How to Declutter Before Selling a House in Arizona 2026: What Actually Has to Go

Quick answer

Plan on removing roughly a third of what is in the house right now, and start with flat surfaces instead of drawers. Kitchen counters, the primary closet, and the garage floor do more for your listing photos than anything else you can move. Rent a storage unit only if you have more than a room worth of furniture to move out. Family photos can stay unless they cover a wall. Skip the organizing project inside cabinets nobody opens. For most occupied homes this is two or three weekends, not a two month project.

This is the one piece of prep advice no two agents argue about. In the National Association of REALTORS 2025 Profile of Home Staging, 91 percent of sellers' agents said they recommend decluttering before listing, the most recommended step of any, ahead of whole home cleaning at 88 percent and curb appeal at 77 percent. So you will hear it from whoever you hire. What nobody tells you is which parts matter. Sellers routinely spend a Saturday alphabetizing a pantry that gets photographed with the door closed, then leave four bikes and a treadmill in the garage where the camera goes.

How much actually has to go

About a third. That is the number I would give any seller before walking the house, and it holds up because the goal is not a tidy house. The goal is a house where every room reads as having more space than furniture. A buyer in a bedroom never measures it. They notice whether they can walk the perimeter without turning sideways, and they call the room generous or cramped in two seconds.

That is also why flat surfaces beat drawers. The camera flattens a room, so every object on a counter competes with what you want buyers to see. Four surfaces carry most of the weight: kitchen counters, bathroom counters, floors, and the garage slab.

The reason it matters more right now is supply. The October 2026 ARMLS STAT report put the median sales price at 450,000 dollars, flat against the same month last year, with month of supply up to 4.45 months. Freddie Mac had the 30 year fixed averaging 7.32 percent on October 22, 2026. So the buyer touring your house has a long list of alternatives and a payment that is already stretched. They are not hunting for reasons to fall in love. They are hunting for reasons to move on, and a cluttered room is the easiest one there is.

The three spaces that decide your photos

Kitchen counters, the primary closet, and the garage, in that order. Everything else is cleanup.

Kitchen counters come down to two or three objects total, not two or three per counter run. The coffee maker and a bowl of fruit. Knife blocks, paper towel holders, the utensil crock, the mail pile, the charging station, the blender you use daily, all of it goes in a cabinet before the photographer arrives and lives there until you close. That one step changes more listing photos than anything else on this page.

The primary closet is the one buyers open, because they are answering a question they will not ask out loud: would my clothes fit. A closet packed to the rail answers no. Pull it to roughly two thirds full, clear the closet floor, and let people see the back wall.

The garage is where sellers lose the most credibility, because it is where the overflow from every other room ends up. A floor stacked with bins tells a buyer this house does not have enough storage, the opposite of the message you wanted. Both bays need to read as parking. Forced to choose between a clean garage and an organized pantry, choose the garage.

After those three, work the floors and the bookshelves, then the patio, which in this climate is shown as living space and photographs as one.

What a storage unit is really for

A storage unit is for furniture, not for boxes. A sofa, a dining set, a desk, and a spare bed are worth the unit. Twelve boxes and some bins are not, because a cleared garage corner handles those and you keep the money.

The math is not close when furniture is genuinely in the way. Against a 450,000 dollar median sale price, one percent off the price is 4,500 dollars, and a month to month unit is a small fraction of that. The spend is rarely the problem. The problem is sellers rent a unit, fill it with the easy boxes, and leave the bulky furniture that was the reason to rent it.

One local warning worth more than it sounds. Pick climate controlled for anything you care about through a Valley summer. A standard metal unit here gets hot enough to warp records, soften furniture glue, bow candles, and shorten the life of electronics. Sellers learn this in July, after closing.

If you are weighing this against paying a stager, read what staging is actually worth paying for first. Decluttering is the free half of staging and does most of the work. Paid staging earns its keep in vacant homes and higher price bands, which is why it shows up on nearly every Scottsdale luxury listing and fewer mid market ones.

Estimate what you would walk away with

Arizona seller net proceeds calculator

Estimated net proceeds $0
  • Agent compensation$0
  • Buyer concessions$0
  • Title, escrow, and recording (est.)$0
  • Prorated taxes and payoff interest (est.)$0
  • Mortgage payoff$0

Estimates only, not an offer, an appraisal, or a net sheet. Arizona title and escrow fees vary by company and by county, and this uses a blended estimate. Agent compensation is fully negotiable and is set between you and the brokerage you hire. HOA transfer and capital fees, home warranty, repair credits, and payoff demand fees are not included. Ask your listing agent and your title officer for a written net sheet before you sign anything.

Where the stuff actually goes

Four piles, and only one is storage: keep, store, donate, haul. Sellers usually get three right and underestimate the haul pile.

Donate works best as a scheduled pickup, because a pile that waits on you driving somewhere sits in the garage for three weeks. Haul is the broken patio set, the dead treadmill, the paint cans, the mattress nobody wants. One junk run beats another weekend of moving the same items between rooms.

Two things not to do. Do not stack anything outside where it lands in exterior photos, side yard included. And do not fill the attic, which gets inspected in every Arizona sale. If it cannot be in the house, get it off the property.

When to start, and how long it really takes

Start two to three weekends before the photographer, and run the steps in order: declutter, deep clean, paint and yard cleanup, photos. Cleaning first means cleaning around objects that are about to leave, and painting first means moving everything twice.

For an occupied three bedroom house, plan on 20 to 30 hours of work across those weekends, plus a day for the pickup and the junk run. Vacant homes are faster and have the opposite problem, since empty rooms photograph smaller and colder. Once the house is clear, the photos are the next decision, and those are worth getting right before the shoot rather than after.

One sequencing note specific to Phoenix. If your yard cleanup involves hauling green waste or gravel, do it before the deep clean, not after. Dust travels inside here in a way it does not in other markets, and you will clean the house twice.

Where this advice has limits

Decluttering will not fix price, location, or a 22 year old roof. It is the cheapest item on the prep list and the one with the smallest ceiling. The staging survey above is sellers' agents reporting impressions, with 49 percent saying staging decreases time on market. That is a professional opinion, not a measured dollar gain on your house, and nobody can promise you a faster sale or a higher price because the counters are clear. If the house needs a real repair, read what to fix before selling and what to skip, because a tidy house with a failing air conditioner is still a house with a failing air conditioner.

There is also a realistic floor when people live in the home. With a toddler, three dogs, and a job, you are not holding a magazine interior for two months of showings. Get to a good baseline, keep a laundry basket by the door for the ten minute scramble, and let it be.

And if you are selling as is, to an investor, or on a timeline where the buyer pool is cash, most of this is wasted effort. That is a different plan. The full sequence, from prep order through closing, is in our step by step guide to selling a house, and if you are buying your next place at the same time, our loan programs are where that side of the move starts.

Frequently asked questions

How much should I declutter before selling my house?

Plan on removing roughly a third of what is in the house. The target is that every room reads as having more space than furniture, so prioritize flat surfaces and floors over the inside of drawers. Kitchen counters come down to two or three objects, the primary closet to about two thirds full, and the garage floor clears so both bays show as parking.

Should I rent a storage unit before listing?

Rent one if you need to remove furniture, and skip it if you only need to move boxes. Furniture is what makes rooms photograph small, and a cleared closet handles bins for free. If you do rent, choose climate controlled for anything heat sensitive, because a standard unit here gets hot enough to damage electronics, candles, vinyl, and furniture glue over a summer.

Do I need to take down family photos?

Not all of them. Take down gallery walls and anything showing names, school logos, or house numbers, and leave a few framed photos in place. The old advice to strip every personal item came from an era of thinner inventory. Buyers are not confused by evidence that a family lives there, but a wall of 30 frames does distract them.

How long does decluttering take before a listing?

For an occupied three bedroom home, plan on 20 to 30 hours of work across two or three weekends, plus a day for a donation pickup and a junk haul. Start before the deep clean and before paint or yard work, because cleaning and painting around items that are about to leave means doing both jobs twice.

Is decluttering the same as staging?

No. Decluttering is removing what is already there. Staging is adding or rearranging furniture to show a room's purpose. Decluttering is free, does most of the visual work, and comes first. Staging is a separate spend that matters most in vacant homes and higher price bands, and it is worth pricing after the house is clear.
