First Time Home Buyer Goodyear AZ: 2026 Guide

Goodyear sits right around the Valley median, well inside the FHA limit, with homes sitting longer than in Phoenix. Here is what that means for your down payment, your payment and your offer.

$557,7502026 FHA limit, Maricopa County (HUD)
$472,970Goodyear median sale price, Sept 2026 (Redfin)
75 daysGoodyear median days on market (Redfin)

The short answer

A first time buyer in Goodyear can buy with 3.5% down on FHA, 3% down on a conventional 97, HomeReady or Home Possible loan, or 0% down on VA, and the 2026 FHA limit in Maricopa County is $557,750. Redfin's September 2026 Goodyear median sale price was $472,970, about $20,700 above Phoenix, so FHA still covers a typical Goodyear home with room to spare. USDA came back ineligible at Goodyear City Hall's address, and the City of Goodyear Neighborhood Services page did not list a first time buyer down payment program when I checked on October 31, 2026.

This is the Goodyear piece of our Arizona first time home buyer guide, with the limits, the local prices and the traps I see on Goodyear files. Goodyear is where a lot of West Valley first time buyers end up after they price out the East Valley. The homes are newer than much of Phoenix, the master planned communities come with parks and pools, and the numbers still fit inside the FHA limit.

Every number below comes from a named source I checked on October 31, 2026. If I could not source it, it is not here.

Goodyear loan limits for 2026

Goodyear is in Maricopa County, so your FHA ceiling for a one unit home in 2026 is $557,750, per HUD's FHA mortgage limits lookup. The conforming limit that governs conventional loans, including HomeReady and Home Possible, is $832,750 nationally for 2026, per FHFA, and Maricopa County uses that baseline.

Loan2026 limit (one unit)Minimum downLargest price at minimum down
FHA, Maricopa County$557,7503.5%$577,979
Conventional 97, HomeReady, Home Possible$832,7503%$858,505
VA with full entitlementNo VA county cap0%Set by your income and the lender

Largest price equals the limit divided by 0.965 for FHA and by 0.97 for conventional. FHA's upfront premium can be financed on top of the base loan. Limits: HUD FHA lookup and FHFA, both checked October 31, 2026.

Here is the practical read. A Goodyear home at the September median needs a base FHA loan of about $456,416 with 3.5% down. That is roughly $101,000 under the FHA ceiling, so the limit is not what stops most Goodyear first time buyers. Your income, your debts and your cash to close are.

What homes cost in Goodyear right now

Goodyear runs a little above Phoenix on price and well behind it on speed. On Redfin's September 2026 numbers, the Goodyear median sale price was $472,970, up 0.6% from a year earlier, against $452,285 in Phoenix. Goodyear homes took a median 75 days to sell, compared with 60 days in Phoenix.

Median price per square foot$234$273

Redfin city housing market pages for Goodyear, AZ and Phoenix, AZ, same provider and same month, checked October 31, 2026.

Two things jump out. First, Goodyear's price per square foot is $39 lower than Phoenix, so the same budget usually buys you more house. Second, 75 days on market means sellers are waiting. Homes that sit that long often leave room to ask for closing cost help or a rate buydown, and the seller's money is a far better deal than a second lien. Goodyear sales were also down to 521 in September from 552 a year earlier, which tells you buyers are not lining up at the door.

For a longer view, the U.S. Census Bureau's QuickFacts for Goodyear city shows a July 1, 2025 population estimate of 125,359, an owner occupied housing rate of 77.7% and a median owner occupied home value of $471,300 for 2020 to 2024. This is a city of owners, not renters, which matters when you think about resale.

Loan options for Goodyear first time buyers

Start with the traditional low down payment loans. They fit the typical Goodyear home without a second lien, and for most buyers they produce the lowest payment.

FHA, 3.5% down

HUD says an FHA down payment can be as low as 3.5% of the price. FHA is forgiving on credit and on debt ratios, which is why it fits a lot of first time buyers. The tradeoff is FHA mortgage insurance, which is usually harder to shed than PMI on a conventional loan. Read the details on our FHA loans in Arizona page.

Conventional 97, HomeReady and Home Possible, 3% down

Fannie Mae's HomeReady allows down payments as low as 3%, with income limits, and Freddie Mac's Home Possible works the same way. With strong credit, a 3% conventional loan can beat FHA on payment because private mortgage insurance can come off later. The CFPB explains that you can ask to cancel PMI when your balance is scheduled to hit 80% of the original value, and it generally ends automatically at 78%.

VA, 0% down

If you served, VA says its purchase loan can help you buy a home especially if you do not want to make a down payment. Luke Air Force Base sits just north of Goodyear, so VA is worth a hard look if you or your spouse served. Start with our VA loans in Arizona page.

USDA, 0% down, but not in central Goodyear

USDA guaranteed loans offer 100% financing in eligible rural areas. I ran Goodyear City Hall at 1900 N Civic Square through USDA's eligibility map on October 31, 2026 and it came back not located in an eligible area. Goodyear stretches a long way south, so check the exact address of any home on the edge of town before you rule USDA in or out.

Cash you need to buy in Goodyear

At the Goodyear median of $472,970, the FHA minimum down payment of 3.5% is about $16,554, and a 3% conventional down payment is about $14,189. VA can be zero down. Then add closing costs and prepaid items like the first year of insurance and the escrow cushion, which come on top of the down payment.

At Freddie Mac's October 29, 2026 average of 7.24% on a 30 year fixed, principal and interest on that $456,416 FHA base loan is about $3,110 a month before taxes, insurance, mortgage insurance and HOA dues. Your actual FHA rate can come in different from that survey average, so treat it as a starting point, not a quote. Our cash to close guide for first time buyers walks through every line.

Goodyear down payment help

I did not find a city run down payment program for Goodyear buyers. On October 31, 2026, the City of Goodyear Neighborhood Services page listed community resources, Fair Housing, city funded grants and GoodyearCares, with no first time buyer down payment assistance program. The city's home rehabilitation page would not load when I checked, and a repair program is not purchase help anyway.

Statewide, HOME Plus from the Arizona Industrial Development Authority offers up to 4% toward down payment and closing costs. The forgivable version is a 0% deferred second lien that is forgiven after 60 months, but it must be repaid in full if you sell or refinance before then. The income limit is $155,386 as of April 6, 2026, and one borrower must finish a homebuyer education course. Arizona Is Home, the other state option, ran out of 2026 funds and was retired for the rest of the year as of October 6, 2026.

Blake's take on down payment assistance: this is my guidance, not a statistic. Assistance usually comes with a higher rate, so the payment is often higher than a traditional loan with 3% or 3.5% down. In Goodyear, where the FHA minimum at the median is about $16,500 and sellers are giving ground on credits, I would price a plain FHA or 3% conventional loan first and ask the seller to cover closing costs before I ever look at a second lien.

Goodyear details first time buyers miss

Four things come up on Goodyear files more than the citywide numbers suggest.

HOA dues count against your approval. Most of Goodyear's master planned communities have an HOA, and the monthly dues go straight into your debt to income ratio. Get the dues before you write the offer. Our post on how HOA dues affect mortgage approval shows the math.

New builds and resales price differently. Goodyear still has active builders. A builder's preferred lender incentive can look great on a flyer, so get a competing Loan Estimate before you sign anything. The CFPB says multiple mortgage credit checks within a 45 day window count as one inquiry, so shopping does not hurt you.

Compare against the rest of the West Valley. If Goodyear feels tight, look one city over. Our Surprise first time buyer guide runs the same numbers for Surprise.

The mistakes are the same everywhere. Changing jobs mid escrow, opening a credit card for furniture and skipping the inspection period cost Goodyear buyers just like anyone else. I listed the expensive ones in first time home buyer mistakes in Arizona.

Step by step for a Goodyear first time buyer

  1. Get a real preapproval. Credit pulled, income and assets reviewed. Our mortgage preapproval page covers what to send.
  2. Pick the loan by payment, not by down payment. Compare FHA, 3% conventional and VA side by side at the same price.
  3. Know the HOA dues and the tax bill for any home before you offer.
  4. Use the days on market. At 75 days, ask for seller credits toward closing costs or a buydown.
  5. Do the inspection. Newer homes still have problems, and the inspection period is your exit.
  6. Read your Closing Disclosure. The CFPB says your lender must give it to you at least three business days before closing.

I did not find one. On October 31, 2026, the City of Goodyear Neighborhood Services page listed community resources, Fair Housing, city funded grants and GoodyearCares, with no first time buyer down payment program. HOME Plus from the Arizona IDA still applies statewide. Blake's take: assistance usually comes with a higher rate, so compare the payment with and without it.

Can I use a USDA loan in Goodyear, AZ?

Not at Goodyear City Hall. That address came back as not located in an eligible area on USDA's eligibility map on October 31, 2026. Goodyear stretches a long way south, so check the exact address of any home on the edge of town before ruling USDA in or out.

Are Goodyear homes more expensive than Phoenix?

Slightly, on Redfin's September 2026 numbers. Goodyear's median sale price was $472,970 compared with $452,285 in Phoenix, but Goodyear's median price per square foot was $234 against $273 in Phoenix, so you often get more house for the money.

How long do homes take to sell in Goodyear?

Redfin's September 2026 data shows a median of 75 days on market in Goodyear, compared with 60 days in Phoenix. Longer market times usually give buyers room to ask for seller credits toward closing costs or a rate buydown.
