Formula used

Loan amount (L) = Price × (100 minus Down %) ÷ 100

P&I (30 year fixed) = L × r × (1 + r)^360 ÷ ((1 + r)^360 minus 1), where r = annual rate ÷ 100 ÷ 12

P&I (40 year interest only) = L × r

PITIA = P&I + Tax ÷ 12 + Insurance ÷ 12 + HOA

DSCR = Monthly rent ÷ PITIA

Rent needed for a target DSCR = Target × PITIA

Short term rental rules in Wichita and Kansas City, Kansas

  • Wichita: Wichita requires an annual license for each dwelling unit operated as a short term rental. The license expires one year after issuance and does not transfer to another person or location. Owner occupied short term rentals are allowed by right in the listed residential districts, while non owner occupied units there need an Administrative Permit under Unified Zoning Code Section V.L. Wichita Unified Zoning Code Sec. V.L; Wichita Municipal Code short term rental licensing (wichita.gov)
  • Kansas City, Kansas: Every short term rental host (stays under 30 days) needs a Unified Government permit. The ordinance, effective June 1, 2023, sets separate processes for owner occupied and non owner occupied rentals and limits non owner occupied short term rentals to one per block. (wycokck.org)

City rules change. Confirm with the city and your HOA before you buy, and ask us how your lender counts short term rental income.

Property taxes

How Kansas taxes rental property

Taxes go straight into PITIA, so they move your ratio. Budget for the investor rate, since rentals usually do not get homestead treatment.

  • Assessment rate: Residential real property is assessed at 11.5% of appraised value. A home used as a rental is still classified residential at that rate. (ksrevenue.gov)
  • Statewide school levy exemption: For tax year 2024 and later, the first $75,000 of appraised value of property used for residential purposes is exempt from the statewide school property tax levied under K.S.A. 72-5142. The statute keys on residential use, not owner occupancy. K.S.A. 79-201x (ksrevisor.gov)
  • Revenue neutral rate: A city, county or other taxing district that wants to levy above its revenue neutral rate must publish notice, have the county clerk mail notice to each taxpayer, hold a public hearing between August 20 and September 20, and approve it by majority roll call vote at that hearing. If it skips those steps, the county clerk reduces the levy to the revenue neutral rate and overcollected taxes must be refunded. K.S.A. 79-2988 (ksrevisor.gov)

What makes Kansas different for rental investors

  • Kansas no longer charges a mortgage registration fee, which was repealed as of January 1, 2019. (ksrevisor.gov)
  • The Kansas City market straddles the state line; HUD sets one bistate FMR for the Kansas City MO KS area. (HUD)
  • Rent control is barred statewide, and rental homes are assessed at the same 11.5% residential rate as owner occupied homes. (ksrevisor.gov)
