First Time Home Buyer Gilbert AZ: 2026 Guide
Gilbert's typical home sits just past what FHA covers at 3.5% down. Here is how first time buyers work around it.
The short answer
In Gilbert the typical home costs a little more than FHA covers at 3.5% down, so most first time buyers use a 3% conventional loan or put slightly more down on FHA. Redfin's September 2026 Gilbert median sale price was $584,722, just above the $577,979 price that the $557,750 Maricopa County FHA limit reaches at 3.5% down. VA works with 0% down. We found no town run assistance program in Gilbert.
Gilbert is where the FHA math starts to pinch. The typical home sells just past the point where an FHA loan at the 3.5% minimum tops out, which means a first time buyer here makes a real choice between a bit more cash down on FHA and a conventional loan at 3%. Neither is wrong. The right one depends on your credit and how much you have saved. For the statewide checklist and calculator, see our first time home buyer guide for Arizona.
Gilbert's loan limits and the FHA squeeze
Gilbert is in Maricopa County. HUD set the 2026 one unit FHA limit at $557,750 (HUD FHA Mortgage Limits). FHFA set the 2026 conforming limit at $832,750 (FHFA 2026 limits). At 3.5% down, an FHA base loan of $557,750 covers a price up to $577,979. Gilbert's median is $6,743 above that line.
| Gilbert median home, $584,722 | FHA | Conventional 3% |
|---|---|---|
| Down payment | $26,972 (about 4.6%) to keep the base loan at $557,750 | $17,542 |
| Base loan | $557,750 | $567,180 |
| Mortgage insurance | 1.75% upfront, can be financed, plus annual premium | Monthly PMI, removable later |
| Credit score floor | 580 for 3.5% down (HUD) | Set by Fannie Mae and Freddie Mac rules and the lender |
Median from Redfin, Gilbert housing market, data through September 2026. Limits from HUD and FHFA, checked October 26, 2026. Rows are arithmetic on those figures.
Look at the first row. On a median Gilbert home, FHA asks for about $9,400 more cash up front than a 3% conventional loan. For a buyer with a strong score, that usually tips the decision to conventional. For a buyer in the low 600s, FHA can still win on rate and approval even with the larger down payment. Below about $578,000, the squeeze disappears and FHA at 3.5% works normally.
Gilbert prices right now
Redfin's Gilbert data for September 2026 shows a median sale price of $584,722, up 2.6% from a year earlier, with homes selling after a median of 57 days on the market compared with 66 a year before. Prices rose and homes sold faster at the same time, so the well kept, well priced Gilbert homes still move quickly.

A faster market is a reason to have your pre approval and your cash to close ready before you tour. It is not a reason to waive your inspection period. Our guide to seller concessions in the Valley explains how to ask for closing cost help even when homes are moving.

Conventional 97, HomeReady and Home Possible, 3% down. In Gilbert these are the most common first purchase loans because they cover the median home at the lowest down payment. HomeReady and Home Possible cap income at 80% of area median income for the property's location; the standard 97% option has no income cap but requires at least one first time buyer. PMI can be removed later. See conventional loans with PMG and PMI cost in Arizona.
FHA, 3.5% down. HUD allows 3.5% down at 580 and 10% down from 500 to 579 (HUD Handbook 4000.1). In Gilbert it fits homes under about $578,000 at the minimum, or more expensive homes with extra cash down. More on FHA loans in Arizona.
VA, 0% down. With full entitlement there is no county limit (VA home loan limits), so the Gilbert FHA squeeze does not apply to eligible veterans. See VA loans.
USDA is not an option in Gilbert. Locations we checked on USDA's eligibility map on October 26, 2026 sat inside USDA's ineligible area (USDA eligibility site).
How to decide in Gilbert. Ask for two quotes on the same home: FHA with enough down to keep the base loan at $557,750, and conventional at 3%. Compare four numbers: cash to close, monthly payment, total mortgage insurance over the first five years, and when that insurance can come off. FHA's annual premium ends after 11 years only if you start at 90% loan to value or less, while conventional PMI can be removed once you reach 80% of the original value. Those rules are the tiebreaker more often than the rate.

We did not find a town run down payment assistance program on the Town of Gilbert website as of October 26, 2026. The programs open to Gilbert buyers are Maricopa County and statewide ones:
- Home in Five Advantage: up to 6%, 640 credit score, income up to $153,440, no purchase price limit (Home in Five Advantage).
- HOME Plus: up to 4% as a 0% second lien forgiven in full after month 60, repaid in full if you sell or refinance before then; 620 credit score; income up to $155,386 (Arizona IDA HOME Plus).
- Arizona Is Home: closed for the rest of 2026 as of October 6, 2026 (Arizona IDA notice).
For scale, HOME Plus figures its 4% on the first mortgage balance, so on a $567,180 loan it would be about $22,687. That looks large next to a $17,542 conventional down payment, which is exactly why it pays to compare the full monthly payment over the years you plan to own, not just the cash at closing.
Blake's take on down payment assistance: assistance usually comes with a higher rate, so the monthly payment is often higher than a traditional loan with 3% or 3.5% down. I would rather you see both numbers side by side before you choose. If the goal is closing the Gilbert FHA gap, a seller credit toward closing costs usually costs you less over time than an assistance second. Pillar Mortgage Group does not run any assistance program; administrators set the rules and the funding.

Your Gilbert buying plan, Arizona style
- Choose FHA or conventional before you tour. The table above shows why it matters in Gilbert. Your score decides most of it.
- Get fully pre approved. See how pre approval works with PMG.
- Collect HOA details for every home you like. Many Gilbert neighborhoods have an HOA. Dues count in your debt to income ratio, so a home with high dues qualifies like a more expensive one. Our post on debt to income ratio shows the effect.
- Write the offer and fund earnest money. Arizona buyers commonly deposit 1% to 3% of the price with escrow (earnest money in Arizona).
- Inspect inside the 10 day period and send your BINSR. The seller gets 5 days to respond, and you get 5 days to accept or cancel (BINSR guide).
- Keep your finances frozen until closing. No new credit, no large unexplained deposits. See what not to do before closing.
- Review the Closing Disclosure three business days before closing (CFPB), then sign with escrow. Our average close is 18 days, and as fast as 10.
Arizona is a community property state. On FHA and VA loans a non borrowing spouse's debts are generally counted in your ratios (HUD Handbook 4000.1 sets this for FHA), even when that spouse is not on the loan.

Honest caveat: the Gilbert median blends older central neighborhoods with newer communities to the south, and HOA dues and property taxes vary widely between them. The FHA squeeze math assumes the median price; your home may be well above or below it. Program rules and funding change. This is education, not a loan offer.

Frequently asked questions
Is there down payment assistance in Gilbert AZ?
We did not find a city run down payment assistance program on the Town of Gilbert website as of October 26, 2026. Gilbert buyers can look at Home in Five Advantage for Maricopa County and HOME Plus statewide. Blake's take: assistance usually comes with a higher rate, so compare the payment with and without it before you choose.
Can I use FHA on a median priced home in Gilbert?
Yes, but not at the 3.5% minimum. Redfin's September 2026 Gilbert median sale price was $584,722, and the 2026 Maricopa County FHA limit is $557,750. To keep the FHA base loan at the limit you would put down about $26,972, roughly 4.6%. A 3% conventional loan on the same home needs about $17,542.
What is the conforming loan limit in Gilbert?
The 2026 conforming limit for a one unit home is $832,750 in every Arizona county, including Maricopa County where Gilbert sits, according to FHFA.
Do HOA dues affect how much house I can buy in Gilbert?
Yes. Lenders count monthly HOA dues in your debt to income ratio along with principal, interest, taxes and insurance, so dues reduce the price you qualify for. Get the exact dues for each home before you write an offer.
Is USDA available in Gilbert?
No. The Gilbert locations we checked on the USDA eligibility map on October 26, 2026, from central Gilbert to the south end of town, sat inside USDA's ineligible area.
How competitive is the Gilbert market for first time buyers?
Less than it was. Redfin's September 2026 data shows Gilbert homes selling after a median of 57 days on the market, down from 66 a year earlier, with the median sale price up 2.6%. Homes are selling a little faster, but buyers still have time to inspect and negotiate.
Why Pillar Mortgage Group
A brokerage, not a bank. That difference is the whole point.
We are a brokerage. We price your file across every wholesale lender we work with and bring you the one that wins, instead of selling you the only product on the shelf.
Self employed, 1099, investor, trust, recent job change. The files other lenders decline are the ones we do all day. DSCR, bank statement, Non QM, jumbo.
You get Blake's actual phone number. Not a call center, not a queue, not a portal that tells you to wait for an update that never comes.
If waiting is smarter than closing, we say so. We would rather tell you in week one that this needs six months than sell you a loan you should not take.
