First Time Home Buyer Chandler AZ: 2026 Guide
Chandler prices eased this year, the FHA limit clears the typical home, and the city backs a land trust program. Here is how to choose your path.
The short answer
A first time buyer in Chandler can buy with 3.5% down on FHA, 3% on conventional, or 0% on VA, and the 2026 Maricopa County FHA limit of $557,750 covers the typical Chandler home. Redfin's September 2026 Chandler median sale price was $517,254, down 3.3% from a year earlier. Chandler also has a city backed first time buyer program, but it is a land trust with resale restrictions, not a cash grant.
Chandler gives first time buyers something unusual for the Valley right now: prices that have eased while the FHA limit still clears the typical home with room left over. Add a city backed land trust program for lower income buyers, and Chandler has more paths in than most suburbs. This guide sorts them so you can see which one fits. Chandler loan limits for 2026
Chandler is in Maricopa County. HUD's 2026 one unit FHA limit there is $557,750 (HUD FHA Mortgage Limits), and FHFA's 2026 conforming limit is $832,750 in every Arizona county (FHFA 2026 limits). At the Chandler median, an FHA base loan at 3.5% down would be $499,150, about $58,600 under the limit. That headroom lets Chandler buyers use FHA on homes well above the median, up to about $577,979 at the minimum down payment.
| Loan at the Chandler median ($517,254) | Down payment | Base loan | Room under the 2026 limit |
|---|---|---|---|
| FHA, 3.5% down | $18,104 | $499,150 | $58,600 under $557,750 |

Chandler prices right now
Redfin's Chandler data for September 2026 shows a median sale price of $517,254, down 3.3% from a year earlier, with homes selling after a median of 51 days on the market compared with 57 a year before. That is the largest year over year price decline and the fastest Valley pace among the cities in this series. Read it as a market where sellers are adjusting price to sell, not one where homes sit.

For a first time buyer, a softer price with steady demand is a decent setup. You can often negotiate closing cost help, but a well priced home will not wait two months for you. Our guide to seller concessions in the Valley explains what to ask for.

FHA, 3.5% down. HUD allows 3.5% down with a 580 score and 10% down from 500 to 579 (HUD Handbook 4000.1). FHA has a 1.75% upfront premium that can be financed and an annual premium. In Chandler the limit leaves enough room that FHA works on most entry level and mid priced homes. Details at FHA loans in Arizona.
Conventional 97, HomeReady and Home Possible, 3% down. Slightly less cash than FHA. HomeReady and Home Possible cap income at 80% of area median income for the property's location, and the standard 97% option requires at least one first time buyer. PMI can be removed later. See conventional loans with PMG and FHA vs conventional.
VA, 0% down. No county limit with full entitlement and no monthly mortgage insurance (VA home loan limits). The funding fee is waived for veterans receiving disability compensation (VA funding fee). See VA loans.
USDA does not apply. Chandler locations we checked on USDA's eligibility map on October 26, 2026 sat inside USDA's ineligible area (USDA eligibility site).

The City of Chandler partners with Newtown Community Development Corporation to run its First Time Homebuyer Program (City of Chandler). Here is what the city publishes, as of October 26, 2026:
- Model: community land trust. The buyer pays for the structure, not the land, and Newtown holds the land in trust under a ground lease.
- Who qualifies: households with income below 80% of area median income.
- Requirements: homebuyer education classes, a meeting with a homeownership counselor, and an orientation covering the ground lease, resale restrictions and shared equity.
- Amounts and status: not listed on the city page. Contact Newtown or the City of Chandler to confirm what is available.
A land trust can make a Chandler home affordable for a buyer who would otherwise be priced out, but it changes what you own. Resale restrictions and shared equity limit how much of the future price gain you keep. That is a fair trade for some buyers and a poor one for others, so understand it before you commit.
Chandler buyers can also look at Home in Five Advantage (Maricopa County, up to 6%, 640 score, income up to $153,440) (Home in Five Advantage) and HOME Plus (statewide, up to 4% as a 0% second lien forgiven in full after month 60 and repaid in full on a sale or refinance before then, 620 score, income up to $155,386) (Arizona IDA HOME Plus). Arizona Is Home closed for the rest of 2026 on October 6, 2026 (Arizona IDA notice).
Blake's take on down payment assistance: assistance usually comes with a higher rate, so the monthly payment is often higher than a traditional loan with 3% or 3.5% down. I would rather you see both numbers side by side before you choose. With Chandler prices down from last year, I would test a plain FHA or conventional offer with a seller credit before reaching for a second lien. Pillar Mortgage Group does not run any assistance program; administrators set the rules and the funding.

Buying in Chandler: the Arizona steps
- Check your credit and decide on a program path. If the land trust interests you, call Newtown first, since its education and orientation happen before you buy.
- Get pre approved. In a 51 day market, sellers favor offers that look certain. See how pre approval works.
- Budget your cash to close. Down payment plus closing costs, minus any seller credit. Our post on Arizona closing costs lists what to expect.
- Write on the Arizona contract and fund earnest money, commonly 1% to 3% of the price (earnest money in Arizona).
- Use the 10 day inspection period. Deliver your BINSR in time. The seller has 5 days to respond and you have 5 days to accept or cancel (BINSR guide).
- Stay steady through underwriting. A job change can still work if you plan it; see buying a house with a new job.
- Review the Closing Disclosure three business days before closing (CFPB), then sign with escrow. Our average close is 18 days, and as fast as 10.
Arizona is a community property state, so on FHA and VA loans a non borrowing spouse's debts are generally counted in your ratios (HUD Handbook 4000.1 sets this for FHA).

Honest caveat: a single median covers very different Chandler neighborhoods, and HOA dues, taxes and insurance shift the payment a lot. The land trust program's terms come from the city page, which does not publish dollar amounts or funding status. Program rules change. This is education, not a loan offer.

Frequently asked questions
Does Chandler have a first time home buyer program?
Yes. The City of Chandler First Time Homebuyer Program is administered by Newtown Community Development Corporation and uses a community land trust model, where the buyer pays for the home and Newtown holds the land in trust. It is for households below 80% of area median income and requires education, counseling and an orientation on the ground lease, resale restrictions and shared equity. The city page does not list a dollar amount or funding status, so contact Newtown or the city to confirm availability.
Is the Chandler land trust program the same as down payment assistance?
No. A community land trust lowers the price because you buy the structure and lease the land, but it comes with resale restrictions and shared equity. Traditional down payment assistance is usually a second loan. Both trade something away, so compare them with a standard FHA or conventional loan.
What is the FHA loan limit in Chandler for 2026?
Chandler is in Maricopa County, where HUD set the 2026 FHA limit for a one unit home at $557,750. That covers a price up to about $577,979 with 3.5% down.
How much do I need to buy a median priced home in Chandler?
Redfin's September 2026 Chandler median sale price was $517,254. FHA at 3.5% down is about $18,104 and conventional at 3% is about $15,518, plus closing costs. Eligible veterans can use VA with 0% down.
Are Chandler home prices dropping?
Redfin's September 2026 data shows Chandler's median sale price down 3.3% from a year earlier, the largest decline among the seven Arizona cities in our first time buyer series. Homes sold after a median of 51 days on the market, compared with 57 a year earlier.
Can I get a USDA loan in Chandler?
No. The Chandler locations we checked on the USDA eligibility map on October 26, 2026, including south Chandler, sat inside USDA's ineligible area.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
