Formula used

Loan amount (L) = Price × (100 minus Down %) ÷ 100

P&I (30 year fixed) = L × r × (1 + r)^360 ÷ ((1 + r)^360 minus 1), where r = annual rate ÷ 100 ÷ 12

P&I (40 year interest only) = L × r

PITIA = P&I + Tax ÷ 12 + Insurance ÷ 12 + HOA

DSCR = Monthly rent ÷ PITIA

Rent needed for a target DSCR = Target × PITIA

Leases, deposits and notices in Montana

A DSCR loan underwrites the rent, so the rules that govern collecting it matter. Here is what Montana law says, with the statute for each.

Property taxes

Montana property taxes on a rental

Every dollar of tax raises the payment the rent has to cover. Here is how Montana assesses and taxes property.

  • Assessment: The Department of Revenue values all taxable property at 100% of market value. Counties apply levies to the taxable values. (revenue.mt.gov)
  • Caps homestead: Homesteads AND qualifying long term rentals get a reduced tiered rate: rented 28+ days at a time, 7+ months a year, as the tenant's residence, taxes current. LLCs and corporations qualify. 2026 rates: 0.76% on first $378,000 of market value, 0.90% to $756,000, 1.10% to $1,511,999, 1.90% above. Enrollment for tax year 2027 runs May 4 2026 to March 1 2027. (revenue.mt.gov)
  • Investor note: This is a real underwriting lever: an investor holding a long term rental must enroll to get the lower rate. A short term rental would not meet the 28 day rule. (revenue.mt.gov)
Closing and foreclosure

Closing a rental in Montana: deeds, foreclosure and taxes

Who closes your loan, which security instrument you sign and what the state charges to record it.

  • Security instrument: Trust indenture (deed of trust) under the Small Tract Financing Act for property of 40 acres or less. Mortgages also used. (mca.legmt.gov)
  • Foreclosure: Trust indentures may be foreclosed nonjudicially by advertisement and sale, or judicially at the beneficiary's option. MCA 71-1-304 (mca.legmt.gov)
  • Transfer taxes: None: the Montana Constitution bars the state or any local government from taxing the sale or transfer of real property. Mont. Const. Art. VIII, 17 (mca.legmt.gov)
LLC and vesting

Montana LLC costs and vesting

What it costs to form and keep an LLC in good standing with the Montana Secretary of State.

  • Formation fee: $35 Articles of Organization (plus $50 per series named in a series LLC) (sosmt.gov)
