Formula used

Loan amount (L) = Price × (100 minus Down %) ÷ 100

P&I (30 year fixed) = L × r × (1 + r)^360 ÷ ((1 + r)^360 minus 1), where r = annual rate ÷ 100 ÷ 12

P&I (40 year interest only) = L × r

PITIA = P&I + Tax ÷ 12 + Insurance ÷ 12 + HOA

DSCR = Monthly rent ÷ PITIA

Rent needed for a target DSCR = Target × PITIA

Property taxes

How Michigan taxes rental property

Taxes go straight into PITIA, so they move your ratio. Budget for the investor rate, since rentals usually do not get homestead treatment.

  • Assessment: Property is assessed at 50% of true cash value. Taxable value can rise each year by no more than the lesser of 5% or inflation, but uncaps after a transfer of ownership: the year after purchase, taxable value resets to state equalized value. MCL 211.27a (legislature.mi.gov)
  • Caps homestead: The Principal Residence Exemption exempts an owner's principal residence from local school operating millage up to 18 mills. Rental property is not the owner's principal residence, so investors generally pay the extra school operating mills. (michigan.gov)
  • Investor note: Because of uncapping, a buyer's tax bill can be materially higher than the seller's. Underwrite DSCR on the post sale taxable value. (legislature.mi.gov)
Closing and foreclosure

Michigan closing and foreclosure basics for investors

Who closes your loan, which security instrument you sign and what the state charges to record it.

  • Security instrument: Mortgage (legislature.mi.gov)

What makes Michigan different for rental investors

  • Michigan offers some of the lower entry prices among Great Lakes states, with demand tied to auto industry employment around Detroit and major universities in Ann Arbor and East Lansing. Investors should model the property tax jump that comes with uncapping and the loss of the principal residence exemption on a rental.
