Using a Friend as Your Listing Agent in Arizona 2026: How to Make It a Business Decision
Using a Friend as Your Listing Agent in Arizona 2026: How to Make It a Business Decision
Quick answer
Usually yes, as long as they can survive the same comparison you would run on a stranger. Hiring someone you know is the most common way sellers pick a listing agent. The failure mode is not friendship, it is skipping the interview because it feels rude. Ask for a written pricing opinion with named comps, a written net sheet, and a marketing plan with dates and dollars. If they hand all three over without flinching, you have your answer.
Somebody in your phone sells real estate. Maybe your sister in law, maybe the neighbor two doors down who has been posting listing videos all year. If you are thinking about selling around Phoenix this fall, that person is probably already the default in your head. The only question worth answering is whether they are the default because they fit the house, or because they are the one agent you happen to know.
How often sellers actually do this
Most of the time. In the National Association of REALTORS 2025 Profile of Home Buyers and Sellers, 37 percent of sellers used an agent who was referred by, or was, a friend, neighbor or relative, and another 29 percent used an agent they had worked with before.
The number that should stop you sits in the same chapter. Eighty percent of sellers contacted only one agent before choosing one. Read those together and the picture is clear. Most people do not choose a listing agent, they accept the one already standing there, and the one already standing there is usually someone they know.
It mostly works out. NAR found 87 percent of sellers would recommend the agent they used. But mostly works out is a thin standard for the largest single check anyone will ever hand you. The fix is not avoiding your friend, it is running the comparison you would run on a stranger. That is not rude either. Any agent who has done this a few years expects to be interviewed against two other people, and the ones who take offense are telling you something useful.
When hiring someone you know is the right call
When they already sell houses like yours, in the places yours competes with, and you can prove it in about fifteen minutes.
Familiarity is a real asset and the industry is oddly shy about saying so. Someone who knows you will tell you the truth about the carpet, and there is accountability no stranger can match, because they have to look at you across a table at Thanksgiving either way. Not every agent is the right fit for every seller, and sometimes the right fit really is the person who has already been inside your house. The point is to find that out on purpose. The general interview framework is in our guide on how to choose a listing agent. What follows is the part that only applies when you know the person.
How to check their production, not their following
Look up the license first, then ask for the last twelve months of closings with addresses and dates. Both take minutes, and neither one is an insult.
The license check is free and public. The Arizona Department of Real Estate keeps a searchable database at services.azre.gov showing license status, issue date, the brokerage holding it, and any disciplinary history. It takes about ninety seconds and the agent never knows you looked.
Then production, which is where these arrangements get expensive. A following is not a sales record. Forty thousand followers and four closings a year is a marketer. Six hundred followers and thirty one closings is a practitioner. Both can be excellent, they are doing different jobs, and only one of those jobs shows up in your comps. Ask for the closed list, then ask three follow ups most sellers skip:
- How many were listings, not buyer side? A strong buyer agent is not automatically a strong listing agent. Pricing and negotiating from the seller chair are different muscles.
- How many were in my price band? Selling twenty houses at 400,000 does not teach you how a 1.4 million dollar listing behaves, and the reverse is just as true.
- How many were within a few miles of me? Pricing knowledge is nearly street level, and it does not travel well across a metro this size.
Spot check two addresses on the county recorder site. If the list holds up, go back to being friends.
Estimate what you would walk away with
Arizona seller net proceeds calculator
- Agent compensation$0
- Buyer concessions$0
- Title, escrow, and recording (est.)$0
- Prorated taxes and payoff interest (est.)$0
- Mortgage payoff$0
Estimates only, not an offer, an appraisal, or a net sheet. Arizona title and escrow fees vary by company and by county, and this uses a blended estimate. Agent compensation is fully negotiable and is set between you and the brokerage you hire. HOA transfer and capital fees, home warranty, repair credits, and payoff demand fees are not included. Ask your listing agent and your title officer for a written net sheet before you sign anything.

Tell us about the property and we will come back with two or three vetted listing agents to put next to the one you already know, plus the comps behind why we picked them. No cost, no obligation, and if your friend wins the comparison, good.
Get agents to compare againstThe three documents to ask for before you sign
A pricing opinion that names its comps, a written net sheet, and a marketing plan with dates and dollars. Ask your friend for all three exactly the way you would ask a stranger.
- A pricing opinion with named comps. Three sold homes, addresses and close dates, one sentence each on why they compare to yours. Redfin Data Center put the Phoenix sale to list ratio at 97.8 percent in August 2026, with a median 57 days on market, so anyone promising full price in a weekend owes you an explanation rather than enthusiasm.
- A written net sheet. What you walk away with at their price, after compensation, concessions, title and escrow, and your payoff. The calculator above gets you close, and your title officer produces the real one.
- A marketing plan with dates and dollars. Who shoots the photos, what day it goes live, what gets spent and by whom. Vague enthusiasm here is the most reliable warning sign in the whole process, and it is hardest to push on when you like the person.
Then the piece almost everyone skips: settle compensation in writing on day one, before anyone is emotionally committed. Agent compensation is fully negotiable and is agreed between you and the brokerage you hire, and a friend is the hardest person alive to renegotiate with after the fact. If your friend is newer, that is not automatically a no. Ask who is backing them up on pricing and negotiation, and get that person's name and production, which is part of why we wrote up team versus solo listing agent.
How to say no without wrecking the friendship
Tell them before you interview anyone else, not after you have signed with someone else.
One sentence does it. I am talking to three agents, you are one of them, and I wanted you to hear it from me. That converts the whole thing from a loyalty test into a normal business process, which is what it always was. If you pick someone else, tell them yourself, once, without a long justification, because a long one invites a negotiation you do not want. Then offer the referral, because it is real money. An agent can refer you to another agent and be paid a referral fee out of that agent's commission at closing, so your friend stays in the deal without working a listing they were not right for. What you should not do is go quiet and let them find the listing in the MLS.
When we would tell you not to do it
Four situations, and we would say the same about a stranger in three of them.
- They work a different price band or a different side of the Valley. Warmth does not substitute for knowing what the house two streets over closed at in June.
- They sell part time and your timeline is tight. A listing that runs long needs someone whose day job this actually is, especially through price reductions and inspection week.
- You cannot picture yourself firing them. This is the real test. If you could not ask why there were no showings last weekend, or push a reduction at day 45, the relationship will cost you money. A listing agreement is a contract with a term, and leaving one early is its own conversation, covered in how to get out of a listing agreement.
- The only reason is obligation. If you are doing it because you feel you owe them, that is not a reason. Nobody is owed your listing.
One thing unrelated to friendship: get the next purchase underwritten before you list, because what you can qualify for while you still own this house often decides the sequence. Our loan programs page covers the ones built for carrying two properties, and the full order of operations is in our step by step guide to selling. Nobody can promise you a higher price or a faster sale, us included. What a real comparison buys you is a decision made on purpose, with documents in front of you.
Frequently asked questions
Is it a bad idea to use a friend as your real estate agent?
No, and it is what most sellers do. The National Association of REALTORS found 37 percent of sellers used an agent referred by or who is a friend, neighbor or relative. The risk is not the friendship, it is that 80 percent of sellers contact only one agent.
How do I check whether a real estate agent is actually licensed?
Use the Arizona Department of Real Estate public database at services.azre.gov. It shows license status, issue date, the brokerage holding it, and any disciplinary history. It is free and the agent never knows you looked.
How many agents should I interview before I list my house?
Three is what we suggest and two is the floor. The value is not the third opinion itself, it is that comparing written pricing opinions side by side exposes the reasoning behind each number.
How do I tell a friend I am not using them to sell my house?
Tell them early, before you interview anyone else, in one sentence, and tell them yourself rather than letting them find the listing. Then offer the referral, so your friend still gets paid for the introduction.
Will a friend give me a lower commission?
Sometimes, and you should settle it in writing on day one rather than assume it. Compensation is negotiable and is agreed between you and the brokerage you hire. A discount that was implied but never written down is how these arrangements go sideways.
Tell us about your home,
we will bring you the right agent.
We keep a database of Arizona listing agents we have vetted on production, price point, neighborhood, property type, and how they actually market a home. Tell us what you are selling and what matters to you, and we will introduce you to the ones who fit. No cost, no obligation, and you are never required to use anyone we send.
