DSCR Loan Gift Funds: 100% Gift for the Down Payment

DSCR Loans: Guidelines

DSCR Loan Gift Funds: Can a Gift Cover the Whole Down Payment?

A parent wants to help you buy your first rental. A business partner wants to put money in. Most investors assume a DSCR loan will not let a gift touch the deal. On our programs, it can cover all of it.

100%Of the down payment can be a gift
$19,000IRS annual gift exclusion per person, 2026
$0Reserves required under $1M and under 75% LTV

The short answer

Yes. On Pillar Mortgage Group's DSCR programs, a 100% gift is allowed, and it can cover the down payment, the closing costs and the reserves. There is no asset sourcing, no large deposit sourcing and no asset seasoning on these programs, so the money does not have to sit in your account for months first. The property still has to qualify on its rent. That is the whole point of a DSCR investor loan.

This question comes up every week, usually from someone buying their first rental. A parent, a grandparent or a partner has the cash. The buyer has the credit and the time. Everyone assumes investment property loans ban gifts, because a lot of them restrict gift money on investment purchases. DSCR loans run on different rules, and on our programs the gift can do the heavy lifting.

Here is how it works, what it costs the person giving the money in IRS terms, and the handful of things that trip these deals up.

Yes, a gift can cover it all

A 100% gift is allowed on our DSCR programs, and the gift can pay for three separate things: the down payment, the closing costs and any required reserves.

  • Down payment. The whole thing can be gift money. You do not need a minimum contribution of your own.
  • Closing costs. Title, escrow, the appraisal and lender fees can be paid with the same gift.
  • Reserves. When reserves apply, gift money can count toward them. On loans under $1 million with an LTV under 75%, no reserves are required at all.

Two other program terms make gifts easier than most people expect. There is no asset sourcing and no large deposit sourcing, so a big deposit from a family member does not set off a paper chase. And there is no asset seasoning, so the funds do not have to sit in your account for months before closing.

The gift covers the cash. The rent still has to cover the payment. That second part is what the lender is really underwriting.

A worked example

Say you are buying a $300,000 single family rental and your father is giving you the cash. These are example numbers to show the structure, not a quote.

Piece of the dealExample amountCan the gift pay it?
Purchase price$300,000Not applicable
Down payment at 30%$90,000Yes, all of it
Loan amount (70% LTV)$210,000Not applicable
Closing costsSet by your loan estimateYes
ReservesNone required (under $1M and under 75% LTV)Yes, if they ever apply

Why 30% down in the example? Because it puts the LTV at 70%, under the 75% line, and the loan at $210,000, far under $1 million. On those numbers no reserves are required, so the gift only has to cover the down payment and the closing costs. At exactly 25% down you are at 75% LTV, which is not under the line.

The bigger down payment also lowers the payment, which raises your DSCR. Here is the same $300,000 house at three gift sizes, using Freddie Mac's 30 year fixed average of 7.24% from October 29, 2026 as a round reference rate. DSCR loans do not price off that survey, and these are not our rates, but it shows the direction.

Gifted down paymentLoan amountLTVPrincipal and interestReserves required?
$75,000 (25%)$225,00075%$1,533Can apply, LTV is not under 75%
$90,000 (30%)$210,00070%$1,431No
$120,000 (40%)$180,00060%$1,227No

Every extra $15,000 of gift in this example trims roughly $100 off the monthly principal and interest. Add property tax, insurance and any HOA, divide the rent by the total, and that is the ratio the lender will look at. On a gift funded deal, putting more of the gift into the down payment is often smarter than keeping it on the side, because it moves both the reserves line and the ratio at the same time.

How that compares

DSCR is not the only way to buy a rental, and it is fair to ask how the gift rules stack up against the alternatives. Our full breakdown of DSCR versus a conventional investment loan walks through the tradeoffs. On the gift question specifically, it comes down to this.

QuestionOur DSCR programs
Can 100% of the down payment be a gift?Yes
Can a gift pay closing costs?Yes
Can a gift count toward reserves?Yes
Do I need my own money in the deal?No minimum of your own
Do deposits need to be sourced or seasoned? No
Do I need to own my home or show rental history? No, first time investors allowed

If you would rather buy a home to live in and you are self employed, that is a different loan entirely. Our bank statement loans qualify on deposits instead of tax returns.

  • Property tax$250
  • Insurance$120

  • Total monthly payment (PITIA)$2,048

Illustrative only. This is not a quote, a rate, an approval or a commitment to lend. Default values are placeholders, not Pillar Mortgage Group rates or terms. DSCR here is monthly rent divided by principal and interest (or interest only), property tax, insurance and HOA dues. A lender sets the rent figure it uses from the appraisal and lease, and every loan is subject to underwriting.

The IRS side of a gift

The lender cares whether the money is a gift. The IRS cares how big it is. For 2026 the IRS lists the annual gift exclusion at $19,000 per recipient, and it says the person giving the gift is generally the one responsible for any gift tax, not you.

Going over $19,000 to one person in a year does not automatically mean tax is owed. It generally means the giver files a gift tax return, IRS Form 709, and the amount above the exclusion counts against their lifetime exclusion. The IRS lists the basic exclusion amount at $15,000,000 for 2026. Each giver gets their own $19,000 per recipient, so two parents giving to one child is a different picture than one parent giving alone.

Worth knowing: this is general information from the IRS, not tax advice. If the gift is large, or it comes from a business, a trust or someone outside the United States, have the giver talk to a CPA before the money moves. It is a ten minute conversation that saves a messy one later.

The IRS publishes these figures in its gift tax frequently asked questions and on its estate and gift tax update page.

How to set the gift up

Get the deal approved on paper first, then move the money. In that order, it is clean.

  1. Run the DSCR first. Use the calculator above with the real rent and a realistic payment. If the ratio does not work, the gift does not fix it.
  2. Pick the down payment on purpose. If the gift can stretch to an LTV under 75%, you clear the reserves line on loans under $1 million. That is usually worth it.
  3. Call us before the transfer. We will tell you exactly what the lender wants to see for the gift and how the money should move, so nothing has to be redone.
  4. Keep the paper trail simple. One transfer from the giver's account is easier to document than five small ones.
  5. Settle how you will hold title early. Tell us whose name goes on the deed before you sign the purchase contract, not after.

Gifts and your first rental

A gift is how a lot of first time investors get started, and the DSCR program terms are built for it. You do not need to own your primary residence, and you do not need a verification of rent (no VOR), so a renter buying a first rental with family money is a normal file, not an exception.

What we look at instead is the property and your credit. The rent and the payment set the ratio, and the gift sets how much of the purchase you are financing. If you are early in the process, start with the calculator, then send us one real listing. That one conversation usually answers more than a week of reading.

Where gift deals go wrong

Gift deals rarely fail on the gift. They fail on everything around it.

  • The gift is really a loan. If the money has to be paid back, it is not a gift, and calling it one on a loan file is a problem. If the plan is a partnership with repayment, tell us that up front. There may be a better structure.
  • The rent does not carry the payment. A big gift can lower the loan, but the property still has to qualify. We place DSCR loans with ratios as low as 0.50, and the ratio still has to be real.
  • The money moves at the last minute. A wire the day before closing is how good files get delayed. Plan the transfer with your lender, not around them.

A gift is also a strong way to start a portfolio and then grow it with the property's own equity. If that is the plan, read how investors use a DSCR cash out with no seasoning for the BRRRR method, and see how lenders calculate DSCR so you know what number to aim for. We place DSCR loans in 35 states, including our home state on our Arizona DSCR loan page, and our loan programs page lists everything else we do.

Honest caveat: a gift makes the cash part of a rental purchase easy. It does not make the investment safe. The person giving the money is taking a real risk on your behalf, and the rental still has vacancies, repairs and tenants. Run the numbers like it is your own money, because to the giver, it was.

Frequently asked questions

Can you use gift funds for a DSCR loan?

Yes. On Pillar Mortgage Group's DSCR programs a 100% gift is allowed. The gift can cover the down payment, the closing costs and the reserves, and you do not need a minimum contribution of your own.

Can gift money cover reserves on a DSCR loan?

Yes, gift funds can count toward reserves when reserves apply. On loans under $1 million with an LTV under 75%, no reserves are required at all.

Do gift funds need to be seasoned for a DSCR loan?

No. Our DSCR programs have no asset seasoning, no asset sourcing and no large deposit sourcing, so the gift does not have to sit in your account for months before closing.

Does the person giving me money for a rental owe gift tax?

Not necessarily. For 2026 the IRS lists the annual gift exclusion at $19,000 per recipient, and the giver is generally responsible for any gift tax. A larger gift generally means the giver files IRS Form 709 and the amount counts against their lifetime exclusion. Have the giver talk to a CPA for their situation.

Can a first time investor use a gift on a DSCR loan?

Yes. First time investors are allowed on our DSCR programs with no primary residence ownership and no rental history required, and a 100% gift can cover the down payment, closing costs and reserves.

Does a gift help my DSCR ratio?

Indirectly. A larger gifted down payment lowers the loan amount and the monthly payment, which raises the ratio of rent to payment. The property still has to qualify on its rent.
