First Time Home Buyer Tempe AZ: 2026 Guide

Tempe costs a little more than Phoenix, sits fully inside the FHA limit, and no longer has a city down payment program on its housing page. Here is what that means for your first offer.

$557,7502026 FHA limit, Maricopa County (HUD)
$474,274Tempe median sale price, Sept 2026 (Redfin)
54 daysTempe median days on market (Redfin)

The short answer

A first time buyer in Tempe can buy with 3% down on a conventional 97, HomeReady or Home Possible loan, 3.5% down on FHA, or 0% down on VA, and the 2026 FHA limit in Maricopa County is $557,750. That sits well above Redfin's September 2026 Tempe median sale price of $474,274, so FHA covers a typical Tempe home. USDA is not an option inside Tempe, and the City of Tempe's housing programs page no longer lists a first time buyer down payment program.

Tempe is one of the first places a lot of Valley renters look when they are ready to buy. It is central, it is close to ASU and the 101 and 60, and it has a real mix of condos, townhomes and older single family homes. Prices run a little above Phoenix, but the standard low down payment loans still cover a typical Tempe home with room to spare. This guide covers the 2026 limits, what Tempe homes are selling for, which loans fit and the local details that trip people up. When you want the full statewide checklist, start with our Arizona first time home buyer guide.

Tempe loan limits for 2026

Tempe is in Maricopa County, and HUD's FHA mortgage limits lookup shows a 2026 one unit FHA limit of $557,750 there, effective January 1, 2026 (HUD FHA Mortgage Limits, checked October 27, 2026). For conventional loans, FHFA set the 2026 baseline conforming limit at $832,750 for a one unit home (FHFA). Those limits apply to the loan amount, so here is the largest price each loan covers at its minimum down payment.

Loan2026 limit (one unit)Minimum downLargest price at minimum down
FHA, Maricopa County$557,7503.5%$577,979
Conventional 97, HomeReady, Home Possible$832,7503%$858,505
VA with full entitlementNo VA county cap0%Set by your income and the lender

Largest price equals the limit divided by 0.965 for FHA and by 0.97 for conventional. FHA's upfront premium can be financed on top of the base loan. Limits from HUD and FHFA, VA rule from VA.gov. Checked October 27, 2026.

The same HUD lookup lists higher FHA limits for small multifamily in Maricopa County: $714,000 for two units, $863,100 for three and $1,072,600 for four. A first time buyer who lives in one unit can use FHA on a duplex, and in a college town that is a strategy worth pricing out.

What Tempe homes cost right now

Tempe homes are selling for a little more than Phoenix and a little slower than they did a year ago. Redfin's Tempe data for the three months ending September 2026 shows a median sale price of $474,274, up 0.9% from a year earlier, with homes selling after a median of 54 days compared with 56 a year before. Redfin counted 325 Tempe sales in September 2026, down from 348, and the median price per square foot was $278, down 3.3%.

Fifty four days on market means you are not in a bidding war on most listings. You can ask for inspection repairs or a seller credit toward closing costs instead of waiving protections to win. If you are deciding between Tempe and the city next door, our Phoenix first time buyer guide and Chandler first time buyer guide use the same layout so you can compare.

Loan options for Tempe first time buyers

Start with the traditional low down payment loans. They fit the typical Tempe home without a second lien, and for most buyers they produce the lowest payment.

FHA, 3.5% down. HUD allows 3.5% down with a credit score of 580 or higher and 10% down from 500 to 579 (HUD Handbook 4000.1). FHA carries a 1.75% upfront premium that can be financed plus an annual premium. At the Tempe median, the 3.5% down base loan is about $457,674, and at Freddie Mac's October 22, 2026 average 30 year rate of 7.32%, principal and interest on that base loan runs about $3,144 a month before taxes, insurance and mortgage insurance. Your rate will differ. Our page on FHA loans in Arizona explains the premium.

Conventional 97, HomeReady and Home Possible, 3% down. These are Fannie Mae and Freddie Mac's 3% down options, and private mortgage insurance can come off later, which is why buyers with stronger credit often end up here. HomeReady and Home Possible have income caps tied to the area median income for the property's location, and when every borrower is a first time buyer they come with a homebuyer education requirement. See how conventional loans work at PMG and FHA vs conventional for Arizona buyers.

VA, 0% down. With full entitlement, VA has no county loan limit (VA home loan limits), and there is no monthly mortgage insurance.

USDA is not a Tempe option. We entered Tempe City Hall's address on USDA's property eligibility map on October 27, 2026 and it came back as not located in an eligible area, and the surrounding Tempe map was shaded ineligible (USDA eligibility site). Plan on the loans above.

Tempe down payment help: what is actually available

Less than you might expect. On October 27, 2026, the City of Tempe's Affordable Housing Programs page listed housing vouchers, family self sufficiency, veteran housing, home repair and an AC repair program, but no first time homebuyer down payment program, and the city's older first time homebuyers page returned a page not found (City of Tempe). If the city brings a program back, I will update this guide.

Statewide, HOME Plus from the Arizona Industrial Development Authority still applies in Tempe. It offers up to 4% toward down payment and closing costs as a 0% second lien that is forgiven in full after month 60, and it is repaid in full if you sell or refinance before then. The Arizona IDA's other program, Arizona Is Home, is closed for the rest of 2026 as of October 6, 2026.

Blake's take on down payment assistance: this is my guidance, not a statistic. Assistance usually comes with a higher rate, so the payment is often higher than a traditional loan with 3% or 3.5% down. The Arizona IDA itself says HOME Plus first mortgage rates may be slightly higher than current industry rates. In Tempe, where FHA and 3% conventional already cover the typical home, I would compare both payments side by side before taking the second lien.

Tempe details first time buyers miss

Three things come up on Tempe files more than anywhere else I work.

The condo has to qualify, not just you. If the place you love is a condo or townhome near campus or Tempe Town Lake, know that on a condo the lender reviews the building as well as your file, and a project with a lot of investor owners or litigation can limit your loan options. Read condo financing in Arizona before you fall for a unit, and get the HOA dues into your payment early.

Arizona is a community property state. On FHA and VA loans, the lender generally counts a non borrowing spouse's debts in your ratios even when that spouse is not on the loan. HUD Handbook 4000.1 sets this rule for FHA. Bring it up at pre approval, not in underwriting.

Homebuyer education may be on your checklist. If you go with HomeReady, Home Possible or 3% down conventional and every borrower is a first time buyer, you will need a course before closing. Our guide to first time home buyer education in Arizona shows which free courses count.

How to buy your first home in Tempe, step by step

  1. Pull your credit and fix errors first. Your score decides whether FHA or conventional prices better.
  2. Get pre approved before you tour. A full pre approval makes your offer stand out with Tempe listing agents.
  3. Knock out homebuyer education early if your loan requires it.
  4. Write on the Arizona purchase contract and open escrow with your earnest money.
  5. Use your inspection period. Older Tempe homes deserve a close look at the roof, plumbing and AC.
  6. Clear appraisal and underwriting. Do not open new credit or move money without asking first.
  7. Review your Closing Disclosure. Your lender must deliver it at least three business days before closing (CFPB).
  8. Sign with escrow and get your keys. Our average close is 18 days, and as fast as 10.

Honest caveat: a citywide median hides a wide range. A one bedroom condo near campus and a single family home in south Tempe can be hundreds of thousands of dollars apart, and HOA dues, property taxes and insurance move the payment more than most buyers expect. Program rules and funding change. Treat this as education, not a loan offer, and get numbers on the actual home.

Frequently asked questions

What is the 2026 FHA loan limit in Tempe, AZ?

Tempe is in Maricopa County, where HUD set the 2026 FHA limit for a one unit home at $557,750. With 3.5% down, that base loan covers a purchase price up to about $577,979.

How much do I need to put down on a house in Tempe?

At Redfin's September 2026 Tempe median sale price of $474,274, the FHA minimum of 3.5% is about $16,600 and a 3% conventional down payment is about $14,228. Eligible veterans can use VA with 0% down. Closing costs are extra.

Does the City of Tempe have a first time home buyer program?

Not on its housing page right now. On October 27, 2026, the City of Tempe's Affordable Housing Programs page listed vouchers, repair programs and veteran housing but no first time buyer down payment program. HOME Plus from the Arizona IDA still applies statewide. Blake's take: assistance usually comes with a higher rate, so compare the payment with and without it.

Can I use a USDA loan in Tempe?

No. The Tempe address we checked on USDA's eligibility map on October 27, 2026 came back as not located in an eligible area, so FHA, conventional 97, HomeReady, Home Possible and VA are the realistic low down payment options.

How fast are homes selling in Tempe?

Redfin reported that Tempe homes sold after a median of 54 days on the market in its September 2026 data, compared with 56 days a year earlier. That pace usually leaves room to negotiate repairs or a seller credit.

Is it harder to finance a condo in Tempe?

It can be. On a condo the lender reviews the project as well as your file, and buildings with heavy investor ownership or pending litigation can limit loan options. Get the HOA documents to your lender early so you know before your inspection period ends.
