Formula used

Loan amount (L) = Price × (100 minus Down %) ÷ 100

P&I (30 year fixed) = L × r × (1 + r)^360 ÷ ((1 + r)^360 minus 1), where r = annual rate ÷ 100 ÷ 12

P&I (40 year interest only) = L × r

PITIA = P&I + Tax ÷ 12 + Insurance ÷ 12 + HOA

DSCR = Monthly rent ÷ PITIA

Rent needed for a target DSCR = Target × PITIA

Short term rental rules in Louisville and Lexington

  • Louisville: Every STR must register annually with the Office of Planning ($250 per registration) and obtain a Revenue Commission tax number. (louisvilleky.gov)
  • Lexington: Operators need a Special Fees License ($200 first unit, $100 each additional, renewed annually), a Zoning Compliance Permit, a business license, and at least $1,000,000 liability insurance. Fines up to $500 a day for unlicensed operation. (lexingtonky.gov)

Property taxes

Property tax on a Kentucky investment property

Every dollar of tax raises the payment the rent has to cover. Here is how Kentucky assesses and taxes property.

  • Assessment: Local Property Valuation Administrators assess real property at fair cash value. All real property is subject to revaluation every year and must be physically inspected at least once every four years. (revenue.ky.gov)
  • Homestead: Homestead exemption is limited to owners age 65 or older or totally disabled. $49,100 for 2025 to 2026. Investors and rental property do not qualify. (revenue.ky.gov)
Closing and foreclosure

Kentucky closing and foreclosure basics for investors

The closing mechanics and transfer costs that land on a Kentucky settlement statement.

  • Security instrument: Mortgage (apps.legislature.ky.gov)
  • Foreclosure: Judicial. The court refers the case to a Master Commissioner, who conducts the judicial sale, generally within 90 days of the order. AOC 141S; KRS ch. 426 (kycourts.gov)
  • Transfer tax: $0.50 per $500 of value (about $1 per $1,000), paid by the grantor, collected by the county clerk at recording KRS 142.050 (apps.legislature.ky.gov)

Local angle

What makes Kentucky different for rental investors

  • Kentucky landlord rules depend on the city: the Uniform Residential Landlord and Tenant Act applies only where local government adopts it, so notice periods can differ across county lines. (apps.legislature.ky.gov)
  • Northern Kentucky sits inside the Cincinnati metro, and HUD sets one FMR across Ohio, Kentucky and Indiana for that area. (HUD)
  • Kentucky's two biggest cities treat short term rentals differently: Louisville requires a conditional use permit and spacing for non resident hosts, while Lexington runs a special fees license. (louisvilleky.gov)
