First Time Home Buyer Glendale AZ: 2026 Guide
Glendale is one of the few big Valley cities where a typical home still sells for less than Phoenix, and FHA covers it with room to spare. Here is what that means for your first offer.
The short answer
A first time buyer in Glendale can buy with 3% down on a conventional 97, HomeReady or Home Possible loan, 3.5% down on FHA, or 0% down on VA, and the 2026 FHA limit in Maricopa County is $557,750. Redfin's September 2026 Glendale median sale price was $424,798, so FHA covers a typical Glendale home with more than $150,000 of room. USDA is not an option at Glendale City Hall's address, and the City of Glendale's affordable housing page lists rental programs, not a first time buyer down payment program.
Glendale is where a lot of West Valley renters land when they decide to stop paying someone else's mortgage. You get the 101 and Grand Avenue, quick access to Westgate and the stadium, and a real spread of housing, from 1970s ranch homes near downtown to newer neighborhoods up by Arrowhead. The part that matters most for a first purchase: a typical Glendale home sells for less than a typical Phoenix home, and the standard low down payment loans fit it easily. If you want the full statewide checklist first, start with our Arizona first time home buyer guide, then come back here for the Glendale specifics.
Glendale loan limits for 2026
Glendale sits in Maricopa County, and HUD's FHA mortgage limits lookup shows a 2026 one unit FHA limit of $557,750 there, effective January 1, 2026 (HUD FHA Mortgage Limits, checked October 28, 2026). For conventional loans, FHFA set the 2026 baseline conforming limit at $832,750 for a one unit home (FHFA). Those limits cap the loan amount, not the price, so here is the most house each loan covers at its minimum down payment.
| Loan | 2026 limit (one unit) | Minimum down | Largest price at minimum down |
|---|---|---|---|
| FHA, Maricopa County | $557,750 | 3.5% | $577,979 |
| Conventional 97, HomeReady, Home Possible | $832,750 | 3% | $858,505 |
| VA with full entitlement | No VA county cap | 0% | Set by your income and the lender |
Largest price equals the limit divided by 0.965 for FHA and by 0.97 for conventional. FHA's upfront premium can be financed on top of the base loan. Limits from HUD and FHFA, VA rule from VA.gov. Checked October 28, 2026.
The same HUD lookup lists higher FHA limits for small multifamily in Maricopa County: $714,000 for two units, $863,100 for three and $1,072,600 for four. If you live in one unit, FHA works on a duplex too, and in parts of central Glendale that is worth pricing before you rule it out.
What Glendale homes cost right now
Glendale homes are cheaper than Phoenix and selling at about the same pace. Redfin's Glendale data for the three months ending September 2026 shows a median sale price of $424,798, down 2.3% from a year earlier, with homes selling after a median of 63 days, essentially flat from 64 a year before. Redfin counted 573 Glendale sales in September 2026, up from 521, and the median price per square foot was $238, up 3.9%.
| September 2026 (Redfin) | Glendale | Phoenix |
|---|---|---|
| Median sale price | $424,798 | $452,285 |
| Change from a year earlier | Down 2.3% | Up 0.5% |
| Median days on market | 63 (64 a year earlier) | 60 (63 a year earlier) |
| Homes sold in September | 573 (521 a year earlier) | 3,810 (3,880 a year earlier) |
| FHA 3.5% down at the median | $14,868 | $15,830 |
| Conventional 3% down at the median | $12,744 | $13,569 |
Source: Redfin, Glendale and Phoenix housing market pages, data through September 2026 (median sale price over the trailing three months), both checked October 28, 2026. Down payment rows are simple percentages of each median. Closing costs are extra.
Here is how I read that. Prices dipped a little while sales picked up, and a typical listing still sits about two months. That is a market where a first time buyer can ask for inspection repairs or a seller credit toward closing costs instead of waiving protections to win. If you are torn between Glendale and its neighbors, our Phoenix first time buyer guide and Tempe first time buyer guide use the same layout so you can line them up.

Start with the traditional low down payment loans. They fit the typical Glendale home without a second lien, and for most buyers they produce the lowest payment.
FHA, 3.5% down. HUD allows 3.5% down with a credit score of 580 or higher and 10% down from 500 to 579 (HUD Handbook 4000.1). FHA adds a 1.75% upfront premium you can finance plus an annual premium. At the Glendale median, the 3.5% down base loan is about $409,930, and at Freddie Mac's October 22, 2026 average 30 year rate of 7.32%, principal and interest on that base loan runs about $2,816 a month before taxes, insurance and mortgage insurance. Your rate will differ. Our page on FHA loans in Arizona explains how the premium works.
Conventional 97, HomeReady and Home Possible, 3% down. These are the Fannie Mae and Freddie Mac 3% down options, and private mortgage insurance can come off later, which is why buyers with stronger credit often land here. HomeReady and Home Possible cap income based on the area median income for the property's location, and when every borrower is a first time buyer they come with a homebuyer education requirement. If you are not sure which side your score puts you on, read what credit score a first time buyer needs in Arizona.
VA, 0% down. With full entitlement, VA has no loan limit as long as you can afford the loan and the appraisal supports the price (VA home loan limits), and there is no monthly mortgage insurance. Glendale is a natural fit for service members and veterans tied to Luke Air Force Base, and our VA loans in Arizona page walks through entitlement and the funding fee.
USDA is not a Glendale option. We entered Glendale City Hall's address, 5850 W Glendale Ave, on USDA's property eligibility map on October 28, 2026, and it returned "This address is not located in an eligible area," with the surrounding Glendale map shaded ineligible (USDA eligibility site). Plan on the loans above.

Not much from the city itself. On October 28, 2026, the City of Glendale's Affordable Housing page listed Public Housing, the Housing Choice Voucher program and the Project Based Voucher program, all rental programs run by the Glendale Housing Authority, and no first time homebuyer down payment program (City of Glendale). If the city adds one, I will update this guide.
Statewide, HOME Plus from the Arizona Industrial Development Authority still applies in Glendale. It offers up to 4% toward down payment and closing costs as a 0% second lien that is forgiven in full after month 60, and it is repaid in full if you sell or refinance before then. Its borrower income limit is $155,386 as of April 6, 2026. The Arizona IDA's other program, Arizona Is Home, is retired for the rest of 2026 as of October 6, 2026.
Blake's take on down payment assistance: this is my guidance, not a statistic. Assistance usually comes with a higher rate, so the payment is often higher than a traditional loan with 3% or 3.5% down. The Arizona IDA itself says the first mortgage rates on its programs may be slightly higher than current industry rates. In Glendale, where 3.5% down on the median is under $15,000, I would price a plain FHA or 3% conventional loan first and only add a second lien if the payment still works.

Glendale details first time buyers miss
Four things come up on Glendale files more than anywhere else I work.
Older homes need a sharper inspection. Plenty of Glendale's most affordable houses were built decades ago. Use your inspection period on the roof, the AC, the electrical panel and the sewer line, because FHA and VA appraisers also flag safety and soundness issues that have to be fixed before closing.
A pool changes the budget. A lot of Glendale homes in this price range have one. Get insurance quotes and a pool inspection early, and read buying a house with a pool in Arizona before you fall for the backyard.
Arizona is a community property state. On FHA and VA loans, the lender generally counts a non borrowing spouse's debts in your ratios even when that spouse is not on the loan. HUD Handbook 4000.1 sets this rule for FHA. Bring it up at pre approval, not in underwriting.
Your cash to close is more than the down payment. Closing costs, prepaid taxes and insurance and your earnest money all come due too. Our breakdown of how much cash a first time buyer needs in Arizona shows every line.
How to buy your first home in Glendale, step by step
- Pull your credit and fix errors first. Your score decides whether FHA or conventional prices better.
- Get pre approved before you tour. A full pre approval makes your offer stand out with Glendale listing agents.
- Knock out homebuyer education early if your loan requires it.
- Write on the Arizona purchase contract and open escrow with your earnest money.
- Use your inspection period. On older Glendale homes, inspect the roof, AC, plumbing and sewer line.
- Clear appraisal and underwriting. Do not open new credit or move money without asking first.
- Review your Closing Disclosure. Your lender must deliver it at least three business days before closing (CFPB).
- Sign with escrow and get your keys. Our average close is about 18 days, and as fast as 10.

Honest caveat: a citywide median hides a wide range. A starter home near downtown Glendale and a newer house up north near Arrowhead can be hundreds of thousands of dollars apart, and HOA dues, property taxes and insurance move the payment more than most buyers expect. Program rules and funding change. Treat this as education, not a loan offer, and get numbers on the actual home.

Frequently asked questions
What is the 2026 FHA loan limit in Glendale, AZ?
Glendale is in Maricopa County, where HUD set the 2026 FHA limit for a one unit home at $557,750. With 3.5% down, that base loan covers a purchase price up to about $577,979.
How much do I need to put down on a house in Glendale?
At Redfin's September 2026 Glendale median sale price of $424,798, the FHA minimum of 3.5% is about $14,868 and a 3% conventional down payment is about $12,744. Eligible veterans can use VA with 0% down. Closing costs are extra.
Does the City of Glendale have a first time home buyer program?
Not on its housing page right now. On October 28, 2026, the City of Glendale's Affordable Housing page listed public housing and voucher programs but no first time buyer down payment program. HOME Plus from the Arizona IDA still applies statewide. Blake's take: assistance usually comes with a higher rate, so compare the payment with and without it.
Can I use a USDA loan in Glendale, AZ?
No. Glendale City Hall's address came back as not located in an eligible area on USDA's eligibility map on October 28, 2026, so FHA, conventional 97, HomeReady, Home Possible and VA are the realistic low down payment options.
Are Glendale homes cheaper than Phoenix?
Yes, on Redfin's September 2026 numbers. Glendale's median sale price was $424,798 compared with $452,285 in Phoenix, and Glendale homes sold after a median of 63 days compared with 60 in Phoenix.
Can I use a VA loan in Glendale with no down payment?
Yes. Eligible veterans and service members can buy with 0% down, and with full entitlement VA has no loan limit as long as you can afford the loan and the appraisal supports the price. There is no monthly mortgage insurance on a VA loan.
