First Time Home Buyer Queen Creek AZ: 2026 Guide
Queen Creek's typical home now sells above the FHA limit, which changes the whole first time buyer playbook. Here is how the loan math actually works in town, and where your down payment goes furthest.
The short answer
A first time buyer in Queen Creek can buy with 3% down on a conventional 97, HomeReady or Home Possible loan, 3.5% down on FHA, or 0% down on VA, but Queen Creek's September 2026 median sale price of $640,694 is above the 2026 FHA limit of $557,750. That means FHA only reaches about $577,979 with the minimum 3.5% down, so for a typical Queen Creek home a 3% conventional loan is usually the cleaner path. USDA came back ineligible at Queen Creek Town Hall's address when I checked on November 1, 2026.
This is the Queen Creek piece of our Arizona first time home buyer guide, with the limits, the local prices and the one thing that makes Queen Creek different from most of the Valley: the typical home here costs more than FHA will finance at 3.5% down. If you are coming from an apartment in Mesa or Gilbert and touring Queen Creek because the homes are newer and the lots are bigger, this is the math you want before you fall in love with a floor plan.
Every number below comes from a named source I checked on November 1, 2026. If I could not source it, I left it out.
Queen Creek loan limits for 2026
Your 2026 FHA ceiling for a one unit home in Queen Creek is $557,750, and your conforming limit for conventional loans is $832,750. HUD's FHA mortgage limits lookup lists both Maricopa County and Pinal County inside the Phoenix Mesa Chandler metro area at $557,750, so the limit is the same whichever county your Queen Creek address falls in. FHFA set the 2026 baseline conforming limit at $832,750, and HUD's Fannie Mae and Freddie Mac table shows that same figure for both counties.
| Loan | 2026 limit (one unit) | Minimum down | Largest price at minimum down |
|---|---|---|---|
| FHA, Maricopa or Pinal County | $557,750 | 3.5% | $577,979 |
| Conventional 97, HomeReady, Home Possible | $832,750 | 3% | $858,505 |
| VA with full entitlement | No VA county cap | 0% | Set by your income and the lender |
Largest price equals the limit divided by 0.965 for FHA and by 0.97 for conventional. FHA's upfront premium can be financed on top of the base loan. Limits: HUD FHA lookup and FHFA, both checked November 1, 2026.
Here is why this table matters more in Queen Creek than almost anywhere else I write about. In Phoenix, Glendale or Goodyear, the FHA limit sits comfortably above the typical sale price. In Queen Creek, it sits below it. On a $640,694 home, a maxed out FHA loan of $557,750 leaves you bringing $82,944 to the table, which is close to 13% down. That is not a first time buyer number for most people.
What homes cost in Queen Creek right now
Queen Creek is one of the pricier first time buyer markets in the Valley and it is moving slowly. On Redfin's September 2026 numbers, the Queen Creek median sale price was $640,694, up 1.9% from a year earlier, against $452,285 in Phoenix. Queen Creek homes took a median 82 days to sell, compared with 60 days in Phoenix.
| Redfin, September 2026 | Queen Creek | Phoenix |
|---|---|---|
| Median sale price | $640,694 | $452,285 |
| Change from a year earlier | +1.9% | +0.5% |
| Median days on market | 82 | 60 |
| Homes sold in September | 336 | 3,810 |
Redfin city housing market pages for Queen Creek, AZ and Phoenix, AZ, same provider and same month, checked November 1, 2026.
Two things stand out. The gap to Phoenix is about $188,400 at the median, so Queen Creek is a stretch market, not a starter market, for most buyers on one income. And 82 days on market with sales down to 336 from 411 a year earlier tells you sellers are waiting on buyers. That gives you room to ask for closing cost help or a rate buydown, and the seller's money is a far better deal than a second lien.
The U.S. Census Bureau's QuickFacts for Queen Creek town shows a July 1, 2025 population estimate of 89,770, an owner occupied housing rate of 90.2% and a median owner occupied home value of $635,400 for 2020 to 2024. The same source puts median monthly owner costs with a mortgage at $2,389 and median gross rent at $2,210 over that period. Nine out of ten homes here are owner occupied. This is a town of owners, and resale demand comes from other families, not investors.

Get my first time buyer numbersWhich loan fits a Queen Creek first time buyer
For most first time buyers at Queen Creek prices, a 3% down conventional loan is the first one I price. FHA still works below about $578,000, and VA works at any price your income supports if you served.
Conventional 97, HomeReady and Home Possible, 3% down
Fannie Mae's HomeReady allows down payments as low as 3%, with income limits, and Freddie Mac's Home Possible offers the same 3% minimum. With the conforming limit at $832,750, a 3% conventional loan covers the Queen Creek median with plenty of room. Private mortgage insurance comes with it, but the CFPB explains you can ask to cancel PMI when your balance is scheduled to reach 80% of the original value, and it generally ends automatically at 78%.
FHA, 3.5% down, under about $578,000
HUD says an FHA down payment can be as low as 3.5% of the price. FHA is forgiving on credit and debt ratios, which is why it fits a lot of first time buyers. In Queen Creek it works best on townhomes, older resales and smaller lots priced under the limit. Above that, you are making up the difference in cash. Read more on our FHA loans in Arizona page, and compare both side by side in FHA vs conventional loans in Arizona.
VA, 0% down
If you served, VA says its purchase loan can help you buy a home especially if you do not want to make a down payment. Because VA has no county cap for borrowers with full entitlement, it is the one zero down loan that reaches Queen Creek prices.
USDA, 0% down, not at Town Hall
USDA Rural Development's guaranteed loan can offer 100% financing in eligible rural areas. I ran Queen Creek Town Hall, 22358 S Ellsworth Rd, through USDA's eligibility map on November 1, 2026, and it came back as not located in an eligible area. The map around it was shaded ineligible too. If a home sits well outside town on a large lot, check its exact address before you rule USDA in or out.
Cash you need to buy in Queen Creek
At the Queen Creek median of $640,694, a 3% conventional down payment is about $19,221. FHA at the median takes about $82,944 down because the loan stops at $557,750. VA can be zero down. Closing costs and prepaid items like the first year of insurance and the escrow cushion come on top of any down payment.
| At $640,694 (Queen Creek median) | Down payment | Base loan | Principal and interest at 7.24% |
|---|---|---|---|
| Conventional, 3% down | $19,221 | $621,473 | About $4,235 |
| FHA at the $557,750 limit | $82,944 | $557,750 | About $3,801 |
Rate is Freddie Mac's Primary Mortgage Market Survey 30 year fixed average for October 29, 2026, checked November 1, 2026. Payments exclude taxes, insurance, mortgage insurance and HOA dues.
That FHA payment looks lower only because you put $63,700 more down. Your actual rate can come in different from that survey average, so treat these as a starting point, not a quote. Our cash to close guide for first time buyers walks through every line you will see.

The statewide option most Queen Creek buyers ask me about is HOME Plus from the Arizona Industrial Development Authority. It offers up to 4% toward down payment and closing costs. The second lien carries no interest and no payment, and it is forgiven after 60 months, but it must be repaid in full if you sell or refinance before then. The income limit is $155,386 as of April 6, 2026, and one borrower has to finish a homebuyer education course before closing. Arizona Is Home, the other state option, ran out of 2026 funds and was retired for the rest of the year as of October 6, 2026.
Blake's take on down payment assistance: this is my guidance, not a statistic. Assistance usually comes with a higher rate, so the payment is often higher than a traditional loan with 3% or 3.5% down. In Queen Creek, where 3% down at the median is about $19,200 and homes are sitting 82 days, I would price a plain 3% conventional loan first and ask the seller to cover closing costs before I ever looked at a second lien.

Queen Creek details first time buyers miss
Four things come up on Queen Creek files more than the townwide numbers suggest.
HOA dues count against your approval. A lot of Queen Creek is master planned, and the monthly HOA dues go straight into your debt to income ratio. On a payment that already starts above $4,000, a $150 HOA can be the difference between approved and not. Read how HOA dues affect mortgage approval before you write an offer.
New builds price differently than resales. Queen Creek still has active builders, and builder incentives tied to their own lender can look better than they are. Get a competing Loan Estimate before you sign. The CFPB says multiple mortgage credit checks within a 45 day window count as one inquiry, so shopping does not hurt you.
Know your county. Your FHA limit is the same in Maricopa and Pinal, but your property tax bill, your recorder and some local fees are not. Get the actual tax bill for the address you are buying, not a town average.
Compare the East Valley. If Queen Creek is past your budget, Gilbert and Mesa sit right next door. Our Gilbert first time buyer guide runs the same math for Gilbert. If you are open to a different kind of home altogether, see what qualifies in first time home buyer manufactured homes in Arizona.
Step by step for a Queen Creek first time buyer
- Get a real preapproval. Credit pulled, income and assets reviewed. Our mortgage preapproval page covers what to send.
- Decide FHA or conventional by price. Under about $578,000, compare both. Above it, 3% conventional or VA usually wins.
- Get the HOA dues and the tax bill for any home before you offer.
- Use the days on market. At 82 days, ask for seller credits toward closing costs or a buydown.
- Do the inspection. Newer homes still have problems, and the inspection period is your exit.
- Read your Closing Disclosure. The CFPB says your lender must give it to you at least three business days before closing.

Frequently asked questions
What is the 2026 FHA loan limit in Queen Creek, AZ?
HUD set the 2026 FHA limit for a one unit home at $557,750 in both Maricopa County and Pinal County, so it is the same anywhere in Queen Creek. With 3.5% down, that base loan covers a purchase price up to about $577,979.
Can I use an FHA loan to buy a typical Queen Creek home?
Yes, but it takes more than 3.5% down. Redfin's September 2026 Queen Creek median sale price was $640,694, above the $557,750 FHA limit, so at the median you would bring about $82,944 down. A 3% conventional loan at that price takes about $19,221 down.
How much do I need to put down on a house in Queen Creek?
At the September 2026 median of $640,694, a 3% conventional down payment is about $19,221. Eligible veterans can use VA with 0% down. FHA works at 3.5% down only up to about $577,979. Closing costs are extra.
Can I use a USDA loan in Queen Creek, AZ?
Not at Queen Creek Town Hall. That address came back as not located in an eligible area on USDA's eligibility map on November 1, 2026. Check the exact address of any home well outside town before ruling USDA in or out.
Is there down payment assistance for Queen Creek first time buyers?
HOME Plus from the Arizona IDA offers up to 4% statewide, forgiven after 60 months but repaid if you sell or refinance before then, with a $155,386 income limit as of April 6, 2026. Blake's take: assistance usually comes with a higher rate, so compare the payment with and without it.
How long do homes take to sell in Queen Creek?
Redfin's September 2026 data shows a median of 82 days on market in Queen Creek, compared with 60 days in Phoenix. Longer market times usually give buyers room to ask for seller credits toward closing costs or a rate buydown.
