Formula used

Loan amount (L) = Price × (100 minus Down %) ÷ 100

P&I (30 year fixed) = L × r × (1 + r)^360 ÷ ((1 + r)^360 minus 1), where r = annual rate ÷ 100 ÷ 12

P&I (40 year interest only) = L × r

PITIA = P&I + Tax ÷ 12 + Insurance ÷ 12 + HOA

DSCR = Monthly rent ÷ PITIA

Rent needed for a target DSCR = Target × PITIA

Property taxes

Property tax on a Texas investment property

Every dollar of tax raises the payment the rent has to cover. Here is how Texas assesses and taxes property.

  • Assessment: Local appraisal districts appraise all taxable property at market value as of January 1 and must reappraise at least once every three years. Texas has no state property tax. Local units set rates. (comptroller.texas.gov)
  • Homestead cap: Qualified residence homesteads: appraised value may not rise more than 10 percent per year. Investors do not get this on rental property. (comptroller.texas.gov)
  • Non homestead circuit breaker: Non homestead real property valued at $5,320,000 or less in 2026 gets a 20 percent cap on annual appraised value increases (plus new improvements) after one full year of ownership. The limitation expires December 31, 2026 unless extended. Tex. Tax Code 23.231 (comptroller.texas.gov)
Closing and foreclosure

Closing a rental in Texas: deeds, foreclosure and taxes

What to expect at the closing table in Texas, from the instrument you sign to the taxes on transfer.

  • Security instrument: Deed of trust (law.justia.com)
  • Foreclosure: Nonjudicial: sale under a power of sale in a deed of trust must be a public auction, with notice of sale at least 21 days before the sale by courthouse posting, county clerk filing and certified mail to each debtor. Tex. Prop. Code 51.002 (law.justia.com)
LLC and vesting

Closing a Texas rental in an LLC

What it costs to form and keep an LLC in good standing with the Texas Secretary of State.

  • Formation fee: $300. Certificate of formation for a Texas entity (Form 205 for an LLC) (direct.sos.state.tx.us)
  • Annual report fee: No fee. Texas has no Secretary of State annual report. LLCs file an annual franchise tax report with the Comptroller due May 15. Entities at or below the $2,650,000 no tax due threshold (2026 and 2027 reports) file only a Public Information Report or Ownership Information Report, with no fee. (comptroller.texas.gov)
Local angle

What makes Texas different for rental investors

  • Texas has no state property tax and no state personal income tax, so local appraisal districts and taxing units drive carrying costs, and investors should underwrite real local rates rather than statewide averages. The temporary 20 percent cap on non homestead appraisal increases expires at the end of 2026 unless extended. Major job centers in Houston, Dallas Fort Worth, San Antonio and Austin, plus large military installations, keep rental demand broad. (comptroller.texas.gov)
