First Time Home Buyer Flagstaff AZ: 2026 Guide
Flagstaff has Arizona's highest FHA limit and its fastest market in our series. The typical home still needs a different plan than the Valley.
The short answer
In Flagstaff, a 3% down conventional loan is usually the first time buyer's best tool, because Redfin's September 2026 median sale price of $739,148 sits above what FHA covers at 3.5% down even with Coconino County's $609,500 FHA limit, the highest in Arizona. VA works with 0% down. USDA is not available in the city but reaches some nearby areas. The city's CHAP program exists but is a shared appreciation loan; confirm it with the city.
Flagstaff flips a few assumptions that hold in the Valley. The FHA limit is higher here than anywhere else in Arizona, yet the typical home still costs more than FHA covers at the minimum down payment. Homes sell faster. And the local assistance program is built around shared appreciation rather than forgiveness. This guide works through each of those for a first time buyer. For the statewide checklist and calculator, see our Arizona first time home buyer guide.
Coconino County loan limits for 2026
Flagstaff is in Coconino County. HUD's FHA mortgage limits lookup lists a 2026 one unit limit of $609,500 for Coconino County, compared with $557,750 for Maricopa and Pinal and $541,287 for every other Arizona county (HUD FHA Mortgage Limits). FHFA's 2026 conforming limit is $832,750 statewide (FHFA 2026 limits).
| Flagstaff median home, $739,148 | FHA | Conventional 3% |
|---|---|---|
| Largest price at the minimum down payment | $631,606 at 3.5% | $858,505 at 3% |
| Down payment on the median home | $129,648 (about 17.5%) to keep the base loan at $609,500 | $22,174 |
| Base loan on the median home | $609,500 | $716,974 |
| Mortgage insurance | 1.75% upfront plus annual premium | Monthly PMI, removable later |
Median from Redfin, Flagstaff housing market, data through September 2026. Limits from HUD (Coconino County, CY2026) and FHFA, checked October 26, 2026. Rows are arithmetic.
That table is the whole Flagstaff story for a first purchase. FHA is still a strong tool on condos, townhomes and smaller homes under about $631,606. For a median priced home, conventional at 3% gets you in with about $22,000 down while FHA would take well over $100,000. Two to four unit FHA limits are also higher in Coconino County: $780,250 for two units, $943,150 for three and $1,172,150 for four, per the same HUD lookup.
Flagstaff prices right now
Redfin's Flagstaff data for September 2026 shows a median sale price of $739,148, up 2.7% from a year earlier, with homes selling after a median of 43 days on the market compared with 53 a year before. Flagstaff is the fastest market of the seven Arizona cities in this series, so a first time buyer here needs to be ready to act.
| Flagstaff, September 2026 | Figure |
|---|---|
| Median sale price | $739,148 |
| Change from a year earlier | Up 2.7% |
| Median days on market | 43 (53 a year earlier) |
| Conventional 3% down at the median | $22,174 |
Source: Redfin, Flagstaff housing market, data through September 2026 (median sale price over the trailing three months). Flagstaff sales counts are small, so the median can move more month to month than in larger cities.
Being ready means a full pre approval, your down payment and closing cost funds already sourced in your accounts, and an inspector lined up. It does not mean skipping the inspection. Winter conditions, roofs and heating systems matter more at nearly 7,000 feet than they do in the Valley.

Conventional 97, HomeReady and Home Possible, 3% down. These carry most Flagstaff first purchases because the loan on a median home stays under the conforming limit. HomeReady (Fannie Mae) and Home Possible (Freddie Mac) cap income at 80% of area median income for the property's location; standard conventional 97 has no income cap but needs at least one first time buyer. PMI can be removed later. See conventional loans, 2026 conventional loan limits in Arizona and PMI cost.
FHA, 3.5% down. HUD allows 3.5% down at 580 and 10% down from 500 to 579 (HUD Handbook 4000.1). In Flagstaff it fits homes up to about $631,606 at the minimum, and it can be the better choice for buyers with lower scores. See FHA loans in Arizona and FHA loan limits in Arizona.
VA, 0% down. With full entitlement there is no VA county limit and no monthly mortgage insurance (VA home loan limits). For an eligible veteran, VA removes the Flagstaff down payment problem entirely. See VA loans.
USDA, 0% down, outside the city only. On USDA's eligibility map, the city of Flagstaff sits inside USDA's ineligible area. When we checked on October 26, 2026, Doney Park and Kachina Village were outside it (USDA eligibility site). USDA has household income limits and fees of its own, so confirm both the address and your income before you shop there. More in USDA loans in Arizona.

Get my real numbersFlagstaff CHAP and other assistance
The City of Flagstaff runs the Community Homebuyer Assistance Program, known as CHAP. We could not find a current program page on the city's website, so the facts below come from the latest official source we found, a City Council document dated October 21, 2025 (City of Flagstaff council document). Confirm current terms, funding and how to apply with the City of Flagstaff Housing before you rely on them.
- Amount: up to $50,000 as a 10 to 1 matching loan under Option 1.
- Repayment: no payments or interest until a trigger such as selling the home, and then it is repaid through shared appreciation based on the percentage of assistance. The document also proposed halving the shared appreciation if the loan is paid back within 7 years.
- Who qualifies: first time Flagstaff homebuyers with income up to 150% of area median income ($152,820 for a household of three in that document), with a one year residency or employment requirement in the Flagstaff metropolitan planning area. Ask the city exactly how that rule applies to you.
- Proposed changes: the October 2025 document also proposed a 50% debt to income limit and raising the minimum buyer contribution from $1,000 to $2,500. Those were proposals on that date.
Shared appreciation means part of your future price gain goes back to the program. In a market where prices rose 2.7% in a year, that matters. It can still be the right call for a buyer who would otherwise rent indefinitely.
Statewide, HOME Plus offers up to 4% as a 0% second lien forgiven in full after month 60 and repaid in full on a sale or refinance before then, with a 620 score and income up to $155,386 (Arizona IDA HOME Plus). Arizona Is Home closed for the rest of 2026 on October 6, 2026 (Arizona IDA notice).
Blake's take on down payment assistance: assistance usually comes with a higher rate, so the monthly payment is often higher than a traditional loan with 3% or 3.5% down. I would rather you see both numbers side by side before you choose. In Flagstaff, shared appreciation is a second cost on top of any rate difference, so run the numbers for the years you actually expect to own. Pillar Mortgage Group does not run any assistance program; administrators set the rules and the funding.

Buying your first home in Flagstaff: Arizona steps
- Get pre approved and source your funds. In a 43 day market, the buyer with documents ready wins. See how pre approval works.
- Pick your loan by price. Under about $631,606, compare FHA and conventional. Above it, conventional at 3% or VA is usually the path.
- If you want CHAP, call the city first. Its one year local residency or employment rule and its current funding decide whether it is real for you.
- Offer on the Arizona contract and fund earnest money, commonly 1% to 3% of the price (earnest money in Arizona).
- Inspect inside the 10 day window and send your BINSR. The seller has 5 days to respond and you have 5 days to accept or cancel (BINSR guide).
- Plan for the appraisal. If the value comes in short, the gap is cash or renegotiation. Our loan contingency guide covers the dates.
- Review the Closing Disclosure three business days before closing (CFPB), then sign with escrow. Our average close is 18 days, and as fast as 10.
Arizona is a community property state, so on FHA and VA loans a non borrowing spouse's debts are generally counted in your ratios (HUD Handbook 4000.1 sets this for FHA). Budget too for closing costs; our post on Arizona closing costs lists them.

Honest caveat: Flagstaff sees far fewer sales than Phoenix or Tucson, so its median moves more from month to month, and different data providers draw the Flagstaff area differently. Insurance and heating costs are real at elevation. CHAP terms come from a 2025 council document, not a current program page. This is education, not a loan offer.

Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
