Assumable Mortgage in Arizona 2026: How to Take Over a Seller's Low Rate in Phoenix
Taking over a seller's low rate can cut a payment by hundreds a month. The catch is the cash between the loan balance and the price. Here is how to run it honestly.
The short answer
An assumable mortgage lets a qualified buyer take over the seller's existing loan, including its rate and remaining term, and in Arizona that usually means an FHA or VA loan. You still have to qualify with the servicer, and you must pay the difference between the price and the loan balance in cash or with a second loan. VA charges a 0.5% funding fee on an assumption. With the Freddie Mac 30 year average at 7.32% for the week of October 22, 2026, a low assumed rate can be worth a lot, but only if the equity gap is manageable.
An assumable mortgage is an existing home loan that a buyer can take over from the seller, keeping the original interest rate, balance and remaining term instead of getting a new loan. With rates well above the levels many owners locked in earlier this decade, assumptions have become one of the few ways to buy below today's rate without paying for a buydown. This guide covers which loans qualify, a worked Phoenix example, the equity gap, and the approval process. For the full first purchase path, see our Arizona first time home buyer guide.
What an assumption is, in plain terms
When you assume a loan, the seller's lender, now called the servicer, approves you as the new borrower on the existing note. The rate does not change. The balance does not reset. Your payments pick up where the seller's left off. You are buying the house at its price, though, so anything above the loan balance has to come from you or from separate financing.
Which loans can be assumed
| Loan type | Assumable? | Key rule |
|---|---|---|
| FHA | Yes, with approval | The servicer reviews the buyer's creditworthiness under HUD Handbook 4000.1 |
| VA | Yes, with approval | 0.5% funding fee; the seller's entitlement stays tied up unless an eligible veteran buyer substitutes theirs |
| USDA | Sometimes, with approval | Buyer must meet USDA program rules; ask the servicer |
| Most conventional | Usually no | Most contain a due on sale clause requiring payoff when the home is sold |
VA lists the 0.5% assumption fee on its funding fee page, and buyers who are eligible veterans can substitute their own entitlement using VA Form 26-8106. Our pages on FHA loans in Arizona and VA loans in Arizona cover the programs themselves.
A Phoenix example with 2026 numbers
Say a home sells for $500,000 and the seller has an FHA loan with a $350,000 balance at 3.5% and 25 years left. The assumed principal and interest is about $1,752 a month. A brand new 30 year loan for the same $350,000 at 7.32%, the Freddie Mac average for the week of October 22, 2026, would be about $2,404. That is about $652 a month in favor of the assumption on the assumed portion alone.
Now the gap. The buyer still owes the seller $150,000 above the loan balance. With cash, the assumption is a clear win. If the buyer borrows the gap with a second loan, the math changes. As an illustration only, $150,000 at 8.5% over 20 years is about $1,302 a month, for a combined $3,054. A new $450,000 loan at 7.32% with $50,000 down would run about $3,091. The two are close, and the result swings on the second lien's rate and term, which vary by lender.
The assumed rate is the headline. The equity gap is the deal.
How to cover the equity gap
Buyers cover the gap with savings, documented gift funds, or a second mortgage where the servicer and program allow it. Gifts follow the same paper trail rules as any down payment; see our gift funds guide. Larger gaps are why assumptions tend to work best when the seller bought recently or put little down. Our guide to how much down payment you need compares the cash needed on a standard loan, and closing costs when buying in Arizona covers the costs on top.

Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Get my real numbersHow you qualify for an assumption
You apply with the servicer, not a lender you choose. The servicer reviews your credit, income, assets and debt to income much like a new loan, under HUD rules for FHA and VA rules for VA. FHA assumptions generally require you to occupy the home. Servicers process assumptions on their own timelines, so build extra time into your purchase contract and confirm the servicer's process before you sign; our post on the loan contingency explains the deadlines that protect your earnest money. Our guides to the credit score you need and debt to income limits cover the qualifying side.

Run my assumption Book a 15 minute callThe VA entitlement question
If you assume a VA loan and you are not a veteran substituting your own entitlement, the seller's VA entitlement stays tied to that loan until it is paid off. That can limit the seller's ability to use a VA loan again soon,, which is worth discussing with the seller early. A veteran buyer can substitute entitlement with VA Form 26-8106 and pays the 0.5% assumption funding fee unless exempt under VA's rules. Our VA loans page covers entitlement in more depth.
Assumption vs a new loan and a later refinance
An assumption is not always the best path. If the gap is large and the second lien is expensive, a new loan with a seller paid rate buydown can come out ahead; see our guides to seller paid rate buydowns and buying down your rate. Compare FHA and conventional too with our FHA vs conventional guide. A refinance later is possible but never guaranteed. Blake's take on down payment assistance: it usually comes with a higher interest rate, so the monthly payment is often higher than a traditional loan would be. I would rather see a first time buyer use FHA at 3.5% down, a conventional 97, HomeReady or Home Possible at 3% down, or VA and USDA at 0% down, and keep the payment lower. If you still want to look at it, our Arizona down payment assistance guide lays out the current programs, the rules, and what they actually cost.
Honest caveat: the second lien rate in the example is an illustration, not a quote, and servicers set their own assumption processes and timelines. Program rules change. This is general education, not a commitment to lend. See our loan programs or our process.

Frequently asked questions
Are conventional loans assumable in Arizona?
Usually not. Most conventional loans contain a due on sale clause that requires payoff when the home is sold. Assumptions in Arizona almost always involve FHA or VA loans, and sometimes USDA, with the servicer's approval.
What does it cost to assume a VA loan?
VA charges a 0.5% funding fee on a loan assumption, per its funding fee page, unless the buyer is exempt. The servicer may also charge processing costs, and you pay normal closing costs.
Do I need a down payment to assume a mortgage?
You need to cover the gap between the price and the loan balance. On a $500,000 home with a $350,000 balance, that is $150,000 in cash, gift funds or a second loan where allowed.
Does the seller lose their VA entitlement if I assume their loan?
If you are not an eligible veteran substituting your own entitlement, the seller's entitlement stays tied to the loan until it is paid off. A veteran buyer can substitute entitlement using VA Form 26-8106.
Can I assume a mortgage with bad credit?
The servicer reviews your credit, income and debts much like a new loan under FHA or VA rules, so weak credit can block an assumption. A broker can compare it against other loan options for your file.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
