BRRRR With a DSCR Loan: Refinance and Pull Cash Out With No Seasoning
Buy it, fix it, rent it, refinance it, repeat. The refinance is where most BRRRR plans stall, usually on a waiting period nobody mentioned. Here is how a DSCR cash out handles that step, with the math on a sample deal.
The short answer
A DSCR loan is built for the refinance step of BRRRR. On our DSCR programs, cash out goes up to 80% LTV with no ownership seasoning, so you do not have to wait out a holding period before you refinance. The loan qualifies on the property's rent, not your income, which is what lets you repeat the cycle without your tax returns becoming the bottleneck. See the full program on our DSCR investor loans page.
BRRRR stands for buy, rehab, rent, refinance, repeat. The first three steps are about the property. The fourth is about the loan, and it decides whether you get your cash back to do the fifth. Most investors who stall on BRRRR stall right there: the rehab is done, the tenant is in, and the refinance either has to wait or comes back smaller than the plan assumed.
A DSCR cash out refinance changes two of those variables. Here is how, with real program terms and a sample deal you can rerun in the calculator below.
Where DSCR fits in BRRRR
DSCR fits at the refinance. It replaces the short term money you bought and rehabbed with, usually cash, a hard money loan or a line of credit, with a long term rental loan that pays you back some or all of what you put in.
- No ownership seasoning. Our DSCR programs have no ownership seasoning requirement on a cash out. You do not have to own the property for a set number of months first.
- Cash out up to 80% LTV. The new loan can go up to 80% of the property's value.
- Qualifies on rent. The ratio is rent divided by the payment of principal, interest, taxes, insurance and HOA dues. We place DSCR loans with ratios as low as 0.50.
- No reserves under $1 million and under 75% LTV. Above either line, reserves can apply.
- Up to $5 million. The maximum DSCR loan amount, which leaves room as the properties get bigger.
If your rehab was funded with a hard money loan, our guide to refinancing out of a hard money loan covers the payoff side in detail.
The math on a sample deal
The cleanest way to see it is one house, start to finish. These are example numbers to show the structure, not market data and not a quote.
| Step | Example amount |
|---|---|
| Purchase price | $150,000 |
| Rehab | $40,000 |
| Total cash in the deal | $190,000 |
| Value after the rehab (appraised) | $250,000 |
| DSCR cash out at 80% LTV | $200,000 loan |
| Principal and interest at 7.24%, 30 years | $1,363 a month |
On those numbers the $200,000 loan returns the full $190,000 you put in, before closing costs and any payoff of short term financing. That is the whole BRRRR promise in one row. The rate in the table is Freddie Mac's 30 year fixed average of 7.24% from October 29, 2026, used only as a round reference. DSCR loans do not price off that survey, and it is not a rate from us.
BRRRR works when the appraisal and the rent both show up. The loan just decides how fast you get your money back.
Now the ratio. Add placeholder taxes of $250 and insurance of $120 a month to the $1,363 payment and the total is $1,733. A rent of $1,733 is a 1.00 DSCR. Put your real taxes, insurance and rent in the calculator below and see where your deal lands.

80% versus 75%
Five points of LTV sounds small. On a BRRRR it is often the difference between getting all your money back and leaving some in the house.
For comparison, Fannie Mae's Eligibility Matrix caps a cash out on a one unit investment property at 75% LTV, and conventional cash out comes with its own ownership and loan seasoning rules under Fannie Mae's Selling Guide. On the sample house, here is what that gap looks like.
| Cash out structure | Max loan on $250,000 | Versus $190,000 in the deal | P and I at 7.24% |
|---|---|---|---|
| DSCR cash out, 80% LTV | $200,000 | $10,000 over, before costs | $1,363 |
| Conventional investment cash out, 75% LTV | $187,500 | $2,500 short, before costs | $1,278 |
| DSCR interest only cash out, 65% LTV | $162,500 | $27,500 short, before costs | $980 interest only |
The conventional route also qualifies on your personal income and debt, which gets harder with every rental you add. That is the deeper reason BRRRR investors move to DSCR by the second or third house. The DSCR side is covered step by step in how a DSCR cash out refinance works.
Run the DSCR on your deal
DSCR calculator
Clears 1.00. Rent covers the full monthly payment.
- Principal and interest$1,678
- Property tax$250
- Insurance$120
- HOA dues$0
- Total monthly payment (PITIA)$2,048
- Monthly rent$2,200
Illustrative only. This is not a quote, a rate, an approval or a commitment to lend. Default values are placeholders, not Pillar Mortgage Group rates or terms. DSCR here is monthly rent divided by principal and interest (or interest only), property tax, insurance and HOA dues. A lender sets the rent figure it uses from the appraisal and lease, and every loan is subject to underwriting.

Interest only on the refinance
Interest only can help the ratio, and it costs you loan size. On our programs, interest only is available as ten years interest only on a 40 year term, or a 30 year term with interest only, with a maximum of 65% LTV on a cash out.
On the sample house, 65% of $250,000 is $162,500, and the interest only payment at the 7.24% reference rate is about $980 a month. That is a much easier ratio to clear than $1,363. It also leaves $27,500 of your money in the property instead of handing it back.
So the choice is simple to state: amortizing at 80% gets you the most cash back, interest only at 65% gets you the lowest payment. If the rent is tight, interest only can be what makes the refinance work at all. If the rent is strong, take the cash and go buy the next one.
What repeat looks like on house two and three
Repeat works because each DSCR loan stands on its own property. The second house qualifies on the second house's rent, not on how many loans already sit on your credit report or what your tax return shows.
That is the part of BRRRR that conventional financing makes hard. Every new conventional loan adds the payment to your debt to income ratio, and the rent you can count against it is often less than the full rent. With DSCR the question each time is the same one: does this property's rent cover this property's payment?
- Watch the reserves line. No reserves are required under $1 million and under 75% LTV. A full 80% cash out is above the 75% line, so plan for reserves on that loan, or take 75% or less if you want to stay under it.
- Keep the ratio honest. Pulling every dollar out raises the payment. A slightly smaller cash out can be the difference between a ratio that clears 1.00 and one that does not.
- Think in states, not just houses. We place DSCR loans in 35 states, so the next door can be in a different market from the first one without changing teams.
The value question to ask first
Ask how the lender will treat value on a property you just bought. That one question decides the whole cash out.
No ownership seasoning means you can refinance right away. It does not tell you, by itself, whether the lender will lend on the new appraised value or on what you paid plus what you can document in rehab. On a fresh purchase that is a file level question, and we confirm it with the lender before you start the rehab, not after. Keep every invoice, every permit and before and after photos. Good records make the appraisal easier to support.
Honest caveat: the appraisal is the step you control least. If the value comes in at $230,000 instead of $250,000, the 80% loan drops from $200,000 to $184,000, and you leave money in the deal. Plan BRRRR on a conservative value and treat anything above it as a bonus. Most stalled BRRRR plans assumed the best case appraisal.
Plan the refinance on day one
The refinance goes smoothly when you plan it before you buy. This is the order we suggest.
- Underwrite the exit first. Before you buy, estimate the value after rehab and the rent, and run the DSCR in the calculator. If the exit does not work, do not buy the house.
- Talk to us before closing on the purchase. We will confirm the cash out terms and how value will be treated, so the rehab budget matches the loan.
- Document the rehab. Invoices, permits, photos. It supports the appraisal.
- Get the lease signed. A signed lease at market rent makes the ratio real.
- Order the appraisal last. Once the work is finished and the unit shows well.
- Repeat with the cash. The money that comes back is the down payment on the next one. If family money is part of that, see how gift funds work on a DSCR loan.
BRRRR shows up most in markets where houses are cheap relative to rents. If you are still picking a market, our look at the best cities for rental property in Ohio runs the rent to value math on six metros. Frequently asked questions
Can you use a DSCR loan for BRRRR?
Yes. A DSCR loan is commonly used for the refinance step of BRRRR. On Pillar Mortgage Group's DSCR programs, cash out goes up to 80% LTV with no ownership seasoning, and the loan qualifies on the property's rent instead of your personal income.
Is there a seasoning period for a DSCR cash out refinance?
Not on our DSCR programs. There is no ownership seasoning requirement on a cash out, so you do not have to own the property for a set number of months before you refinance.
How much cash can I pull out with a DSCR refinance?
Up to 80% of the property's value on our DSCR programs. On a property valued at $250,000, that is a loan of up to $200,000, before closing costs and the payoff of any existing loan.
Can I do interest only on a DSCR cash out?
Yes. Interest only is available as ten years interest only on a 40 year term, or a 30 year term with interest only. On a cash out, interest only tops out at 65% LTV.
Will the lender use the after repair value on a BRRRR refinance?
It depends on the file. No ownership seasoning means you can refinance right away, but how the lender treats value on a recent purchase is confirmed loan by loan. We confirm it with the lender before you start the rehab.
Do I need reserves for a DSCR cash out refinance?
Not when the loan is under $1 million and the LTV is under 75%. Above either line, reserves can apply. A cash out at 80% LTV is above the 75% line.
