in the same trade usually keeps the history. A server who just switched to a different field may be starting over. If your pay changed because of a job switch, our guide to commission income walks through how lenders handle a pay structure that moves from month to month.
What the lender will ask for
Start with the documents you already have. Tips your employer reports show up on your paystubs and W-2s. A year to date paystub shows the current pace. If some of your tips were never reported to your employer, a lender may want your signed tax returns and IRS Form 4137, which exists for exactly that situation. You can read the form itself on the IRS Form 4137 page, and the agency explains how tips are taxed in Topic 761.
Expect a verbal verification of employment before closing, too. The underwriter will call or confirm with your employer that you still work there and that the pay you described is real.
If it is not on a W-2 or a tax return, it is not income to an underwriter.
How lenders average your tips
They total the documented tips over the history they can verify and divide by the months. Rising tips help you because the average sits below your current pace and the lender still uses it. Falling tips hurt, because the underwriter has to decide whether the lower level has stabilized, and if it has not, the variable part may not count at all. One great month does not change the math.
The bigger risk is the gap between what you earn and what the paper says. Tipped workers in the Valley often earn more than their returns show, and that gap is where loans die. Lenders do not accept bank deposits alone as proof of tips. We see the same issue with 1099 earners, and our piece on refinancing with 1099 income shows how a lender reads uneven documentation.
Run your own numbers
Arizona mortgage calculator
- Principal and interest$2,655
- Property tax (est. 0.51%)$223
- Homeowners insurance (est.)$183
- Mortgage insurance$0
- Loan amount$420,000
Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.
Want these numbers to be real instead of estimated? We will price your exact scenario across every lender we work with.
Get my real numbers| Tip pattern | Year 1 tips | Year 2 tips | Usable monthly tips |
|---|---|---|---|
| Rising | $18,000 | $24,000 | $1,750 (24 month average) |
| Flat | $24,000 | $24,000 | $2,000 |
| Declining | $30,000 | $21,600 | $1,800 (recent year, lender discretion) |
These are illustrations, not a quote. In the declining case, an average of both years would be $2,150 a month, but a cautious underwriter often uses the lower, recent figure. That $350 difference changes your debt to income ratio and your options.
What a few hundred dollars of income buys you
At a 7.24% rate, a 30 year loan costs about $6.81 a month per $1,000 borrowed, using the Freddie Mac survey average from October 29. If an extra $450 a month of counted income supports roughly $193 more in monthly debt at a 43% ratio, that is about $28,000 of added loan amount. Lenders set their own limits, so your ratio will differ. For a refinance, it can mean the difference between getting a cash out loan and being denied, or between dropping a mortgage insurance premium and keeping it. The Consumer Financial Protection Bureau's home loan guide covers how lenders weigh debt against income.
Does the timing of your refinance matter?
Yes, because the two year history is measured back from the application date. A server who changed restaurants eight months ago has a short history at the new job, even if the pay is higher. Staying in the same line of work usually helps, since lenders look at continuity of the type of income, but expect your loan officer to ask for written explanations. If you moved from a salaried job into a tipped role this year, the tips may not count at all yet. Waiting a few months can be cheaper than applying early, getting a denial, and paying for a second appraisal. If your rate today is already close to what the market offers, there is little reason to rush before your history is complete.
A practical habit for Scottsdale and Phoenix workers: pull your last two years of returns and your most recent pay stubs before you call anyone, and add up the tips line yourself. If the two years are within 10 to 15% of each other, you are in good shape. If they are far apart, you will know what to explain before the underwriter asks.
What about the no tax on tips deduction?
The federal deduction for qualified tips lowers your taxable income, not the tips on your W-2. I found nothing in the lender sources I reviewed saying it reduces income a lender can count, and one consumer article framed it as a reason to report tips more fully. Do not assume either way. Ask your loan officer which figure the underwriter will use, and have your tax preparer confirm how your return was prepared. If you started reporting more tips this year, the extra still needs a history before it carries full weight.
What to do if your numbers are uneven
Report every dollar going forward, and keep your paystubs. Pick a refinance date that gives you the longest clean history you can. If your pay is seasonal, read how lenders treat that in our guide to seasonal income refinances. If your earnings are partly under the table, a refinance may not be the right tool yet, and the honest move is to wait and build the paper.
Equity matters too. Valley prices have softened, as the Homes.com Phoenix housing market report shows, so check how much you owe before you assume a lender will lend. Browse your area on Arizona Luxury Property Search to see what comparable homes list for in Scottsdale and Phoenix. Then see the loan programs we offer and how our process works. Start at pillarmortgagegroup.com, and use the calculator above to test a payment.
Not sure what counts? Send your last two years of W-2s and a recent paystub. I will give you a straight answer, even if it is "not yet."
Get my answer Book a call Apply nowHonest caveat: this post is wrong for anyone whose tips are mostly cash they never reported, because a lender cannot count what is not on paper. It is also general education. Rules differ by lender and loan type, and rates change weekly. Ask a tax professional how the new tip deduction affects your own return. This is not financial or tax advice.
Frequently asked questions
Can tip income be used to refinance a mortgage in Arizona?
Yes, if it is documented and has a history. Lenders generally want about two years of tip income shown on W-2s and tax returns, and they average it. A shorter history of at least 12 months can sometimes work with strong offsetting factors, but that depends on the lender and the loan program.
How do lenders calculate tip income for a mortgage?
They add up the documented tips and average them over the history they can verify, usually the last two years plus the year to date. If your tips are rising, the average usually helps you. If they are falling, an underwriter will often use the lower recent figure.
Do cash tips count if I never reported them?
No. Tips that never appeared on a paystub, W-2, or tax return generally cannot be used to qualify, and bank deposits alone usually do not prove them. Tips you reported to the IRS on your return, along with the supporting forms, can count.
What is IRS Form 4137 and do I need it for a refinance?
Form 4137 reports tips you received that your employer did not report. A lender may ask for it, along with two years of tax returns, if some of your tips were not on your W-2. If your employer reports all your tips, you may not need it.
Does the no tax on tips deduction lower the income a lender can use?
I found no guidance saying it does. The deduction lowers your federal taxable income, but lenders qualify on documented gross earnings. Ask your loan officer which figures the underwriter will use, and have your tax preparer confirm how your return was prepared.
