First Time Home Buyer San Tan Valley AZ: 2026 Guide

San Tan Valley is where a lot of East Valley first time buyers end up when Gilbert and Queen Creek price them out. Here is how the loan side works in this corner of Pinal County, and what I would check before you write an offer.

$424,973Median sale price, Redfin
$557,7502026 Pinal County FHA limit
82.2%Homes owner occupied, Census

The short answer

Most first time buyers in San Tan Valley land on FHA at 3.5% down or a 3% down conventional loan, and VA at zero down if you have the eligibility. Redfin puts the median sale price at $424,973 for the three months ending September 2026, well under Pinal County's 2026 FHA limit of $557,750. On a $425,000 house, 3.5% down is $14,875. The questions that actually decide it here are the full monthly payment, the HOA and whether the drive works for you.

San Tan Valley gets a steady stream of first time buyer calls from people who grew up in Gilbert or Chandler and cannot make those prices work. I get it. You can still find a newer house with a yard here. I also want you to walk in knowing three things: San Tan Valley is not a city, the drive is real, and the cheapest list price is not always the cheapest payment. If you are just starting out, our first time home buyer Arizona guide covers the statewide basics. This page is only about San Tan Valley.

Which loan fits a San Tan Valley first purchase

FHA and 3% down conventional cover most first time buyers in San Tan Valley, and VA leads for anyone who has the eligibility. Here is how I sort it across a desk.

  • FHA, 3.5% down. HUD says your down payment can be as low as 3.5% of the purchase price. FHA tends to fit when your credit is still being built or your debts run a little high. Our FHA loans in Arizona page has the full rules.
  • Conventional, 3% down. Fannie Mae's HomeReady allows down payments as low as 3%, and its mortgage insurance can be canceled later. If you plan to stay a while, that matters. We put the two side by side in FHA vs conventional in Arizona.
  • VA, zero down. If you served, the VA purchase loan often means no down payment as long as the price is not above the appraised value. It is the first thing I price for an eligible veteran.
  • USDA, zero down, but only on eligible addresses. USDA's guaranteed loan offers 100% financing in eligible rural areas. Most of San Tan Valley's neighborhoods are not one. More on that below.

None of these is a San Tan Valley program. The location changes the house price, the tax bill, the HOA and the commute. The loan rules are the same ones you would use in Mesa.

2026 loan limits in Pinal County

San Tan Valley's 2026 FHA limit is $557,750 for a one unit home, because HUD's lookup places Pinal County in the Phoenix Mesa Chandler metro area, the same as Maricopa County.

PropertyFHA limit, Pinal CountyConforming limit
One unit$557,750$832,750
Two units$714,000$1,066,250
Three units$863,100$1,288,800
Four units$1,072,600$1,601,750

The conforming limit comes from the FHFA's 2026 announcement, which set the baseline at $832,750. In plain terms, a first time buyer in San Tan Valley is not going to bump into a loan limit. The median sale price sits more than $130,000 under the FHA cap. Your limit here is your income, your debts and your cash, not the program.

Is San Tan Valley eligible for a USDA loan?

Mostly no, and that surprises people because San Tan Valley still feels like the edge of the desert. When I ran a test address on Gantzel Road near Poston Butte High School through USDA's eligibility map on November 5, 2026, it came back "not located in an eligible area," and the map shades the built up neighborhoods around it as ineligible.

USDA is decided address by address, and the map has unshaded land at the edges where rules can differ. So if you are shopping a house out past the subdivisions, it is worth a two minute check. USDA's guaranteed loan also caps household income at 115% of the area median, so a good address alone is not enough. Our USDA loans in Arizona guide walks through the rest.

Do not build your budget on zero down until the exact address passes the map and your household income passes the limit. I would rather you plan for 3.5% and get a pleasant surprise than the other way around.

What San Tan Valley homes cost right now

San Tan Valley runs about $27,000 under Phoenix at the median, and homes are taking longer to sell than a year ago. Both numbers below come from Redfin for the three months ending September 2026.

Redfin, 3 months ending Sept 2026San Tan ValleyPhoenix
Median sale price$424,973$452,285
Change from a year agoUp 1.0%Up 0.5%
Median days on market78 (63 a year ago)60 (63 a year ago)
Homes sold in September647 (713 a year ago)3,810 (3,880 a year ago)

Seventy eight days on market is useful information for a first time buyer. It usually means room to ask the seller for help with closing costs or a rate buydown instead of fighting over price. Redfin also has San Tan Valley's median price per square foot at $210, down 4.1% from a year ago.

The Census Bureau's QuickFacts fills in the rest of the picture. San Tan Valley counted 99,894 people in the 2020 Census, up from 81,321 in 2010. For 2020 to 2024, 82.2% of homes were owner occupied, the median owner occupied home was valued at $410,100, median owner costs with a mortgage were $1,794 a month and median gross rent was $2,085. Households average 3.20 people, and the mean commute to work is 36.4 minutes.

That rent number is the one I would sit with. When median rent is above the median owner payment in the Census data, buying deserves a real look.

One caution on that comparison. The Census owner cost figure includes plenty of people who bought years ago at lower prices and lower rates. A purchase today will not look like $1,794. That is exactly why I want you on the calculator below with today's numbers.

Estimates only, not a quote or a commitment to lend. Property tax uses Arizona's average effective rate and varies by county and assessment. Insurance is an estimate and Arizona premiums have been rising. HOA dues are not included. Your actual rate depends on credit, loan to value, occupancy, and program.

Freddie Mac's survey had the 30 year fixed at 7.18% for the week of November 5, 2026. At that rate, a $425,000 San Tan Valley home with 3.5% down is about $2,778 a month in principal and interest on the base loan, before FHA mortgage insurance, taxes, insurance and any HOA. With 3% down conventional, it is about $2,793 before the same extras. Put your own price into the calculator above and look at the full number, not just the loan.

Down payment help in San Tan Valley

There is no San Tan Valley program, because San Tan Valley is not a city, and Pinal County does not offer one I can point you to. The county's HOME program page describes funding that runs through nonprofit and local housing partners, and it lists no application for an individual buyer.

Statewide, the Arizona IDA's Home Plus program offers up to 4% toward down payment and closing costs. On the forgivable option, the second lien carries no interest and no payment, it is forgiven in full after 60 months, and it has to be repaid in full if you sell or refinance before then. The income limit is $155,386 as of April 6, 2026, and one buyer has to take a homebuyer education course. The Arizona IDA's other program, Arizona Is Home, is closed under the agency's October 2026 funding notice.

Blake's take: I almost never steer first time buyers toward down payment assistance. In my experience the assistance usually comes with a higher rate, so the monthly payment often ends up higher than a plain FHA loan at 3.5% down or a conventional loan at 3% down. Run both before you decide, and read our down payment assistance in Arizona breakdown first.

How I would buy in San Tan Valley this year

Here is the order I would walk a first time buyer through, start to finish.

  1. Get a real pre-approval first. Not a quick online estimate. Our mortgage pre-approval page shows what that involves and why sellers take it seriously.
  2. Know your cash to close. Down payment is only one line. Our cash to close guide lists everything else that shows up on the closing statement.
  3. Price the HOA into the payment. A lot of San Tan Valley neighborhoods have one, and dues count against your debt to income ratio like any other bill. Our post on HOA dues and mortgage approval shows how much they move your number.
  4. Drive the commute twice. Once at 7 a.m. and once at 5 p.m. The Census average is 36.4 minutes. Yours may be longer.
  5. Compare it to your next closest option. If you are torn, read our guides for Queen Creek and Maricopa, the two places San Tan Valley buyers most often weigh it against.
  6. Shop with your number, not the listing price. You can browse current homes on Arizona Luxury Property Search, and once you find one, send it over and we will run the exact payment.

Buying on your own? Our guide to being a first time home buyer on a single income shows how lenders look at one paycheck. If you would like to know who you are working with, here is my page. When you are ready, the first time home buyer Arizona hub has every guide we have written for first purchases.

Honest caveat: a lower price farther out is not automatically a cheaper life. Add the HOA, the gas, the time in the car and Arizona insurance to the payment before you decide San Tan Valley beats a smaller place closer in. Sometimes it does. Sometimes it does not, and I would rather you hear that from me now than figure it out in year two.

Frequently asked questions

What is the FHA loan limit in San Tan Valley, AZ for 2026?

San Tan Valley is in Pinal County, and HUD's lookup puts Pinal County in the Phoenix Mesa Chandler metro area with a 2026 FHA limit of $557,750 for a one unit home. The two unit limit is $714,000.

Can I get a USDA loan in San Tan Valley?

Most of San Tan Valley's built up area is not USDA eligible. A test address on Gantzel Road near Poston Butte High School came back not eligible on USDA's map on November 5, 2026. Eligibility goes address by address, so check the exact house before you count on zero down.

How much do I need to put down on a house in San Tan Valley?

On a $425,000 house, FHA's 3.5% minimum is $14,875 and a 3% conventional loan is $12,750. VA can be zero down for eligible veterans. You also need closing costs and some cash left over, so plan beyond the down payment.

Is San Tan Valley a city?

No. The Census Bureau counts San Tan Valley as a census designated place, not an incorporated city, and it sits in Pinal County. That is why you will see Pinal County figures for loan limits and why there is no city run homebuyer program to point you to.

What are mortgage rates for first time buyers in San Tan Valley right now?

Freddie Mac's survey had the 30 year fixed average at 7.18% for the week of November 5, 2026. Your own rate depends on credit, down payment, loan type and the day you lock, so treat that as a starting point and get a real quote.

Does San Tan Valley have down payment assistance for first time buyers?

There is no San Tan Valley program because it is not a city, and Pinal County's HOME program page does not list an application for individual buyers. Statewide, Home Plus offers up to 4% but often comes with a higher rate, so compare the full payment before you take it.
