Refinance With a Second Job in Arizona 2026: When Part Time Income Counts
A second paycheck can turn a denial into an approval, but only if it has history and paperwork. Here is how lenders count it.
The short answer
Second job income can count on a refinance if it has about two years of documented history. Some conventional lenders will consider 12 months when the rest of the file is strong, and FHA is stricter. Lenders average what you actually earned, and they remove the income if you leave the job before closing.
Yes, second job income can count when you refinance. The catch is history. Lenders want to see that the extra paycheck has been there, steady and documented, for about two years. If it has, it can lower your debt to income ratio enough to turn a denial into an approval. If it started last spring, it usually helps your cash flow without helping your file. Here is how that plays out for homeowners in Scottsdale, Phoenix, and the rest of the Valley.

It counts when it has history, hours that hold up, and paperwork to prove both. Conventional lenders generally look for two years at each job when you qualify on more than one, and many will consider 12 months when the rest of the file is strong. FHA is tighter and generally wants two uninterrupted years at the part time job. The U.S. Department of Housing and Urban Development publishes the FHA handbook that lenders use, and your loan officer can point to the section that applies to you.
The other test is steadiness. A lender wants to know the extra work will keep going. A one month gap in the middle of your history is usually explainable. A pattern of starting and stopping is not. Seasonal work follows its own averaging rules, which we cover in our post on refinancing with seasonal income.
How lenders treat each situation
The treatment depends on the type of job, how long you have held it, and how the pay is structured. This table shows the usual outcomes. Individual lenders and loan programs differ, so use it to prepare for the conversation, not to predict the result.
| Your situation | How it is usually treated | What we need from you |
|---|---|---|
| W-2 second job, two years or more, steady hours | Generally counts, averaged over the history | Two years of W-2s, 30 days of pay stubs, verbal verification |
| W-2 second job, 12 to 24 months | Conventional may count it with a strong file; FHA usually does not | Pay stubs, offer letter, a short written explanation |
| Second job under 12 months | Typically does not count toward qualifying | Keep the stubs for reserves and cash flow |
| Variable or falling hours | Averaged, and a decline can lower the figure used | Pay stubs showing hours, two years of history |
| Tips or cash paid | Counts only to the extent it appears in your tax returns | Tax returns that show the income reported |
| 1099 gig or side business | Treated as self-employment, a different set of rules | Two years of tax returns and a profit and loss |
Overtime, bonus, and commission earned at either job each have their own rules. Our posts on overtime and bonus income and commission income explain how those are averaged.
How the lender does the math
The lender averages what you actually earned, not what you hope to earn. Say your second job paid $11,400 two years ago, $13,200 last year, and $10,800 so far this year across nine months. That is $35,400 over 33 months, or about $1,073 a month. Lenders do not use a number that flatters the file. If your hours are climbing, a lender might use the average. If your hours are falling, the lender may use a lower recent figure instead of the higher older one.
Here is why that $1,073 matters. Take a homeowner with a $7,000 monthly base income, a new proposed payment of $3,100, and $600 of car and card payments. This is an example, not a quote.
| Line | Base job only | With second job |
|---|---|---|
| Monthly income used | $7,000 | $8,073 |
| Monthly debts including new payment | $3,700 | $3,700 |
| Debt to income ratio | 52.9% | 45.8% |
Same house, same debts, same loan. The second paycheck moves the ratio by seven points. The Consumer Financial Protection Bureau notes that different loan products and lenders have different DTI limits, so the cutoff for your file depends on the program. Our guide to the debt to income ratio lenders allow shows where those lines usually sit.

Get my real numbersWhat to send your lender
Send the same package for both jobs. For each one, gather your most recent 30 days of pay stubs, your last two years of W-2s, and the name and phone number of someone who can verify your employment. Lenders call the employer or check a verification service close to closing, and they do the same for the second job. Expect a short written explanation if there is a gap or if hours changed. Our full refinance document checklist lists everything else.
Be ready to explain the pay itself. If you wait tables on weekends, your stubs show hourly wages and reported tips, and your tax return should match. Cash paid under the table cannot be counted, because there is nothing for an underwriter to verify.
Four ways a second job gets thrown out
The same four problems come up again and again. First, you quit the second job after applying. Lenders verify employment near closing, and income from a job that ended is removed. Second, your hours drop. A falling average pulls the qualifying figure down. Third, the second job is a cash arrangement or a family business with no records. Fourth, you start the second job after you apply. New income that has no history does not help the file. Our post on changing jobs during a refinance covers what happens when the first job changes too.
A second job is not the same as a side business
A W-2 second job and a side business are treated as two different things. A W-2 job is documented with pay stubs and a verification of employment. A side business, a rideshare account, or freelance work paid on a 1099 follows self-employed rules and needs tax returns. Mixing the two up is the most common reason a file stalls. If your extra income comes from a business, read about 1099 income and refinancing before you apply.
A plan if the second job is too new
If your history is short, you still have options. You can wait until the job reaches 12 or 24 months, which is often the cheapest fix. You can pay off a card or a car loan to bring the ratio down without the extra income. You can refinance on the base job alone with a smaller loan amount. Or you can look at a program with different documentation rules. The right choice depends on your rate, your equity, and how long you plan to stay in the home. A refinance that saves a few hundred dollars a month is worth waiting two months to do correctly.
Not sure whether your extra income will count? I will run both versions of your file and show you the difference before you apply for anything.

Honest caveat: this does not help if your second job is brand new, if your hours are shrinking, or if you plan to quit it soon. In those cases, qualify on your main income and treat the extra pay as savings. Guidelines differ by lender and loan type, and nothing here is a commitment to lend. This is general education, not financial advice.
Frequently asked questions
Can I use second job income to refinance my mortgage?
Yes, if the job is documented and has a track record. Conventional lenders generally want about two years of history at the second job, and some will accept 12 months when the rest of the file is strong. FHA is stricter. Ask your loan officer which rule applies to your loan type.
How long do I need to have a second job before it counts?
Two years is the usual benchmark. Under 12 months, the income typically does not count toward qualifying, although it can still show up as cash flow and reserves. Between 12 and 24 months, the answer depends on the loan program and the strength of your file.
How do lenders calculate part time income that changes every month?
They average it. A lender adds up documented earnings over the history it is using and divides by the number of months. If your hours are falling, the lender may use a lower recent figure instead of the higher older one.
What if I quit my second job before closing?
Then it will not count. Lenders verify employment close to closing, and income from a job that has ended is removed. Your debt to income ratio is recalculated without it, and the loan may no longer qualify.
Is a side business or gig work the same as a second job?
No. Self-employment and gig income paid on a 1099 follow self-employed rules and usually need two years of tax returns. A W-2 second job is documented with pay stubs, W-2s, and a verification of employment.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
